I have had landmark for 15 months. In total i have had 4 plumbing claims..all fixed within 2-3 days of opening a claim.
HVAC unit claim opened...the heat is working intermittenly. Their contractor wrote up problem with compressor and txv switch. I have had this unit serviced 5 times its less than 10 years old...including this summer and landmark is denying any repairs because of sort of secondary damage?? They look for any reason to decline an expensive repair.

Customer service hangs up on you- no service providers
Agents consistently hang up on you. They don’t have people’s to service my area and have told me after 2 months of trying to go through their website and calling their agents and waiting for their vendor service- that I could find my own contractors but they have to pre approve the estimate. So I have to pay out of pocket for a service call to come out and give an estimate or multiple estimates if they choose to reject one or any of them- before I even get to see if land mark is ok with the service call. Meanwhile I’ve paid landmark up front just to get to this point and now have to pay the company’s to come out do estimates as well. Do yourself a favor- don’t use this company- not worth your money.

Landmark Home Warranty
Landmark Home Warranty,
Customer service is not a priority, problems started mid-February with an oven that was not working at my residence. We called to have our oven serviced/repaired through Landmark. They sent a service rep out who took a week to show up. When the service technician arrived he had the wrong part and we had to reschedule. This was Attempt #1 to have this issue, (issue #1) fixed.
Attempt #2 the same guy came out and he did not fix it, but reported back to Landmark that he had fixed the problem.
Attempt #3 the same guy came out yet again and still could not fix it, he stood in our kitchen you tubing how to fix it. He couldn’t even pull the oven out to trouble shoot, me and my father in-law had to do it for him yet we are paying him for the service. How is this ok? Is this really the service I am paying for?
I received a Voice mail from Nikki (Landmark REP) in late June stating that they have finally agreed to a payoff of $1,000 for the oven because it cannot be fixed. It has now been almost 6 MONTHS later, still with no oven. Am I supposed to purchase a new wall mounted oven for $1,000. They couldn’t fix or replace it with $1000.00 but I am supposed to? Looking on line for a replacement I found one for $3000.00 and that doesn’t include Tax or Installation.
Since I have not gotten any results talking to the call center I have asked to speak with a supervisor. When you call Landmark and ask to speak to a supervisor they state that they will leave a message for a supervisor to call and the supervisor will call you back in 24-48 hours. I have left 10-15 messages for a call back from a supervisor. Not one has called me back. This is unacceptable we had family in for Easter and could not cook dinner due to no oven, this was relayed to them but they didn't care. What company does not have supervisors available to help resolve problems? Since our oven has not worked since February we have resorted to the microwave or going out to dinner for the past 6 months. We have spent so much money on takeout have you ever tried cooking in a Microwave for a household of 8 people?
Moving forward to present day (7/27/2022), still have not received said check for the oven and still have not spoken to a supervisor.
I contacted Landmark on April 22, (issue #2) regarding needing service on my washer.
I contacted Landmark on May 13, (issue #3) regarding needing service on my Dryer at my fathers covered property.
Contacted Landmark regarding the service requests for issues number 2 and number 3 on May 23, May 25, talked to (Rose), Jun 6, talked to (Bella), Jun 14, Jun 27, regarding a washer and a dryer service request. Talked to a Mary Anne on Jun 27 was told that there was no ticket for a washing machine, only the dryer but it went to Scotts home services (the one who you tubed how to fix the oven) we stated several times we did not want him to come look at our stuff. Was told that if I didn’t want him out I would have to cancel the ticket and pay the service fee again. So now I have to go back to my bank and get proof that I did in fact pay the service fee for the washing machine, pay the service fee again because I didn’t want Scott’s home services at my house witch they continue to try and use. I have faithfully paid my monthly fees and have been trying since April 22 to have service conducted on my equipment with no luck as of 27 July we still have not had anyone come and look at the said washer or dryer,
July 5th
Made a Yelp Review and asked to have a supervisor contact me and I explained everything in the write up. (See Attached) No one reached put to me to fix the issues I have.
July 6th
Researched Landmarks web site and found a customer care e-mail address and sent an e-mail explaining everything again. Still no reply. (See Attached)
July 12th
(Issue #4) Called Landmark and made a service request to have my A/C unit fixed, it is freezing up. 5 Star Climate Control was assigned to come do the service. Service REP came out and said that everything looked fine. Open all vents. Unit froze again. Service REP stated he would be out in the morning.
July 13th
Waited all day no one showed up. Around 5 P.M. service REP came out (same one as before) tested the free-on and said it was fine to try it again.
July 14th
Service REP contacted me asking if the unit had frozen and it had. I replied it had.
can not provide all the details i have maxed out in space.

