Absolute waste of my time. They advertise 3.99 % interest rate with up to $10,000 towards closing. I drove four hours to Kyle, Tx., with my son, that I was purchasing the house for, and they gave me an estimate of my monthly mortgage with the 3.99% interest rate, knowing it was for my son. Came home and filled out all the paperwork and they hit me with 5.5% to 6% interest rate because the house was not my primary residence and was for my son, which they knew the day I drove up there. Then they volunteered to help me buy down the interest rate but recanted on the closing costs. Worse than a car dealership.

Lennar home purchase CANCELLED due to…
Lennar home purchase CANCELLED due to dishonesty! Potential home purchase in Solterra-Mesquite, TX 75181 September 2024.
This builder is not upfront/transparent about true cost to buy in this community. I’m here to tell you do your own due diligence and have everything in writing regarding your ENTIRE cost. You can ask over and over and you will not get an answer. I found out about a fee that they never mentioned, but you will be blindsided at closing with more added to your monthly payment. The fee is a PID assessment tax. I found out about this fee from another builder. I was furious that my Salesman had not disclosed. I called them out on it. By this time, we had already given them the Earnest money of $2,500 that they will not return. We are an elderly couple. I’m a 100% disabled Veteran. I have bought homes in the past, but have never dealt with this type of situation in not getting answers, just No COMMUNICATION. This was our last chance at buying a new home, but I can’t deal with dishonesty. Just to give you an idea of how the PID is assessed, since this is a new development that you as a homeowner will be expected to pay over the life of your mortgage which is generally 30 years. So as an example, you buy a $400,000 home and the PID Is approximately 1% of the home value. So this was calculated for us that we were unaware of for a timeframe of 29 years, they were adding an additional $102,960 to our loan amount. I could not get this figure from my salesman. I had to reach out to the loan officer to even get an amount. How sad is that. End result, that home would cost $502,960.00, which is Calculated to a higher house payment each month and the home is not worth that amount. They don’t want to tell you about this fee, as most would walk away as we did. We liked the home, the lot etc… but not the additional cost that we just happened to find out about and the lack of communication with this builder and salesman was just horrible. I reported them to the BBB when they refused to return our $2,500. So if you buy in this community, just know you will have to pay this additional assessment tax!

Jonathan Bravenec is a Liar
Buying a Lennar home is the biggest mistake of my life. Our paint literally slides off the bathroom walls and comes off if touched with a damp hand. Our bathroom hardwear fell off the walls. Our ceiling was mudded incorrectly and looks streaky.
One of the employs who was supposed to come out and help mocked my husband, who is a 100% disabled veteran and uses a cane, saying he used his "disability as a crutch". Jonathan Bravenec promised to make this better, letting us hire our own crew to fix the paint, but turned out to be the biggest liar here. I have had better service buying a $7k used car than Bravenec gave. Whatever you do, don't buy here. They are disrespectful, unhelpful liars.

Manipulating the market in the wrong way
I wish there is zero star. This review is based in WA state, Monore area. What a arrogant, mockery person they appointmented as a sales person who makes fun at the people and disrespect the people. Since they have more buyers and people, they are in demand it does not mean that they should not insult others who is sticking on their initial offer. Also, nor sure why no one is raising their voice but they are doing marketing cheap tricks by raising the home purchase value and then giving incentives to people. They are manipulating the market and kind of cheating appraisal system shows the all their other homes which were sold for high prices (with incentives) and making a scene that they are sold for higher prices but technically not. I am super surprised why people are buying homes there, since people are buying in high prices, they keep raising the home values and making wrong business there. I think people should stop buying Lennar homes. This is genuine review.

Deposit money not refunded
We considered purchasing a home in Rancho Cordova, CA but ended up backing out due to contingency on the closing of my condo. I have written communication my $10,000 deposit would be fully refunded at any time. It's now going on over 40 days and we still have yet to send us a check even though they assured us it was in the mail. My wife is due with our child on November 12th and this stress this has caused her hopefully doesn't effect our child. Danelle Sherman, Area Sales Manager with Lennar Homes of California, LLC - Sacramento has been lazy to respond and when she does, she tells us lies. Looks like we'll have to take it up with legal as this us unacceptable.

