Their employees and managers have no customer service training outside of fake smiles and lying to you to get you out of the office. We were specifically lied to about billing in a major way. The INTERNET GOES OUT constantly. Multiple times a months for full days and sometimes weekends at a time. They regularly change the trash collection times and schedules. The apartments are CHEAPLY made and you can feel it from the barely laminated floors to the PAPER THIN WALLS you can hear everything through. If you have any other option for where to leave, go there. Outside of the maintenance staff, who are all good people, Prose Evergreen is a DISASTER I would avoid.

⭐ 1 Star — Extremely Disappointing Experience with Greystar
My experience with Greystar has been extremely disappointing, particularly when it comes to maintenance, customer service, and management attitude.
Maintenance issues are often handled poorly, and getting a simple issue resolved can require repeated follow-ups. What is even more frustrating is the arrogant and dismissive attitude shown by some of the management staff. As a resident, you expect basic courtesy and accountability, but unfortunately that has not been my experience.
Another major concern has been the sudden increase in maintenance/other charges without what I consider adequate communication or justification. Residents should not feel like unexpected charges can simply be imposed without transparency.
The most frustrating part is the referral bonus. I have been following up for four months regarding a referral bonus that is still not paid. Four months of repeated follow-ups for something that should have been handled routinely is completely unacceptable.
Overall, this has been a very poor resident experience. For a company managing people’s homes, I expected much better communication, professionalism, transparency, and accountability. Unfortunately, Greystar has fallen far short of those expectations.
Think twice before choosing a Greystar property. Once you become a resident, getting issues resolved can feel like an endless exercise in follow-up.

Our experience living at a…
Our experience living at a Greystar-managed property, Finisterra on Grove, has left us with an extremely negative impression of Greystar's management practices. The problems have not been limited to one incident. They have involved inspections, fines, rules we could not locate in our signed lease, parking changes, towing, repeated amenity issues, and poor responses when we raised legitimate concerns.
One major issue began with patio/porch inspections in April. Our patio/porch was inspected without advance notice to us, and violations and fines followed based on criteria regarding what residents were allowed to keep outside. Some of these specific requirements were communicated through management emails, yet we could not find them in our signed lease. Residents should not have to search through management emails to determine what can suddenly result in a fine.
Parking has also become increasingly frustrating. There used to be considerably more free resident parking, but after Greystar took over, numerous spaces became paid/reserved spaces. This reduced the amount of regular parking available to residents.
The worst experience was having one of our vehicles towed by Greystar's towing contractor, Maverick Towing. The vehicle had a valid Finisterra parking permit, was registered with the property, had current state registration, was operable, and was regularly driven. Management itself acknowledged in writing that the vehicle had a valid Finisterra permit.
Nevertheless, we were told that Maverick considered the vehicle "immobile/stored" because it allegedly had not moved. According to management, it was tagged on August 4 and towed on August 6. We did not see the alleged warning before the tow. The vehicle had in fact been driven only days earlier.
We had to pay $185 to recover a properly permitted vehicle. This was especially disruptive because the vehicle belonged to a wheelchair user and contained medical supplies. Recovering it required a lengthy trip and missing work. Despite disputing the tow and asking management to identify the specific rule justifying it and provide supporting evidence, Greystar refused to reimburse us.
We have also dealt with repeated gym/amenity closures, including closures lasting around two weeks at a time. Amenities are part of what residents pay for, and repeated extended closures add to the frustration when combined with everything else.
What has bothered us most is the overall pattern: rules and enforcement practices that have felt arbitrary, insufficient communication, fines and towing, reduced convenient parking, recurring amenity problems, and management responses that have not meaningfully resolved our concerns.
We understand that apartment communities need reasonable rules and parking enforcement. Our objection is not to reasonable enforcement. It is to residents being penalized under circumstances where the basis for that enforcement is unclear, disputed, or difficult to locate in the lease they actually signed.
Based on our experience at Finisterra on Grove, I would be extremely hesitant to rent another property managed by Greystar. Before signing at a Greystar property, I strongly recommend carefully reading every lease and addendum, keeping copies of management communications, documenting the condition and location of your vehicles, and keeping records of every interaction involving warnings, violations, or fines.