Landmark Home Warranty is a scam
Landmark Home Warranty is a scam, beware of them. Let me explain: I have had Landmark Home Warranty for almost 6 years now and have paid full amount due, yet I am being cheated out of what I should get in return. My water heater leaked, it is covered by my plan, but this dishonest so-called warranty company is practicing fraudulent actions to make me pay $1235.00 (almost 75% of the replacement cost).
Landmark Home Warranty collaborates with dishonest contractors to beef up bogus 'out-of-pocket' installation charges to avoid paying for the replacement. Bogus charges of $1235, that are absolutely not required, are quoted as out of pocket expenses and not covered by warranty. The false and bogus charges are about 75% of total cost of replacing my water heater (quoted by plumber). As a second option I am offered a cash hand out of $681, an amount that is merely 50% of any new 50 gallons water heater of same specification. I even asked to find me a new water heater for that amount! I will go pick it up and install it myself just tell me where and how I can buy a new 50 gallon water heater for the amount. Of course the fraudulent and dishonest excuse they made is that "only they can buy a new heater at this price and it cannot be given to me". Proves the scam in itself.
I am given 2 absolutely unfair options that are absolutely against our contract and absolutely unacceptable.
I do not agree with the bogus installation charges that their fraudulent contractor have quoted. I even offered to get an estimate from another contractor but I was refused because they only work with dishonest contractors that are their partner in this crime. Landmark Warranty Company is practicing absolutely dishonest and unfair business and it should be challenged and properly handled by authorities.

Always given the runaround by their…
Always given the runaround by their agents that are so difficult to understand due to the company using a call center in another country. Not worth the headache. This last incident occurred yesterday. I have some blockage in the main drain and no access to water or toilets. I called in an emergency and still waiting 24 hours later. I was told there wasn’t anything they can do. They aren’t willing to contact an emergency contractor. I could’ve gotten someone out here on my own dime and I wouldn’t have to spend $$$ on a 2 night stay at a hotel.

AC replacement
AC replacement. I have been working with Landmark for three months now on an issue involving our AC.
1. They had no service providers near my location.
(Find a contractor near your location)
Three separate contractors verified the unit needed to be replaced.
2. Landmark wants to talk to contractors. However, the contractors would hang up after 15 minutes on hold. They have a job to do.
3. Landmark knows this and keeps the contactors holding knowing they will hang up.
4. Can you provide the contact information on your closest service provider to me? I'll pay for the travel.
5. "I can only provide contact information on a provider near you. Since there are no contractors near you, I cannot provide this information

Landmark: Worst customer service in the industry
Step 1: Pay surprise $330 co-pay for water softener replacement, on top of your initial $700 home warranty, a $65 service call, then $65 again, and $65 once more for service calls.
Step 2: Spend 3 hours on hold, pay $65 then another $65 in service calls trying to figure out why your water softener is sitting in a puddle of water under your sink, your kitchen sink plumbing is leaking, your fridge water/ice doesn't work, and the power to your dishwasher and garbage disposal is dead.
Step 3: Send 5 unanswered emails, call once a week from March 2022 until June 2022, listening to easy jazz saxophone solos on hold for 45 minutes at a call center where no one understands you in English, no supervisor is available, and no management has an extension or email.
Step 4: Pay another $65 for a second opinion in order to get a repair done.
Step 5: Pay another $65 for a third opinion.
Step 6: Wait for the "authorization committee" to approve a work order.
Step 7: Wait another month. Call once a week, hold for 45 minutes, get disconnected, repeat.
Step 8: Wait for the "customer relations" department to approve your work order in "48 hours."
Step 9: Wait another two weeks, wait on hold for 45 minutes, explain the problem from the beginning every time, to a call center employee who is reading from a script and doesn't understand you.
Step 10: Learn that your water softener "isn't covered." Send a copy of your invoice and bank charges for the $330 you paid for the initial installation of the oh-so-covered water softener.
Step 11: Learn that you're not eligible for a "recall order" (aka repair) because it's been over 30 days since it was installed, so now it's "not covered."
Step 12: Laugh!
Step 13: Explain that you have lots of documentation showing every service call, invoice, phone call, email, and that you're prepared to resolve the matter in small claims court if they don't repair the system they covered and installed, which was done incorrectly.
Step 14: Finally get a work order.
Step 15: Wait some more while nothing happens and your water softener leaks more water into your cupboards.
Step 16: Build a time machine, go back and set fire to your $700 instead of giving it to Landmark for a home warranty you'll be ahead.

One of the worse experiences with a home warranty insurance. Reported AC never did they communicated their contractors did not served my area, until I called and had to wait 24-48 hrs from the second call.. 3 days later get a call from another contractor stating the same.
On the phone for over 30 min to file a claim..Please stay away from this insurance!!
