For all of you that have legitamate complaints about your Wyndham with your timeshare..like there are hundreds on this site. There is a mass arbitration in the works against Wyndham by lawyer Jay Kumar in Illinois. Please submit a claim with the below info I list here. I have an issue with the Finance Dept at Wyndham that has been an absolute joke of Wyndham staff promising to follow up on my issue and call me back. Not one person commited to answer and research my dispute. I made numerous calls and some calls I was transferred to a so called Customer Care department that was just a recorded survey and after answering the phone survey the line got disconnected. Others told me to contact or email me various departments that led to nowhere. And the bottom line as I have been an owner for 20 yrs and only owe $5000 on the whole account and they cancelled our summer reservations this summer because I am late on a few payments. We had a huge expense 2 yrs ago as our rent was about to be increased by $700 and we had to move from our apartment. So that is why we coukd not pay a few months of our loan. We' ve already paid $25,000 to friggin Wyndham and excuse me no one in Wyndham can research and resolve our dispute! That is unethical and just despicable and no one gives a shxx at Wyndham. The allure of vacation ownership quickly dissolved into frustration after a deceptive timeshare presentation with Wordmark by Wyndham in Las Vegas two years ago. What began as an innocent exchange—show tickets for attending a "90-minute presentation"—evolved into a three-hour ordeal of high-pressure sales tactics and misleading claims. The salespeople painted a rosy picture of property ownership, exclusive access, and financial investment. Reality proved starkly different. Rather than acquiring deeded real estate with appreciating value, we purchased a points-based system with significant limitations. Critical information was deliberately withheld, including perpetually increasing maintenance fees that would burden not only us but our heirs. Most disappointing was the practical uselessness of our purchase. Despite multiple attempts, we've been unable to secure reservations at any desirable locations, with availability consistently booked 6-12 months in advance. This renders our "vacation ownership" effectively worthless. The gulf between promise and reality is unconscionable. The presentation emphasized exclusivity, investment potential, and hassle-free vacations. Instead, we received mounting financial obligations, impossible booking scenarios, and the realization we'd been victims of carefully crafted half-truths. Timeshare companies rely on emotional decision-making and limited disclosure. Our experience serves as a warning to thoroughly investigate before signing any vacation ownership agreement.

Watch out for Wyndham Vacations and Worldmark by Wyndham, especially in Las Vegas. Don’t be lured in by “free” show tickets or excursions like we did. Now we are stuck in a money pit of a contract. These timeshare payments and volatile maintenance fees have become an unforeseen and significant financial burden that we simply cannot sustain. The presentation involved FIVE different salespeople who deliberately created confusion through contradictory narratives and high-pressure tactics. One claimed we were making a "fabulous real estate investment". Another pushed urgency, claiming the deal would "be gone forever by tomorrow". Others suggested we could start a side business with the rental points to offset costs. Each salesperson presented conflicting information and changed narratives, creating significant confusion about what we were purchasing. The opening presenter even claimed he had attended the same presentation as a prospective buyer before becoming an employee, stating he was initially determined not to purchase but changed his mind because "this new system was so amazing." He showed slides of his extended family's vacations to Australia and Hawaii, implying all expenses except airfare and food would be covered by points, which we now know is false. We have been completely unsuccessful at booking any vacation despite multiple attempts. The salespeople misrepresented the booking process as being "as simple as booking on Orbitz or Travelocity," which is false. We have totally been taken advantage of and now our retirement is marred by unreasonable costs vs. affordable “life changing adventures”. They will say it is the buyer’s remorse, which is correct, but the remorse is falling for their lies.