If I could give them 0 stars I would!
If I could give them 0 stars I would!
My son was in one of their buildings in Savannah (Ann Street Lofts). They decided to sell the building and everyone needed to vacate by June 30th of this year. We vacated by June 1st. Everything needed to be out of the apartment. Onsite management was useless. Regardless, we did what we could. A month later, we get a notice from a collection agency to say we owe utility charges for the month of May and June. I explained that the apartment had already been vacated for the month of June and we shouldn't be liable for June's charges. They said I needed to provide proof?!? There was no way to get in touch with the building at this time. I paid the balance because if I didn't it would impact my credit rating. I will never live in a Greystar building again!

Deep disregard for tenants, poor service and misleading advertising
Greystar took over our building in June and we are facing a lot of issues since then, in particular regarding new managment and positioning of our building - Parkside at Elephant & Castle. I encourage everyone to do their research, compare amenities and price in the area. Amenity package is not comparable to other buildings. All seating amenities are in one modest room which is shared with the leasing office and we often see them doing work and they leave their office doors open so all conversations and noise is in the area. Lounge is essentially a lobby repurposed with small areas that were given names. New management has covered whole amenity with opaque advertising blocking our lights fully, including the gym - over 90% of area is covered, without notifying residents. Building doesn't have conciegre, cinema room, dining room or anything of that sort but it is the same price as other buildings that do. We don't know who the staff is as we don't have anyone dedicated that was introduced to us, and everyone from before like Colin are gone. Asking prices have gone up from when Lendlease was in charge from 3100 in May/June to 3400 without material change to flats the moment they took over, so in less than 2 months a 9.5% increase. They are at this moment highest prices comparing to other buildings in this development that have better amenities (I've been tracking). Since takeover Parkside is advertised on Rightmove using advertising images of other properties and amenities we do not have. I find it all very confusing as a current tenant that planned to stay here for a long time. Our apartment has noise issues and we can hear neighbours walking above us. There is also noise from below that radiates in 'pipes' on certain days that we can hear but we were ok dealing with that under condition that we can have stable living post RRA without this type of corporate abuse. We were trapped in a lift for 90 minutes and nobody was informed about that despite maintenance coming to fix the lift and security guard finding us. Not sure how it never reached management, but it sets a tone about what you can expect as a tenant here. When we informed them of how we didn't even get a follow up they found a way to blame us for not informing them first and that they don't have any record of it. When we complained within their official process the answers we received were incorrect, incomplete and showed clear indication that they have no idea what building they bought and what it actually has. They are absolutely unprepared, uninformed and I am completely dishartened by this. At over 3000 pounds per month for an unfurnished 2br with barely any amenities, you would expect exceptional service, instead it's been a nightmare since they took over and I've had to spend days gathering evidence to correct their shady practices going to council, ASA and other bodies as well as their biased complaits process. I am so sad and upset as I planned to be in this flat for at least 3 years and would have never moved here if I knew it would be taken over by Greystar.

My daughter had a very positive experience at The Local Apts in San Marcos, TX, and I also had a wonderful experience working with Deanna and the Greystar team. Everyone was professional, responsive, empathetic, and incredibly easy to work with. I especially appreciated the prompt communication and the genuine care they showed throughout our experience. We are very grateful for the kindness and excellent customer service we received!

A warning to all service contractors.
A warning to all service contractors.. DO NOT DO SERVICE for this company unless paid prior to work done as you will unlikley get paid for work done and will get in a loop of delay tactics and filings and deferral of invoices to multiple people and companies to a frustation level of likley non payment. Two months of delay tactics and still no payment for work performed.

Living in one of properties at greenford quay, London highly recommend not to rent from here. Been living here for 8 months and the management just ignores the issues pointed out or try to avoid. Security lack of cleaning main issues compared to high rental
