I was able to get my house rented out in no time. Faster than the property management that I hired to do it for me.

I've called twice requesting a returned call. Also, I've sent two email but you guys still withdrew from my account. I took my post down and sent an email with the reason.

Hi Mary Lou, Thank you for your feedback! We're sorry to hear that your experience with Avail hasn't been as seamless as we strive for it to be. We understand the importance of addressing your concerns promptly, and we're pleased to share that wait times have already improved significantly following recent changes. Today's average wait time was approximately 3:30 minutes, and we're committed to reducing that even further. We’re glad to see that your issue was ultimately resolved, and we're committed to making sure each interaction with our team is better than the last. Your feedback helps us get there, and we're incredibly grateful. Thank you for giving us the opportunity to make things right! If there's anything else we can assist with, please don't hesitate to reach out.

I tried several time to call and even requested a call back that did not come. This is unusual for Avail, I have had great experiences before this.

Hi Mark, Thank you for the thoughtful feedback! We completely understand how frustrating it must have been not to get the support you needed in those moments. In full transparency, there was a time when our team was stretched thin, and knowing we were limited in the support we could offer was frustrating for us, too. Please know that we are actively working on implementing some changes to better meet expectations going forward. Customers can now leave a voicemail or request a callback with the assurance that their call will be returned by the end of the day. We're also in the process of expanding our team to provide even faster, more reliable support, and expect to welcome at least five new agents in the coming weeks. I'm happy to share that these improvements are already making a difference, with our current wait time being 0 minutes! It may also help to know that the first week of the month is always our busiest time, as most rent payments are due on the first, leading to a surge in payment-related requests. Wait times typically return to normal as the week progresses and are usually shortest before 9:30 AM CST and after 3 PM CST. I know this doesn't give you back the time you lost, but I hope you consider giving us another shot so we can make it right!

Changed contact information in the posting without even notifying me. Directed potential clients through your website rather than to my contact.

Hi Pat, Thank you for your feedback. We completely understand how frustrating this situation must have been, and we hope we can help clarify. Avail does not retroactively modify listings or a landlord’s contact information. If this has happened, it’s definitely something we want to investigate. Please rest assured that our team would never make any changes like this without explicit consent from the landlord. If you’d like to reach out, we’d be happy to take a closer look and make sure everything is set up how you need it. You can reach us any time at avail.co/contact. Our team is here and happy to help!

I cannot change the rent payment due date because your system doesn’t allow it. As a result, I have to manage my bank balance carefully each month. What an inconvenience!
Response from AvailMar 6, 2025
Hi Kyle, Thank you for your feedback! We’d love to help clarify. Landlords can adjust rent payment due dates for individual charges or in bulk, so we want to better understand what might be happening in your case. If you were told otherwise or are running into issues, there may be some context we’re missing. Feel free to reach out, and our team will be happy to take another look and help get this sorted!

If you have more that one property and need rent payment report, you cant get a report for only that property. If you want to post an extra amount received above the normal rent, it won't let you post it for that month, you have to put it towards the next month. This makes tracking incorrect
Response from AvailMar 6, 2025
Hi Patricia, Thank you for taking the time to share this with us! We hear you and welcome any feedback that can help us improve. While these reports can't currently be filtered or sorted in-app, they're designed to be as customizable as possible. The report will be sent as a CSV file to your email and can be opened in Google Sheets or Excel for easier edits and filtering options. If you need assistance with this or have suggestions for additional improvements, our team is happy to help! For extra payments, the best approach is to either create a new charge for the additional amount or adjust the existing charge with a note for clarity. We encourage landlords and tenants to collaborate to ensure everything is properly tracked for both parties' records. We value your feedback and would love the opportunity to learn more about your specific needs. Our team is here and ready to assist whenever you need it!
