I have been in hell for 7 months. From a unit not ready to the most noisy neighbors to being told no working shower isnt an emergency. There is no professionalism at the Avana Belmar office. All the way from maintenance to regional manager. I need help.

Greystar** is a slumlord**
If only I could give below 0 rating. GREYSTAR** shouldn’t be celebrated, they haven’t accomplished anything other than grift, steal, and climb to the top by charging excessive rents, and slashing maintenance costs with complete disregard for tenants’ safety and well-being.
This company is a slumlord in every sense of the word: nasty, passive aggressive staff, non-responsive, 0 accountability, deceptive practices, and they steal from everyone. It doesn’t matter if you pay on time, or whether you’re paying $500 or $5000, they’ll treat you like garbage with no exception. They don’t return security deposits, and if they do it’s never in full. You can find hundreds if not thousands of people complaining about the same exact issues. The only reason why there aren’t millions of complaints online, is that they make people sign NDA’s in exchange for any sort of settlement after weeks, if not months of arguments and/or litigation. Despite losing several major lawsuits spanning across 2022-2025, they haven’t changed a thing. I strongly suggest that you speak up for yourselves, know your rights under consumer protection laws, organize, contact local health departments and Attorney generals, file formal complaints, etc, but whatever you do, don’t give up and don’t expect things to change on their own, because they won’t. Look up local resources for tenants like pro-bono (free) guidance from volunteer attorneys or law students.
Godspeed!

Harassment
I moved into this apartment complex 2 weeks ago after escaping very extreme domestic violence, legal abuse, litigation abuse, extortion, and high level coercive control by my ex who is an attorney.
I signed the lease without seeing the apartment or the location of the apartment because I was in danger.
Once I saw the apartment I raised many concerns about the habitability and the location, realizing I had made a mistake. The property manager took this as a personal attack and a threat to his ego, informed me that he works for the mayor and knows all the domestic violence laws and everything is in compliance with my safety, denying my concerns about habitability and location. I tried to upgrade to a bigger apartment and for 6 days they told me bring this much money and you can move into the bigger apartment today, and i did that brought all my stuff from La and they said no we can’t do that today. So 6 days of lying and they never contacted me about the upgrade. They have lied about parking, telling me I have to park in illegal areas because they don’t have parking so I have no choice but to recieve a parking ticket everday until I over hear the staff telling a new tenant their parking number. And then the staff tells me oh yes we do have parking. They actively didn’t tell me many vital things that should be communicated, and when I reached out to communicate I was gaslit or told I’m too busy to talk to you. I have a medical condition where my body can’t regulate heat and the air conditioning here does not get cool enough for me to do that. I provided medical documentation. The property manager sent me a threatening message denying my reality, denying my medical condition, and staff told me it wasn’t a medical condition it was a preference. They are gaslighting, dehumanizing me, and forcing compliance.
I then bring in a large load of stuff from ikea. The staff just stares at me. I ask do you have a cart or anyone who can help me bring this stuff up and she says no in an offended rude judgemental voice. I then come back down to talk to her about my parking space and see two huge maintaince guys sitting around having fun talking with her. I said uhm don’t you think you could have asked maintenance to help me? She said uhm why would I do that for you and I said ok b*** and the property manager comes running out of his office and tells me I’m getting evicted.
He sends me and email saying I’m not allowed to be near the staff or communicate with any staff that works in the building. From now on the only person I can communicate is with him via email. If I communicate or go near anyone who works in the building I will get evicted. It’s feeling like extortion. I’m being controlled and threatened and I feel scared and paralyzed. He said in writing if you talk to anyone else in the building besides me I’ll evict you.
I am overheating I’m in a constant state of fight or flight this unit is inhabitable the property manager is abusing me. I have at least 6 parking tickets because they told me I have to park on the street but there was parking the here whole time. My car is just sitting there racking up parking tickets because the property manager is acting like a predator. I have a reported medical condition I cannot regulate heat and he won’t fix the ac. it doesn’t work right it’s way too hot I’ve been crying and dying in here overheating. Now he put a letter on my door saying I can no longer use flex pay or pay online. I can only pay in person to him. That is harassment. I moved in two weeks ago. The property manager is targeting me.
This is retaliation, harassment, intimidation, COERCION, discrimination, rent manipulation.

Run from Greystar a property management
Ever since Greystar took over management of the apartment complex at 3845 Frontier Parkway in Aubrey, Texas, living here has become extremely frustrating. The property has noticeably declined, and management appears unresponsive to ongoing issues within the community.
One major problem is the lack of enforcement of basic community rules. Trash is frequently left outside apartments well past pickup hours, and common areas are not being routinely monitored or maintained. It often feels like staff remain in the office instead of actively managing the property.
The community center has also become a serious concern. The doors and hinges were damaged months ago, leaving the locks broken and allowing unrestricted access. Despite these issues reportedly existing for around five months, repairs still have not been completed. Because of this, unsupervised adolescents who do not appear to live in the complex are regularly entering the facility and causing damage.
Another safety concern is that management frequently leaves the front office/community entrance unlocked after hours, allowing anyone from outside the property to walk in. Residents should not have to worry about basic security issues being ignored for this long.
I would strongly encourage anyone considering this property to carefully research current resident experiences before signing a lease. Management has been made aware of these concerns multiple times, yet little appears to have been done to resolve them.

