I truly hope this review helps others in their decision of buying into worldmark. We purchased our timeshare over 20 years ago for over $10,000. That's for 6000 credits. Dues keep going up. Policies keep changing. We have a difficult time booking time because they are over sold , then I find out that they may be booking a certain amount of their rooms to non members?! I really hope that isn't true. My main issue though is that if you remember our original purchase price of over $10,000. We have recently been looking into selling our timeshare because we don't/ can't use it. We found a place who will purchase or sell for us. Only to find out that some are selling for as little as 6000 points for $300! You can do the math. That's quite the profit margin in worldmarks side. I would be interested to know where all this money really goes. Since we have to pay dues and even housekeeping! If your looking at buying from worldmark do yourself a favor and look into Timeshare Angels first. Of course worldmark will tell you you have to buy from them for certain benefits, which isn't true. (whose making the money)? (Google it. It's not hard to find) and save yourself a lot of money. There are even people out there willing to rent out their points to you!

Having been an owner for over 20 years…
Having been an owner for over 20 years I am truly disappointed by the changes brought about by Wyndham. It used to be a vacation community built around the owners. That is no longer the case. What I have observed-
The resorts are oversold so it has become unlikely that we can get a reservation where we want. Even trying 13 months in advance does not help in many cases. The "Developer" (Wyndham) is simply overselling to increase their profits.
The maintenance dues have tripled since we bought our membership. This should not be due to new construction. The sales revenue from new memberships are to cover the capital costs of new properties. Maintenance dues are for maintaining existing properties. Again, this is caused by Wyhdham's practices of selling overpriced, low quality new developments to Worldmark.
It "used to be" that when you were late on your maintenance dues you would simply not be able t book new reservations and your existing reservations might be cancelled. With the new mentality at the board, they have instituted late fees, high interest charges and, best of all, sending owners to collections. Interestingly, the owner of the collection company is "a longtime American Resort Development Association (ARDA) Member and Trustee". The board has apparently decided to harass owners while enriching their buddy in the resort industry.

WM Horrible Business Practices
Places are nice, some better than others. What they suck at is their business practices, harassing attempts at sales pitches every time you stay at a resort. Not customer service oriented company. Sales oriented to the point I feel they try to harass owners so they walk away from timeshare and lose their investment. And chaching they keep your money for little return. I signed up for autopay of my maintenance dues, apparently some days after my dues were owed. Instead of noticing and giving me a courtesy call they sent me to collections. It is for these reasons I feel their actions are purposeful. Playing both side... marketing for money and hoping to benefit who those who decide to take as a loss!

WARNING: Never buy a Worldmark Timeshare
We sent this complaint letter regarding salespeople Rene Hope Jessie and Steven Lee from the Anaheim Worldmark. We also went it to the big wigs Brenda George, Michael Brown, Dave Halgren and John Monaweck. They refuse to respond and, in fact, blocked my email. Please read complain below:
“I have tried contacting Wyndham twice to no avail so I am writing in the hope that I get a response. We are no longer able to justify payments for our contract given our experiences over the last 4 years.
We first purchased in Anaheim, CA on 12/15/14. When we checked in at the resort, we were invited to a presentation. Renee Hope Jessie and Steven Lee were the sales people that talked to us.
The main reason we said yes after being there for hours and hours, was that we could travel anywhere we wanted, any time, including out of the states. Europe was the big selling point for me. The selling point for my husband, Nick, was that we could make good money off of it by renting it out and it would pay for itself. Neither ever happened.
We are paying a crazy amount of money for such little in return. We have gone on a total of 6 short 2-3 day trips but have put thousands upon thousands of dollars into it. On top of our monthly payments, maintenance fees and annual charge, we have had to spend even more money when booking a spot! We’ve come to realize that we can have a much better and longer vacation while spending much, much less on sites like Expedia.
They didn’t explain the fees clearly at all. We thought we just had a maintenance fee and the payments. They didn’t tell us we had the annual fee and the travelshare dues as well. And on top of that, we have had to pay about 60-100 bucks sometimes on stays. They made it seem like a dream come true. They wrote down a bunch of scribble on how purchasing this timeshare would cost less than normal hotels, food and drinks combined. Also they made it seem like it was very easy to travel the world, like Europe, yet it’s hard to book a stay in the neighborhood we live in.
Our second reason is the haggling. Not only do we get “really important” calls and voicemails to talk about our timeshare which are actually sales pitches, we get hassled into buying more points every time we’re at a Worldmark trying to enjoy a vacation as soon as we check in. For instance, my husband and I were celebrating our one-year anniversary in Big Bear when they asked us to go to a “class” for only 60 min. Not knowing exactly what it was, we said yes. We were in there for 4 hours being pressured into buying more points!! This was almost our entire anniversary trip. The guy trying to sell us said what he was doing would not affect our credit, but when we checked the next week, we had a hard inquiry from them! Since then, we said no to every presentation, which leaves a sour face on the staff (making the rest of our trip very uncomfortable). Why would we want to visit a place that hates us if we say no to giving them more money?
During those 4 hours in Big Bear, the guy trying to get us to open a credit line promised us $100 for our Anniversary dinner since it was taking a long time. In the end, because of technical difficulties, we didn’t get the credit line open. We asked for the $100 and he said he was only going to give it to us if we purchased more points.
All in all, we don’t feel that your product has lived up to the expectations we had after listening to your sales staff and fail to see how Wyndham can ask us to continue paying for a product they have not delivered. Kindly cancel our contract”