I wish there could be 0 star in…
I wish there could be 0 star in ratings. Lennar is such useless builders across states. I have my 20k earnest money deposit in Tracy hills, CA - due to higher rates and lender being not prompt was not able to close the deal time. Few issues to be listed from there end which made us lost the house 1. They had their PG&E coming 15 days late as expected date which made my lender put my file on back burner at the end.
2. Their properties are very poor when vines to painting, cabinets lot of stains in the wooden floor - when asked to repaint them they said it would be done after move in.
3. At this point of time lender became lazy and never wanted to reduce rate of interest - meanwhile lennar is happy and wanted to keep the house by charging 322$ per day including weekdays.
4. We lost interest in chasing people and wanted to with draw .
5. Lennar doesn’t wanted to return 20k deposit. They have many rules for mediation, arbitration and small claims but still they are sticking one statement saying we can cancel and seeker keep the deposits.
6. It is very ridiculous process - I felt part of their game plan to have a lottery system to select the lot , buyer gets excited waiting for the house and meanwhile they can delay how many ever days they want and did not want to wait for or give second option for buyer just yo keep the 20k deposit and put the house back and increase the price.
PEOPLE who ever is buying now atleast in Tracy hills, CA just back out for Gods sake. They are big time cheaters and all their sales agents are liars

I visited Lennar Timber Ridge in…
I visited Lennar Timber Ridge in Douglasville, GA on Sept 23, 2024. I was stopped by a man in a truck who said I was tresspassing. He threatened to call the police and “faked” dial Why? He was angry. Very angry. I do not know why.. He would not give me his name. I emailed the LENNAR Executives (all of them) FIVE TIMES over the past two weeks with NO response, complaining about their employee.
The unnamed employee threatened me. He was very angry; Lennar is selling homes on the property so walking on the property is clearly NOT forbidden.
The man who stopped me should be fired. And the Lennar Senior Executives ... who knows. They never responded to any of my emails, so I guess they don't care. And given the 80% very negative reviews on Trustpilot, I guess the best I can do is warn others.
I watched the houses being built. I spoke to the on-site agent who told me that "Everything is Included!" Then pointed out that the refrigerator is NOT included. I do not know what else is NOT included. I suggested Lennar should change it's ad to: "ALMOST everything included." Foundation walls are an estimated 4 inches wide. Mine is 12” inches wide.
Conclusion? Do NOT buy from Lennar. Buy local. You will do better. You will get MUCH more for your money, And the people you will deal with will be calm and HONEST! You are WARNED!

Do not purchase anything from Lennar!
Me and my fiancé are dealing with the hardest and most stressful closing in our lives. The delays on fixing the damages done inside the home and the stains and paintless walls really disappointed us. There are zero communications, and they are constantly emailing us through separate emails, and we have to keep track of each and every one of them to understand where we are at as new home buyers. Our lender was through Lennar as like everyone has said they gave us an additional 15k in closing and our rate is at 5.75 which is great, but our lender has changed our closing costs 3 separate times. First time was 8500, second time went to 9100, then the final time has gone to 14000. Our earnest money we dropped as a 5k deposit that now they have taken from us and are now stating that they do not have any documentations on where all our funds are coming from and right now are telling us we have zero assets on any of our money we have in our account making it more than likely that we are not going to close with Lennar and will never have any part in what they do ever again. Our lender made it so complicated and so aggravating. He told us if we have any large amount of cash that we have stowed away to deposit it and that is what we did. Now they are saying that our money has zero assets and documentations that our best shot is to get a gift of a loan of $15k from one of our relatives to close the costs. We are super upset, and we will not finalize this with Lennar. This newly construction home is in Catawba, NC. Please just stay away from these people as they will stall and waste your time and steal your money. Our closing coordinator has yet to email or call us after she stood us up on our walkthrough and made lies saying our appointment was at 1pm when we clearly have her email sent to us saying 9am! Never again Lennar. I will spread the word about how uncoordinated and unprofessional you people are. I also contacted Lennar homeowner insurance and nothing from their phone. I emailed and asked about my approval and yet nothing! I do not know but if you live anywhere in NC or SC do not buy any of their homes do to their lack of communication and lack of quality in their homes. We went to our walkthrough and found about 40 nails all aligned on the driveway waiting to puncture tires. Nails sticking out of the walls and nails sticking upright on every single steps. Their reasoning to it is that, "it holds the carpet from shifting"? Like really, with a nail sticking up that could possibly hurt someone? I do not know anymore, I am still waiting on Lennars cooridinator to contact me back and my loan officer and yet crickets from them.
