Lennar built a home for us that was completed back in April 2025. We have had problem after problem after problem. Most recently the roof tiles have become dislodged and are sliding down the roof. Lennar said that this is not covered because it is cosmetic. This is the absolute worst company there ever was. It’s a shame I cannot rate them any worse than one star.

Buyer Beware. My experience with Lennar at Indian Springs, TX. was terrible. If there was an option for zero stars I would choose it. Also If i could go back to the beginning I would not have purchased my home. I definitely have buyers remorse. My suggestion to anyone is to research out their reputation for example the B.B.B having 840 complaints before putting a deposit down. Or on the Facebook Lennar Homeowners- Complaints and Issues page with 49,700 current members. Once you have done that you are Locked In. That is for me right about the time things got really bad. I'm going to warn you about people that I had the worst experiences with. Jimmie Spires in Sales and his Manager Janet Wang. Also Matt Higham a Senior Customer Service Manager who's name and Email have different first names (Shady) These people are just an absolute nightmare.

The drainage out here in hensley is terrible no one takes care of grass areas out here which doesn't belong to home owners. Building materials are cheap 😞 watch out

UPDATE- serious issue for sewage. Overflowing into showers, bathrooms, and sinks just 2 days after moving in. Lennar doing NOTHING claiming it's my faault. My experience with Lennar has been beyond unacceptable. I was scheduled to close on my new home on October 2, 2026, after weeks of planning, paperwork, calls, and coordination. I traveled across the country with my dogs and all of my belongings based on that confirmed closing date. Lennar knew I was driving, knew my travel dates, and had been working with me for approximately three weeks leading up to closing. Then, on closing day, Lennar simply did not show up. There was no meaningful communication, no warning, no explanation, and no one available when I tried to reach them. Their offices were closed, and I was left stranded in a new location trying to figure out where I could stay with my dogs and belongings because Lennar could not manage its own process. The lack of communication has been a consistent issue from the beginning. I did everything requested of me promptly. Whenever paperwork was sent, I completed it within an hour. Whenever I received a call, I returned it quickly. Yet when I needed an answer, an update, or even a returned phone call, Lennar treated communication as optional. To make matters worse, my home inspection identified serious construction and safety concerns, including trusses that were not even properly connected and an active gas leak. Those are not small cosmetic issues—they are alarming defects in a home that was supposed to be ready for closing. There appeared to be zero communication among Lennar’s own teams, including the builder, sales, lending, and closing sides. The burden of tracking people down, getting answers, and trying to keep the transaction moving was repeatedly pushed onto me, the buyer. At this point, I am seriously terminating my contract due to Lennar’s failure to meet the scheduled closing date and its ongoing lack of communication. If you are considering Lennar, please learn from my experience: get a thorough independent inspection, do not make irreversible travel or moving arrangements based solely on their promises, and have backup housing available. I would strongly encourage buyers to consider other builders before choosing Lennar.

Lennar at West Square – Fort Worth, Texas From the sales team to the mortgage lenders, this was a very disappointing experience, especially as a VA buyer. I felt like once they knew I wanted to buy the house, the focus shifted from helping me to making every dollar they could from the transaction — even $1. All they seemed to care about was getting me in the door with attractive deals. Once I decided to move forward with the purchase, the numbers changed — higher fees, a higher interest rate, and a higher loan amount. What was most frustrating was the lack of transparency and willingness to help. They didn’t clearly explain the changes, and I didn’t feel like they made a real effort to find solutions or help reduce the cost of the loan. It felt like they believed they had plenty of other customers, so losing one customer wouldn’t matter to them. Once I was committed to buying, nothing seemed to be off the table. As a homebuyer and a VA borrower, I expected transparency, clear explanations, and someone who would actually work with me to find the best available option. Unfortunately, that was not my experience with Lennar at West Square.

Lennar in Florida will build a community. Nice looking buildings, somewhat pleasant plants and trees. But, in the purchasing process, they try to keep it "mum" that the HOA does not own the clubhouse and facilities. Thus after the community turns over from Builder controlled HOA to owner controlled, you later have a special assessment to buy the clubhouse, or you get threats from your own HOA about how a third party could buy it and open it up to the public. So we were not thrilled to know that we are now on the hook for $19,000 special assessment over the next 15 years to pay off an $11,000,000 loan on a clubhouse that cost Lennar under $3,000,000 to build. And six years after being built, we are ripping out the Pickle Ball courts and redoing them for $150,000. And the pool has black algae and requires a supposed $135,000 repair - because 5 people on the board bought the clubhouse "AS IS." Kind of a joke, huh?

Sept. 26, 2026 @ 2112 hours ... Bought a LENNAR home in Oct. 2020 and the home is "good overall quality" (especially for the price point). I have personally built large homes (mine & others up to 7,200 sq ft) before and know construction very well and my home is probably a B+. The sales lady (Peggy C.) in north GA was superb and the OTE subdivision builder was very good and fixed most of my problems. As a previous builder and avid DIY'er, I fixed most of the little things myself. I am surprised that Lennar is not handling some of these problems on social media more quickly. IMO, they are getting a "black eye" from this publicity. ...... Bill S.
