On Aug 31st, when paying for my credit report, there was a blatant malfunction and I was charged twice. It's now Sep 4 and I've still not been refunded and despite going back and forth with customer service and showing screenshots of the double charge, they're still doing nothing. Unacceptable. It's a sign of an irresponsible company.

Avail markets well, but delivers poorly…and tries to convince you it is someone else’s fault!
I recently signed up to use Avail to simplify my overall rental management. I listed one property with them to see how it works, and was initially pleased with the ease of use in building a lease (this unit was already rented). But as I went into the payment portion it fell apart. What makes it worse is the Customer Support who I believe says what they need to in an attempt to appease.
My renter, who I know well, scheduled her first rent payment to be taken from her account on 8-31. On 8-31 Avail asks for information to prove the account and account owner, which was sent back on the same day, with a confirmation email that the info was received. Nothing happens after this, my renter checks her dashboard and it shows that her payment is now scheduled to come out of her account on 9-2, so she calls to tell me if this unknown delay. I check my portal and see that it won’t leave her account until 9-4 and will not be in my account until 9-10. No other info had been requested or shared by Avail. I call Customer Service and was advised that the payment is delayed a day for everyday the requested info is late…until ut is received, as they see on their end it hasn’t been submitted. I call my tenant who send a me the confirmation email from 8-31. So I call back and get a different Customer Service rep, who was nice, but stated some of the similar info the previous rep said, until u share that I have the confirmation email. She tells me that email is from a 3rd party verification company they use and it isn’t from Avail so it doesn’t matter much. She checks and says they received all info needed and the process to verify started on 8-31 and wasn’t completed yet. This is a different story from what was shared previously by the initial rep. But it now has been transferred to someone else and they have no idea when it will be completed or when I can expect the rent to be in my account.
This is the best they can do…say whatever is necessary to appease you and give you nothing. U am sure my Mortgage Company is going to laff and say it is ok to pay whenever I can! Do yourself a favor and avoid the headache and misinformation by doing business elsewhere. As I type this I am searching for another option before they pull the money from my tenants account because I know they will be full of all kinds of excuses/reasons why they can’t refund in a timely manner.

Hello,
We connected with you by phone to help clarify the verification review process and ACH timelines. We know receiving different explanations made it difficult to understand when the rent would reach your account. Verification and ACH processing are separate steps. We hope that we were able to give you a clearer picture of what to expect. Please let us know if you have any other questions.

Filling out the application via cell…
Filling out the application via cell phone is very cumbersome because when you have to enter the year you have to slide right one month at a time which absolutely makes no sense (2026-1958)!¿
My 2nd problem is that once I received my background check it all ended there with no further communication from either Avail or the Landlord. So I have absolutely no idea of my status. Even after trying to contact the future Landlord.
Response from AvailJul 22, 2026
Hi Victor,
Thank you for sharing your experience with us. We completely understand your frustration with the application process—scrolling month-by-month back through decades on a mobile screen is certainly not a smooth experience, and we appreciate your feedback on that date selector feature. We were relieved to confirm that you were ultimately able to complete and submit your application despite those hurdles, and we are so glad one of our customer care agents was able to step in and assist you along the way.
To help clarify how our service works, Avail provides the software platform used to submit applications and run screening reports, but the individual landlords and property managers are solely responsible for reviewing applications, communicating updates, and making final tenancy decisions. To help you get an update on where your application stands, we have followed up with you directly via email with the contact information for the property you applied to so you can reach out to them directly.
We wish you the best of luck with the listing and your search for your new home!

I have been trying to log into my account, and have been unable too. I have sent over everything they asked for, reset password about six times, and it's still telling me that the information is incorrect. I have someone that is ready to do an application, and I can't send it because I can not login in.
Response from AvailJul 20, 2026
Hi Tonika,
Thank you for reaching out and sharing your feedback. We completely understand how incredibly frustrating it must have been to experience those login loops and password reset hurdles, especially during a crucial moment when you had an applicant ready to move forward. We are so happy to see that the issue has been resolved and your listing is now officially published!
While we know these steps can be deeply inconvenient in the moment, verifying all users and listings through Avail is an essential part of keeping our community safe. This thorough verification process is crucial for preventing fraud and ensuring a secure, trustworthy marketplace for both landlords and tenants. We truly appreciate your patience and your understanding of why these security checks are so necessary.
We want to wish you the best of luck with your new listing. Please don't hesitate to reach out if you have any questions about the Avail site.

