They sell their model houses well but when it comes to delivering, you will be left with a poor replica with ongoing problems and deficiencies. We closed with a pool looking like a Pond as it wasnt even connected, the garden flooded as the drain wasnt working, many cracked roof tiles, shower doors not fitting, doors not locking, poor workmanship, leaking taps etc etc. Not just the cosmetics that most people would take with a new home which were numerous and on top. Effectively they will force you to close with a house that could do with 4 more weeks of finishing and checks only for you to have to deal with the problems. Then they expect you to wait in for literally about 50 x 4 hour windows for all the problems to very slowly be addressed. Almost like living on a worksite. Many large and many small problems. They talk a good game even post closing but these departments are full of the poorly skilled people with no customer service skills, no ability and no professionalism. DONT BE FOOLED BY THE SALES PITCH. They are just a very large bunch of cowboys.

I bought a new house from Lennar Cedar Pointe. I have never had any problems from the very beginning, we bought it with great pleasure, we are very pleased, of course there may be some minor deficiencies, but they are always helpful, I recommend it to those who are considering it, we would also like to thank the Real Deal team and especially Mr. Cem, if we have the opportunity we intend to buy a second house, and hopefully we will.

DO NOT BUY FROM LENNAR IN COLONIAL HERITAGE, WILLIAMSBURG, VA. I agreed to have Lennar build a detached house on April 22, 2023 and deposited $10,000. The November 2023 contract specified delivery by May 1, 2024, although the exculpatory language gave Lennar months beyond that date to finish my house. I was told emphatically that there were at least five potential buyers of the lot and house for which I had contracted to be built with the clear implication that they would have no trouble selling it immediately should I decide to cancel. I checked with Lennar regularly from November 2023 when I selected the various options for the interior of the house about finish dates. They continued to tell me May 2024. I moved from CO to VA on May 1 and stayed in an Airbnb. I checked on the progress regularly but the date continued to be stretched into the future. Lennar made numerous "mis-communications." Suffice it to say there were numerous omissions of facts in the process. In August they sent me an email claiming that the construction delays were beyond their control, citing that the water lines on the street had not been installed. I had visited the site numerous times in the preceding three plus months and witnessed Lennar activating irrigation systems and using sprinklers on newly installed sod since June with no visible external water tanks. The water lines had apparently been installed since June, if not earlier. At that point it was clear to me that I was not getting accurate information so I opted to buy an existing house and not do business with Lennar. Lennar apparently sold the house within a day of my cancellation according to my realtor. THEY REFUSED TO RETURN MY DEPOSIT. They were not harmed at all by their delay in finishing my house but I had to live in an Airbnb for over three months waiting in vain for its completion. I was harmed, but of course they have a building full of attorneys to make it costly and very difficult for people in my position to get fair treatment.

Worst home buying experience we have ever had. They pushed to throw the house together so they could get a quarterly bonus for themselves. It wasn’t even finished by inspection time. We decided not to buy the heap of junk and they turned on us like wild animals. Wouldn’t give us our 3,000 back either. RUN!!!

Highly recommend staying away from this builder. They intentionally keep items you identify in blue tape walks out of their report so they are not accountable to repair and close the items. Our entire house flickers and lights dim when you turn on a vacuum or blow dryer and Lennar warranty keeps stating ‘this is normal’. After hiring an electrician and having city utilities out here it has been determined it is wiring in the walls that is causing the issue. Every single outlet in our home causes the same issue. Our grout that is supposed to be white is red because the contractor and PM did not protect the floor or clean the floors during construction. We had water damage in 4 rooms at blue tape because ‘their cleaning crew used too much water’. All of our walls have cracked in the corners 1 month into living here. One exterior spigot has zero pressure, the other has too much pressure. The hvac is not ducted properly. The thermostat reads 69 degrees, the master bedroom is 75 degrees and the guest room is 74 degrees. They left trim completely raw and unpainted. Repairs from the blue tape walk were made worse than the original complaint. We have dead switches that go to nothing and control nothing and again their warranty company continues to say ‘sorry, can’t help’ Rewiring an entire house a month into living here is NOT a new owner issue. This is a builder issue for shoddy work. Avoid them at all costs!!!

This company has no employees who take ownership and blame individual departments for their failure. Every interaction I've had could be a better customer experience. You can feel that you're dealing with a large company that doesn't have a feel for its customers. You get the knowledge that you're just another number on their list that they are checking. I suggest avoiding doing business with this company. Other builders out there are worth your business. I was scheduled today to do an inspection and hired a professional inspector to do the job. When we arrived on site, the electrician was still running wires, and the appliances were not even installed. When I asked, the warranty team onsite had zero sympathies and was advised we could still come in. What a joke! Who does an inspection without the whole electrical wiring being completed and appliances and other stuff still missing? Again, no one cares about their customer, and they blame other internal groups for the fallout. It's very frustrating when you've given them another chance for a previous issue, and you see that no one takes it but heart, and they say moving forward, we'll make sure it will not happen again. Still trying to figure out what this feedback will do, but if you're on a housing market, avoid this builder.

I had issue with my fence leaning I called Lennar Warranty and spoke with Agent Maina who was very excellent, she was very knowledgeable about my situation and showed quality and concern. She made sure to keep intouch with while the process was going until the end. She found reputable people to fix my fence who did quality work and gave me step by step of the work they were doing. I really appreciate the support Maina gave me and the professionalism she displayed. Excellent job with customers service and concern. 👍😃

We moved in to a 700K house last month and found tons of nails on the top of tack strip in every edges of our carpets (bed rooms and even stairs). It poked to my mother. I'm concerning because we have 2 little ones. Here is that they responded: "ack strip on stairs and along wall perimeter is a standard install, pins can and do poke through homeowner to call Macadam Floor & Design for possible assistance, but no guarantee they will do anything about tack strip. their # is 503-470-2294". With their statement "pins can and do poke through the homeowner", I'm not sure if this is a "standard". The pins are vertically expose thru the thin carpet, almost every perimeter of the rooms. The customer service agent was not able to provide us any document showing what is the standard tack strips installation. As a builder Lennar should do a better job to take care of your customer, rather than not being clear and pushing the responsibility to their supplier.