IF THERE WAS AN OPTION FOR 0 STARS…
IF THERE WAS AN OPTION FOR 0 STARS THATS WHAT I WOULD GIVE!
This company led me to believe all my travel dreams would be answered. I signed up in November 2019, and Its February.. I have yet to be able to use it. The Monthly dues come out at different times, even though they are supposed to come out on the 20th.
In January, i signed up for a promotion, and use a credit card (calling this credit card #1), if I paid an extra $15, I would be upgraded to a 2 bedroom, and get an 11,000 credit. AND I WOUDNT HAVE TO PAY FOR FEBRUARY! I happily agreed BUT this is when they also asked me to sign up for a credit card (#1). Everything up until this point was automatically drafted from my bank. I have nothing to build my credit, because I am lucky enough to have things paid off so i thought this would be a good adult decision. I WAS WRONG. My credit when I started was over 700, now its 500... You see when I signed up in November, they asked to run my credit IN CASE* i wanted the credit card then, I gave them my social (I know i know) and when they came back i told them NO! I DON'T WANT THE CARD! Here is my debit card, i will be making monthly payments. SOMEWHERE IN THAT THEY DECIDED TO OPEN A CREDIT CARD(calling this #2), WITHOUT MY CONSENT! I now have a $6000 limit card, which i have never seen, nor do I know the account number, or even have access too. They bank keeps calling, I have only received 1 letter telling me i am 3 months late, from January.... THIS DOESN'T ADD UP!
lets add to this list of complaints. when i agreed to the promotional credit card (#1) this is when my social security number was released and i now have credit fraud. Someone leaked my SS#. they are the only company to have my SS#!
I have called them about every other day for a month and a half. I have been transferred from their "owner care" to "financial/title loan" every time. Nobody will answer my questions. I have been told that Its in the contract on the flash drive and I signed for it. HOW CONVENIENT THAT ITS NOT IN THE FLASH DRIVE, AND THEY WONT SEND ME THE CONTRACT. They say that cant email it to me, even though it is scanned, and I have to wait 2 weeks now. I have been given at least 20 different numbers, and i have a list of names and every dept. i was transferred too! (also, they don't have the upgraded promotional contract)
remember when i said i wouldn't have to pay for February? Yeah my normal payments are $87 for installment, and $380 monthly. they charged me for February $473.44. and there is no reason why, even online it said next payment not due till March. I have asked for a Refund and they told me NO! said that they don't know why it did that but basically since i was going to pay in March, they wouldnt charge me the, and wed switch months.... UH NOOOOO! I want my money back.
Every time i call I talk for hours, its literally all i do when i get home from my job as a Teacher. They call at the most inconvenient hours, and I have told them I would call when i get home. One lady actually had the nerve to tell me "If this is such a pressing issue, you'd think youd make time to talk". I have never had such rude costumer service!
I have talked to Lawyers, they cant do anything without seeing the contract. I have talked to Timeshare cancelation places, pretty easy for them to be located all around Orlando, near the Wyndham Headquarters.
I cannot sell my timeshare, Because its so new, i still have to make payments while its listed. it could be over a year before it sells because nobody wants to pay $20k .

DO NOT MAKE MY MISTAKE
DO NOT MAKE MY MISTAKE! This is the worst company ever. They lie to you to get you to sign their contract and then you are stuck. The places we want to go are never available and the dues keep going up and up! If you are considering this company don’t! Run away!

This is my experience and personal…
This is my experience and personal opinion: I Bought into this useless garbage in 1996 bc my “former” spouse thought it was a “good” idea. What a scam! I have it now bc he tricked my lawyer during my divorce into accepting it as actual property and that it had an actual dollar value. My new spouse enjoyed the property (2004-2010) and fell for the “upgrade” and without me even having a job and after telling the sales person it would have to be under his name not mine they still signed it under me and gave me a contract that doesnt match the one I ended up having to request years later after noticing my promised payoff date wasnt met. The contract they sent me has my signature on a second page and not the one I signed. I cant get a hold of anyone that handles their scams, complaints, issues or concerns. Apparently you can only get their debt collectors and like someone else mentioned they call you and screw you without even checking to see if the payments pending. That happened this morning. Hence why I’m writing and even with paying off shady loan (something we had to use our savings on) they were still asking for $68.00.
As someone else mentioned in another post, the once nice properties are hard to get into. The once “let your friends and family enjoy your timeshare” selling point bs is suddenly gone. They change your contract and apply restrictions even though the original contract stated that would never happen.
Stay away from this scam! Take a close look at their sales reps and see if you see what I see. Save or invest the $1600.00 or more you’ll likely dish out a year to pay pmt, dues, fees, housekeeping... and buy a vacation property, new car, college education for your kids or motor home to travel in. They want to treat this like property so the person you pass it on to has to pay the yearly dues and fees hence your passing a bad debt onto someone else! This Again is my opinon and experience and for me this has been a waste of money and a true nightmare!