Landlord serious Misrepresentations
The platform allows communication between landlord and tenant with the landlord not responding to issues with no consequences! As well as ignoring valid issues and complaints of lease!!
suit filed to the Kervorkians! They should never lease in the future!!
San José, may 18th 2026.
Dear Mr. and Ms. Kevorkian,
I write regarding the numerous and serious issues arising from the tenancy of the
property known as La Villetta, currently leased by Mr. Ken Tanner and Ms. Wendi Kunin
Tanner.
Based on the information, documentation, photographs, written communications,
inspections, witness statements, and medical records currently available, the conduct
described by my clients constitute violations of Costa Rican civil law and may give rise
to legal actions for damages and other remedies before the Costa Rican courts.
Among other matters, my clients have documented:
1.- Active surveillance cameras and monitoring systems at the property
2.- Lack of disclosure concerning operational surveillance equipment directed toward
private and recreational areas
3.-Repeated deficiencies involving the pool system, including apparent mechanical
failures, leakage, inadequate maintenance conditions, and resistance to independent
inspection
4.- Undisclosed defects affecting habitability and peaceful enjoyment of the property,
including recurring refrigerator alarm disturbances caused by electrical interruptions
5.- Additional defective or unsafe property conditions; and
6.- Medical injuries and related expenses allegedly connected to the condition and
maintenance of the pool.
Regarding the surveillance system, my clients consider particularly serious the fact
that they were informed that the cameras were non-operational, while subsequently
discovering that the system appeared active and capable of monitoring areas
associated with my client’s private enjoyment of the property, including the pool and
bedroom window areas.
Under Costa Rican law, the protection of privacy and intimacy constitutes a legally
protected right. Consequently, the monitoring, recording, or surveillance of private
activities without proper disclosure or consent may constitute a violation of privacy
rights and could potentially give rise not only to civil liability, but also to criminal
implications associated with unlawful invasion of privacy and violation of intimacy
(“violación a la intimidad”), subject to investigation and sanction by the competent
authorities.
My clients further consider that the cumulative pattern of conduct, denials,
contradictions, and failures to adequately address reported conditions constitutes a
material breach of the lessor’s obligations under Costa Rican law and under the
principles of good faith governing contractual relationships.
Accordingly, and in light of the foregoing circumstances, my clients reject any attempt
to impose penalties, sanctions, fines, or economic charges associated with an early
departure from the property.
Specifically:
1. My clients shall not recognize nor pay any indemnification for alleged early
termination of the lease agreement.
2. My clients shall not accept contractual penalties, fines, or additional charges
arising from their decision to vacate the premises under the present
circumstances.
3. My clients expressly reserve all legal rights and actions available under Costa
Rican law, including but not limited to claims for damages, reimbursement of
expenses, privacy violations, material misrepresentation, breach of contractual
obligations, and any additional civil or criminal remedies that may correspond.
4. Any attempt to improperly retain sums as the guarantee deposit, beyond lawful
and properly justified amounts may also be challenged through the appropriate
judicial channels.
My clients are continuing to preserve all relevant evidence, including photographs,
written communications, inspection findings, invoices, receipts, witness
communications, and medical documentation, all of which may be presented in future
legal proceedings if necessary.
This letter is sent in good faith in an effort to clearly communicate my client’s legal
position and to encourage a reasonable resolution of this matter without the necessity
of litigation.
Sincerely,

Marketing not working
So far not real impressed I was able to input my property information, but so far have only received 2 responses in the lst couple weeks trying to rent it out. Seems the sources you post with are not popular in Idaho Falls.
Response from AvailMay 1, 2026
Hi Breanna,
We’re sorry to hear that you haven’t seen the volume of leads you were expecting for your property in Idaho Falls. We know how important it is to fill a vacancy quickly, and we’d like to help you get more eyes on your listing.
While Avail syndicates to over a dozen of the top rental sites (including Realtor.com, Redfin, and Rent.com), lead volume can sometimes be affected by local market trends or listing optimization. We’d love the chance to take a look at your listing and offer some tips—such as adjusting your photos or description—to help it stand out in your specific area.
Please reach out to our support team at [email protected] so we can troubleshoot this with you personally and help you find the right tenant!

Not for canadians
Tried to post my home for rent but was unable to complete the posting because verfication requires last 4 digits of social insurance number which I don’t have as a Canadian so unable to use the platform. Disappointing.
Response from AvailApr 23, 2026
Hi Jill,
Thank you for the feedback regarding your experience. We’re sorry for the frustration you encountered while listing your property. We are so sorry to hear that further clarity may not have been provided.
To clarify, Avail does support users who are either listing a U.S.-based property. There are some steps that have to be taken to verify the user’s identity, but there are a few options available. I have followed up via email so we can help you through the verification hurdle you encountered.
Please contact us at [email protected] if you are in need of further assistance.
