Paul, Marcus and the maintenance staff from Apex marathon in Nashville are diligent, hard-workers and don’t complain. They are overworked and have earned a substantial a raise. These men are deserving of more gratification. Please honor my review by showing them your appreciation for their services. You let the leasing staff off early with company events and they’re uninvited? That’s just wrong.

It was the last incentive, so I went for it,while in the parking lot of the car deaslership with the rep. I went for the airbag lite but came away with @$7K estimated bill and later several siblings diagnosed with major illnesses. I asked for a refund of the $500 community fee(for the pool, events, maintenance etc) since I now would not be able to move there. No was the answer from River Rock and Greystar management. Where is the compassion, it sounded like I was at a used car dealer. If you have a good product you can afford to be compassion, b/c you will get another $500 from the next renter that will live there. Why not refund my $500(the highest in the area) or a portion back, since I will not be living there and participating in any of the community, to use my $500 fee. It makes you wonder......... Life happens to us all and remember, we all need help at some point, it could be you next!!

The current property manager's behavior has become a serious concern for many residents. Rather than fostering a positive and respectful living environment, she contributes to tension and distrust within the community. Her approach to management is toxic and unprofessional. Instead of addressing residents' concerns in a constructive manner, she often resorts to blame-shifting, manipulation, and gossip. A common tactic she uses is to reverse the narrative—rather than taking responsibility for issues that occur under her watch, she diverts attention to damage or problems that existed before her tenure. While every manager inherits some challenges, the constant deflection and refusal to be accountable show a clear lack of leadership and maturity. It is disappointing to witness someone in a position of authority avoid responsibility by pointing fingers at the past, rather than working toward improvement and solutions. Moreover, her communication with residents is disrespectful and often inappropriate. Multiple individuals have experienced or witnessed her speaking ill of others in the community. She has violated the privacy of tenants by openly discussing residents’ personal issues or complaints with others. This type of behavior is not only unprofessional, it’s unethical. A property manager should be a trusted point of contact—someone who maintains confidentiality and works to support the well-being of the community, not spread rumors or create division. Unfortunately, her presence has had the opposite effect. Many residents feel uncomfortable approaching her with questions or concerns because they fear retaliation or being spoken about behind their backs. Instead of resolving issues or addressing maintenance needs promptly and respectfully, she often dismisses people or responds with an attitude that borders on hostility. It’s a shame to see someone earning a paycheck in a role that should be based on service, empathy, and responsibility, yet showing none of these qualities. Property management is more than just enforcing rules—it’s about building trust, ensuring safety, and maintaining a respectful community. When that trust is broken, it affects everyone. Good managers inspire cooperation and create a sense of security; poor managers sow discord and mistrust. Many residents are talking—not just about the state of the property, but about the kind of leadership they are forced to deal with. What could be a peaceful, thriving living environment has instead become a place where people feel unheard and disrespected. That is not acceptable. Several residents have even chosen to move out, not because of rent or property condition, but because of the toxic environment created by her dishonesty and constant interference in their lives. She uses backlash, intimidation, and anger as weapons—behaviors that have no place in community leadership. Her job should be to support, not sabotage. This level of misconduct has real consequences on people’s lives, peace of mind, and stability. She is unfit for the role, and action must be taken.

We stayed here for 2 years, no issues at all. Last two months we were there they upped our rent to $4600, parking doubled, fees doubled, forcing us to leave. Then after we left they kept 100% of our deposit and sent me a bill for added fees including a $450 deep cleaning fee on top of carpet and paint. When I contacted them I received no response, and later I get a collections for the amount owed. Ridiculous company with awful service! Don’t stay here

This post is forbthe Village At Gracy Farms. Since answering the phone is a hassle, Let's just air out all of the dirty laundry.... First off I have lived at many Greystar properties, more on the luxurious side. I have never experienced the incompetence and lack of service from any other locations that I have lived at. If you're planning on moving here please know that there is no security gates that works. The office staff doesn't update you when they will start working.l or update you on anything. This has been going on for well over a year. Car burglaries are common thing at this property, your Amazon packages come up missing, people firing off fireworks during the 4th on property. The trash bends are always over flowing in the mail station, yes the mail station that each office staff member walks by every morning. Let's not forget about the pest issue, this place has some damn big roaches. The front office staff must be a team of millennial because no one really cares about this property nor do they answer the phone. You literally have to walk up to the office and speak too someone. As for the up keep of the property the trash areas are always over flowing for days at a time. My wife & I have a dogs. We're responsible dog owners, we clean up after our dogs. Here at this property there is alot of irresponsible dog owners because everyday and everywhere you go, you see dog s*** on the sidewalks and in the grass and nothing is being done about any of the above listed issues. We made a mistake moving to this Greystar property and me & my wife can't wait to move out these slums. To whoever responds to these online reviews in the front office. Please don't make yourself or your corporation look anymore incompetence.

If I could give zero stars, I would. My experience with Greystar, particularly at The Casas Apartments in San Diego, has been filled with negligence, mismanagement, dishonesty, and discriminatory behavior. From the start, communication was poor and disrespectful. The management repeatedly ignored urgent tenant issues and misrepresented facts to cover their own mistakes. I was falsely accused of yelling at staff/maintenance, something that NEVER occurred. Instead of investigating or taking accountability, Greystar staff used this false claim to dismiss valid concerns, including their botched inspection, AND I was blamed for a scheduling error that was 100% their fault. Grant B., who replaced Aaron R. as my point of contact, failed to communicate clearly or professionally. Jennifer S., Ann C., Hillary S., and office assistant Jasmine all contributed to a pattern of dismissiveness, gaslighting and miscommunication. Then they hired on a poorly reviewed legal team to intimidate me with false notices and a false narrative - given by Casas/Greystar. Multiple emails were either ignored or responded to with incorrect or misleading information. When I attempted to escalate issues, I was directed to corporate, but even then, nothing was done. I attempted to reach "Bob" and others through Enterprise emails tied to Greystar's corporate structure, only to be met with silence. Leilani T. (general manager Casas), Malut E. (assistant manager Casas) and Gabby M. played HUGE roles in this failure to resolve long-standing problems with managment, coordination, billing, and communication breakdowns. Despite me fulfilling my responsibilities as a tenant-including rent payments and consistent communication/documentation - Greystar staff refused to treat me with the basic respect and professionalism tenants deserve. This conduct raises serious concerns about retaliation, discrimination, and failure to follow through with legally required housing procedures. If you're considering renting at a Greystar property-DO NOT. The company hides behind layers of mismanagement, vague email responses, and a culture of blame-shifting. My experience has been emotionally exhausting, financially threatening, and entirely preventable - if anyone at Greystar actually did their job.

If i could give it lower i would. Staff is awful from top to bottom. The rats at the dumpster (which there are plenty) would likely be more competent than the people I’ve had to deal with.
