I've been using Avail for a while now
I've been using Avail for a while now. It's a decent platform. Does that basics to help manage the rental lifestyle. I feel though that other platforms that I have explored have more advanced features and partnerships with other platforms that allow for things like coordinated maintenance. The biggest downside for me with Avail however is it does not allow me (as the landlord) to disallow partial payments on the platform.

Hi Justin,
Thanks for sharing your experience with Avail! We’re glad to hear the platform has been helpful, and we appreciate your feedback on where we can improve.
We understand the importance of continuous growth and have some exciting partnerships and developments coming soon. Your input is invaluable in shaping the future of Avail, so if there are specific features you’d like to see, we’d love to hear from you.
Regarding partial payments, we understand why the ability to disable them would be useful for many of our landlords. Currently, the feature is designed to offer flexibility—whether that’s tenants paying in multiple installments, using different payment methods, or landlords collecting from multiple tenants on the same lease. While this isn’t something we support at the moment, we’ve shared this feedback with our product team for future consideration.
In the meantime, if there’s something we can do to make your experience even better, our team is here to help!

Its important for tenants to know that…
Its important for tenants to know that a deposit that is scheduled to withdraw, say the 5th, will actually withdraw from your account the evening before. This caused problems throughout my lease. Their customer service was NOT helpful and I was charged fees from my bank for NSF, fees from my landlord for being late and an ADDITIONAL fee from Avail for nsf of 15$.

Hi Jordan,
We completely understand how frustrating it can be to have your payment withdrawn earlier than scheduled. It's frustrating for us too, especially when we have systems and processes in place to prevent this very thing from happening.
Payments begin processing at 2 pm CST on the business day prior to your scheduled withdrawal date. This is when we send your bank the instructions for the withdrawal, which specify the exact date that the funds should be pulled from your account, based on the withdrawal date you selected.
Unfortunately, banks don’t always follow these instructions as closely as we’d like, and we don’t have visibility into why this happens. We can only assume it's the result of an internal process on the bank's end. When a payment is scheduled late in the week, the bank may initiate an early withdrawal to avoid potential delays. Ultimately, this decision is made by the bank, not Avail.
All banks have their own processes and policies in place, so if you're finding that withdrawals are regularly occurring before your scheduled withdrawal date, our best advice is to reach back out to your bank for further clarification. If the representative you speak with isn't well-versed
in their processes, we recommend asking to speak with a supervisor who can go into greater detail.
We hope this helps to clarify, but please don't hesitate to reach back out if we can be of any further assistance with this or anything else.
Thank you for using Avail!

Overall positive but with frustrations
I really like the App and it has potential. The team is responsive and helps me with my questions. I have had a bit of trouble with collecting payments as they have them scheduled for the year 2027 or 2026 which is causing frustration as the needs of myself and my renter have changed since the beginning and it never seems to go as planned. Could be me, could be the app.