Our experience with Worldmark by Wyndham began with what was promised as a 90-minute timeshare presentation but turned into a 4-hour high-pressure sales marathon. Despite declining five times, we were subjected to aggressive tactics by multiple sales representatives. The sales team, led by "Cap'n K" and manager Johnny, made numerous misrepresentations during their pitch. They promised access to Hyatt, Margaritaville, and Marriott properties, guaranteed 90% booking availability, and assured us maintenance fees hadn't increased in 5 years (they increased within 3 months). They also promoted the ability to rent out vacations for profit, which we later discovered had severe restrictions, and promised full RCI access that turned out to be limited to a restricted Wyndham portal. The contract signing was rushed via Zoom with inadequate disclosure of terms. We weren't properly informed about cancellation rights or provided a physical contract copy at signing. A second DocuSign contract was required later without explanation. The post-purchase reality has been completely different from what was represented, with constant difficulty making reservations, points that don't equate to promised vacation time, blocked dates, limited availability, and restricted RCI access. Our promised sales contact, Cap'n K, is completely unresponsive to our attempts to reach her. The sales pitch deliberately mischaracterized this as a real estate investment rather than a points-based timeshare, emphasizing supposed buyback opportunities and rental income potential. These claims proved misleading or false. We're now stuck with monthly mortgage payments and increasing maintenance fees for a timeshare that was grossly misrepresented. Most concerning is the undisclosed perpetual obligation that passes on to our children. The company's deceptive practices have caused significant financial burden and emotional distress.

Before signing the contract, the sales people and the manager, gave me their phone # ,and emails, text and email, us anytime and we'll get back to us by 4:00, that same day. YOU WILL NEVER GET A RESPONE BACK FROM THEM, it like your getting the silent treatment. THEY KNOW YOU HAVE BEEN HAD BY WYNDHAM. Beware of all their lies . Greg G

Stay away from Wyndham and their scams. We have encountered multiple issues since signing the contract. Contrary to the promises made, we have found that the dates we wish to travel are always unavailable, and we have faced difficulty planning vacations that meet our needs. For instance, we booked a trip for my birthday in February 2024 through RCI, and we had to pay out-of-pocket for the hotel, even though we expected our points to cover the cost for a 5-day stay. Before that in June 2023, we were contacted by phone to upgrade our timeshare when all we really needed was Wyndhams help in resolving our issues with availability and flexibility. Instead, we received an email telling us to transfer 278,000 points to RCI, or else they would expire.  We were under significant pressure to sign the contract with no time to ensure that this was the right commitment for us, and we ended up committing to a package that didn’t live up to the bells and whistles of the presentation. Take this as a warning.

We recently reached out to Wyndham about our experience centered around what ranges between blatant misrepresentation to outright fraudulent behavior. We outlined how this “relationship” has been fraught with sales tactics misrepresenting upgrade costs as "nothing," making false promises about reducing maintenance fees, creating artificial urgency with claims about being "grandfathered" into special programs, and presenting fictional deadlines for exclusive offers. This was followed by contradictory handling of rental rights: while the ability to rent points was consistently used as a selling point during sales presentations, we were repeatedly pulled aside and instructed not to mention renting during the contract signing process. Keep in mind that we have a 20-year relationship with them and have spent over $750,000. So, one would think that they would at least stick to the issues as presented; they are quite serious in our view. Instead, they responded to us, accusing us of working with 3rd party. Even if we knew what they are referring to, we fail to see how it is relevant. While we have created cherished family memories through our timeshare, the persistent misrepresentation, constant attendance at owner updates and financial burden should be what the public should beware of.

My parents have a timeshare through Wyndham and let me use their timeshare points for a 4 night stay at a Wyndham resort in Orlando. Upon check in they told my boyfriend and I that since we were guest of VIP Wyndham timeshare owners we could get a free gift and asked us which gift we would like then told us we needed to sign up for a presentation time for a 90 minute meeting and then they would give us our gift. The presentation took close to 3 hours and the sales people were very pushy. We had a total of 4 people visit our table trying to force us to sign up for our own timeshare. The sales people were overly pushy and vague about what you are really signing up for. It felt like emotional torture to the point that I would never want to sign up for anything through them for their deceptive and pushy sales tactics. I would give a negative amount of stars if I could for the time they wasted and the gift we got is kind of useless as well. The dining cards are more like coupons you can use to get some money off if you spend a set amount of money. It also isn't good at very many places. Overall terrible experience and I would not recommend anyone signing up for a timeshare through them.