They impose extremely high and
They impose extremely high and, in my experience, unreasonable lease‑termination fees. I had to relocate due to a parent’s declining health, and I was charged a $7,000 termination fee, which I either have to pay in full or allow to go to collections. This is by far the highest fee I have encountered in all my years of renting. Additionally, my rent for a one‑bedroom unit was $2,000, while a coworker in a comparable unit was paying $1,600. Despite multiple visits to the office, I was unable to get my neighbor to consistently pick up after their dog. The parking lot was frequently covered in ice due to lack of plowing, and the steps leading to the sidewalk were often icy and unsafe, making it difficult and hazardous for both me and my dog. On a positive note, the maintenance team was responsive. They did clean up the dog waste when I reported it, and the office staff were always kind and pleasant to work with.

I just recently moved into the Litho-Toronto, ON Canada
I just recently moved into the Litho. Toronto, ON Canada building (Greystar). I had a few minor maintenance issues that needed to be resolved. Gabe, from the building's maintenance crew resolved/fixed all of the issues. Upon resolving all of the issues on the work order, he also asked if there were any other maintenance issues he could help me with. Very thoughtful! Gabe, is most helpful, respectful of tenants and their homes (he even put on shoe covers when entering my unit), and he is very professional! Thank you Gabe for all of your help.

Greystar ruins good complexes
Greystar ruins good complexes. Broken payment portal, mystery utility charges, ghost office, ignored emails. Took over without notice — I'd have left. Run from Greystar. BBB complaint filed. Not recommended.
In have gone back and forth with these people to no resolve for ALL their mistakes in billing! The last BBB complaint I filed resulted in a couple thousand of dollars being returned to me….why because everything I told them to fix was not corrected and they owed me my money back just like I said over and over u to I gave up and filed a BBB complaint t!
This company needs to be banned from any complex!
I am currently month to month awaiting resolution to their FINANCIAL MISTAKES where they owe me money for over charging me for them same utilities…it’s May 2026, why the hell would I be charged Oct 2025,Nov 2025, Dec 2025, Jan 2026, Feb 2026, March 2026 when they have been paid with the rent for each of those months during those months?!!
They have law suites against them for their poor leasing management!

I took on Greystar and made them pay
Lived in a complex originally Greystar was not the management, took over one month before my lease was up. I had dealt with Greystar before so I was ready, took pics of everything, kitchen, stove, refrigerator etc. and all was time stamped showing clean empty apartment. I also took pic of keys and fobs, forwarding address etc. in the office and apprised the person of same as I knew Greystar’s tactics, she smarted off they wouldn’t do that. One month later got an email stating I waited an additional two days to give notice and not only wouldn’t receive my deposit bit also owed extra monies. I sent the pics and received I call I would get the deposit back. It never came and after an additional sixty days I filed a small claims complaint. Greystar started offering me these different amounts, less than deposit but finally offered me the whole amount which was three times the amount of deposit but I would have to sign an agreement that it was a mistake and agree to a gag order suppressing my first amendment rights to speak about same. I cracked up laughing and told them see you in Court. They hired a law firm which I am sure was on retainer but still get billed for hourly wages. This went on for months, even had to do open court mediation and I decided to dismiss without prejudice so I could take to a higher court. I have three months lefts to do so before statute ends and Greystar has sent me emails saying my deposit is ready etc. Regardless whether I file again or not they have had to pay out thousands of dollars and I am glad I went after them. If enough people do the same and take a stand Greystar’s will have to change or bankrupt one. Is it unbelievably a lot of work, yes, especially since I represented myself but I would do it all again and whose know maybe I will still file in a higher court for misconduct, bad faith etc. and own a piece of Greystar, keep fighting residents. I also contacted the Attorney General here in Charleston, SC (Greystar Headquarters) and they said nothing they could do, that it comes under landlord/tenant etc, seriously. Also forgot to mention their attorney filed a Motion to Dismiss (it was denied) but also filed an Answer and Defense, now claiming damages on what was a two day extension before vacating. Unreal numerous emails from the acne face attorney trying to intimidate me, saying I should speak with a competent attorney etc., it was too funny. Greystar is supposed to send a hard copy final statement through the mail and I never received same, even after filing my complaint and stating same. They sent several email statements, each one with a different amount (too funny, these idiots). The proposed settlement they did tender with the gag order and hold harmless was several pages, it look like I was buying the complex, ridiculous. Most of it threatening what all they would do to me if I spoke a negative word about them, can’t we say mafia. I still stress the importance of taking a stand, they manage at least 80 - 90% of the complexes in Charleston and surrounding areas. KEEP FIGHTING
June 10th, 2026 Around thirty days after I dismissed the small claims case the apartment complex started sending me emails as to how to return my deposit, either directly into my checking account or by mail. I have ignored these emails as I am waiting to see what happens when I vacate my now apartment ( yes Greystar’s took over four months after I moved in) in August, 2026. Today, date above, I received an email stating I owe $32.37 outstanding balance. I still intend on waiting for August before any further action but this just shows you how uninformed Greystar, their employees and the apartment complex are, can’t we say communicate. Anyway, I called the Greystar number on the email and told the woman who answered that I would be more than willing to have Greystar run up more attorney fees on this ridiculous $200 deposit. I also blame the Justice system, this is ridiculous there isn’t some sort of law or requirements with respect to Greystar’s actions and how far renters have to go. I guess I will fill you in more after August, September when they try and keep my deposit. Only problem is this time I put up a full month’s rent $1754 as a security deposit because Greystar initially was here.
