After a year at Rosalia Verdae, Greenville SC, we had to leave. Management consistently overpromises and underdelivers. The 55+ community is more like an 85+ community. Management tries to come up with something to do for the elderly, like bingo, or wine or puzzles. Because of inequitable application of decision-making, residents have figured out it's easier to ask forgiveness than ask permission. Political postings and christian religious overtones abound, single resident parties of 30+ are allowed, perpetual reservation of limited tables for activities conducted by a few has not changed in a year, disapproval of attendance to activities by more than 4 nonresidents when requested by a reputible community group, and more. Management never asks or considers what the resident wants. All management decisions are plainly associated with a monetary bottom line and/or a fence erected by Greystar corporate.

look out if they cause damage to your personal property, they will not fix it.
An employee of theirs hit my vehicle with a golf cart while going the wrong way on a one-way street. They showed up at the scene and claimed that since we were on private property, they could do whatever they wanted and refused to take responsibility for the $4,000 (and counting) in damages. To make matters worse, they issued a seven-day notice threatening to evict us if we continued bringing up the incident.

Emotionally drained from this company
Horrible experience poor quality units and appliances, and very poor on-site management. The worst rental experience in my entire lifetime. There is no way to contact anyone above property onsite management if you have issues. Voicemails just loop at corporate contact numbers. I honestly am looking into legal counsel for emotional damage from this recent process and experience. DO NOT RENT from any GREYSTAR property in any state. You will regret it.

Hands down WORST management company
Hands down WORST management company. Bob (CEO) you have a special talent for running an absolutely poor team that will do anything and everything to frustrate tenants, congratulations.

We put a $500 deposit down on June 19th. We let them know the same day we would not be renting from them. Requested our refund 3 times. Still have not heard back. It's been over a month now. Will NEVER rent from them ever.

Channel Point Apartments
1-Star Yelp Review – Channel Point Apartments (Greystar Managed)
This is not housing. It’s a health hazard wrapped in palm trees.
Channel Point Apartments — once a peaceful community — has devolved into a drug-infested, overpriced college dorm masquerading as luxury housing. Our unit was relentlessly contaminated by secondhand drug smoke from nearby tenants, including what appeared to be methamphetamine. The chemical exposure triggered asthma attacks, chest pressure, heart palpitations, facial numbness, and neurological symptoms. And what did management do? Nothing.
In fact, Greystar’s on-site manager actively enabled the misconduct. Complaints were ignored. Violators were protected. And anyone who dared to document the issue — especially those who asserted their rights — was retaliated against.
The so-called “drug-free community” Greystar advertises is a sham. Channel Point is a public health crisis with a leasing office.
And let’s talk about the rent. Prices here aren’t determined by value or amenities — they’re dictated by RealPage, a rent-setting algorithm currently under federal antitrust investigation for price-fixing. This isn’t fair housing — it’s algorithmic extortion.
Meanwhile, instead of resolving tenant concerns, Channel Point weaponizes Kimball, Tirey & St. John LLP, a collection-agency-style law firm used not for compliance, but for intimidation. File a complaint about secondhand smoke or discrimination? You get a 3-Day Notice to Quit. It’s not just retaliatory — it’s corporate gaslighting in legal form.
We never used drugs. We paid rent on time. We expected to live in a safe and healthy environment — not to be silenced for reporting chemical exposure.
If you are thinking of renting here, think again.
You’ll be paying RealPage-inflated rent to live next to daily drug exposure — while management pretends it’s your imagination and prepares legal threats if you object.
Channel Point is not luxury housing. It’s a toxic liability cloaked in palm trees. A slum in a suit.

I am extremely disappointed with…everything!
I am extremely disappointed with greystar abd lack of responsiveness from them regarding our deposit. we were never given back our deposit despite numerous inquiries. The apartment complex that I reached out to is not giving us any information other than that they want me to contact greystar. I am confused how this company is in business for this long. they are awful. I will NEVER rent from them again and please if you are seeing mixed reviews any bad review is worth paying attention to.

We rent at the Reserve in Lake Jackson…
We rent at the Reserve in Lake Jackson and the Pool has been down for over a year. The office help just keep telling us that Greystar won't give them enough money to fix it properly. We have been there going on our 3rd year and rented there because of the the beautiful pool. We have on been able to be in the pool twice this year. This is a terrible and we are moving and will never rent from Greystar again. Actually thought about reaching out to an attorney over the lack of maintenance of the property.
