I purchased my townhome in Graham NC. My refrigerator had cosmetic damages on the double doors. Non of the DR Horton staff stated I should have pointed this out 30 days after purchasing the house. I noted this at the 14 day walk through. Sadly the DR Horton representative did not document that. Now the NC area construction manager said the 3rd party QA inspector did not note during their walk through prior to closing. Basically I am being blamed for the damage. Catherine,
I have attached your orientation, walk list and warranty list. Please see that there was no damage to your appliances noted prior to closing. I also reviewed the QA inspection from a 3rd party prior to closing and it also does not note any damage to appliances prior to closing. From the pictures you sent me, it would have been hard to not see those scratches during the walk through, final walk through or QA inspection.
DR Horton does not warrant appliances, your appliances are covered under whirlpool’s manufacturer’s warranty and came with a 30day cosmetic warranty after closing. Unfortunately there isn’t anything DR Horton can do to help with the cosmetic aspect as there was too long of a time span between when Luis told you to contact whirlpool and when you actually did. However I am more than happy to have our installing contractor come by and adjust the doors/handles as they should be leveled. If damage had been noted prior to closing then we would have been obligated to repair or replace the unit but it wasn’t, and with the signed documentation attached there is no evidence that it was.
I apologize for this inconvenience and please let me know when you would like the vendor come back and adjust your doors and handles?

DR Horton abuses the HOA Privilege
DR Horton builds homes for the masses and quality will always be an issue. Always has with DR Horton. Lowest bidder gets the job and low bidders do shoddy work. I knew what I was getting when I bought. This is about DR Horton's unwillingness to do the right thing with its HOA management teams. DRH either uses the lowest bidder again, or uses management companies that it also controls, which would not be surprising. Assured Management Inc, AMI, is likely the most corrupt organization to run a developer HOA. There is no communication from staff, the on site office is rarely open, and HOA dues are being spent with no regard for the value the service offers. Swimming pools are deemed closed after kids go to school after a selling point was having a community pool that would be available. No enforcement of exterior space regulations, no care to develop any relationships with owners of properties and a general disdain of anyone who attempts to bring an issue to light. They are in the business of regulating an HOA; they are public enemy #1 to any homeowner and they seem to forget their existence is not pleasant. However, they do not have to treat owners poorly when a question about finances is asked. DR Horton has to do better when selecting a company to manage its HOAs while still in developer control.

Frustrated Home Owner dealing with New Home Warranty Claims
I purchased a new home built for my mom this past December of 2023 with D.R. Horton. We had previously purchased a different home from D.R. Horton in November of 2022 and had a good experience with them. I wish I could say the same about this newer, bigger and more expensive home. Within the first 3-months we had an emergency water leak in the attic from the A/C that ran through the walls of the home, this was our first warranty claim that we did on March 5, 2024 and counted towards our 1 of 3 warranty claims for the year. Upon finishing up this warranty claim, on March 21st my mom text me and sent a video letting me know that she saw her backyard fence was bowing in one of the corners, and some of the concrete holes that held some of the fence poles on the retaining wall were cracked and, in her video, she showed how she can move the pole with her hand. She also showed how parts of the retaining wall had concrete cracks. Since we had just finished our 60-day warranty, I told my mom we would just save it for our 6-month warranty which I was told by Robert Silos would be due on 6/15/24. On March 26, 2024 my brother sent me additional pictures of the fence which continued to bend, I told him as well that since is not an emergency that we would report it on our 6-month warranty claims. On March 28th, 2024 we had a really bad storm in the Dallas area which ended up taking down this whole fence. So now this prompted to be a more serious issue, so on March 28th I ended up doing our 6-month warranty ahead of time for the fence and leak from the back patio door which didn’t seem to be sealed properly and water entered the home. I worked with Robert Silos initially, Robert has always been very helpful with the warranty claims of this home and my previous D.R. Horton home. Robert is also very patient and listens to homeowners concerns and tries his best to help. Robert told me that regarding the fence he had to get it escalated for proper approval but that D.R. Horton has been denying all fence claims. After several follow ups I finally got a hold Mr. Juan Rojas who initially was quick to tell me that D.R. Horton wouldn’t cover this fence despite us homeowners having picture, video, text evidence and even our neighbors testimonial of the condition and poor workmanship of this fence prior to the storm. Today August 14, 2024 Mr. Juan Rojas came to physically look at the fence, spent about 3-5 minutes looking at it, saw that the retaining wall was damaged and said that because some of the poles on the retaining wall were bent that parts of the retaining wall held fine. Although you can see that 2/3 of that fence poles came off the retaining wall. I asked Mr. Juan Rojas how deep were these poles supposed be, he made a hand gesture and said “about this big” I asked how deep, how many feet, he said “at least 2ft” so 24inches. We measured 15inches or 1.25feet of concrete depth on the poles. He then backtracked his original statement and said “well 2feet if is on the ground but since is on a retaining wall it can be less.” Mr. Juan Rojas said that he could fix the retaining wall but, the fence was on us the owners to redo. So to us the home owners, you’re agreeing that this retaining wall failed due to poor workmanship, which caused this fence to prematurely fall within 3-months of closing on a home, however D.R. Horton doesn’t want to take any responsibility for the fence, just partial responsibility for the retaining wall. Mr. Juan Rojas also kept telling us that is us the homeowner’s responsibility to have reported this issue before, that it could’ve been fixed. My answer to that was, us homeowners are under the impression that we only get 3-warranty claims in a year, if we already did a 60-day claim that was prompted by an emergency leak, why would I use another warranty claim for something that is not an emergency at the time and lose a claim that could have been used later on or in case of another emergency. So is like we are penalized for not reporting something despite it being an issue before. Is like D.R. Horton wants to hide and pretend this was never an issue, despite us having video, text messages, picture evidence and even a neighbors testimonial mentioning how this fence was bowing, the retaining wall was cracking and how the integrity of the poles was compromised by the cracks in the concrete and poor workmanship prior to this storm. Not to mention, there are still 2 home needing to be built behind my mom’s home, and I’m sure D.R. Horton won’t be able to close on the homes of those two future homeowners without our shared fence being up. This alone, should be some motivation for D.R. Horton to do the right thing. In the past 2 years, we've purchased 3 D.R. Horton homes in our family, and I've made several recommendations to friends, 2 of which have resulted in sales. That's a total of 5 transactions just from me.

Buyer BEWARE
I really wish that this review allowed me to add pictures because you would be in shock! When I visited the model home, they told me that everything I see in the model home is exactly what I would receive. I signed the contract and then found out they had no contractual obligation to give me what I saw in the home. They had the most beautiful shower and tub surrounds that were estimated at over $1000. They threw the cheap $100 Menard specials into my unit. Now I’m concerned if I’m going to receive the right toilets, the right countertops, light fixtures, flooring? Who knows. They also said they would not let me out of my contract. I have an appointment with the lawyer next week. This is the most absolute worst customer service I have ever seen.

Why do they continue to let Horton…
Why do they continue to let Horton build cheap shoty homes and take our hard earned money while they pocket it and do nothing for us. I was the first to buy a condo in Byrd village in SC. I was lied to from day one after they got my loan approved. They said it would be ready by November or December, January came not finished, February came not finished. Then all of a sudden I got notice closing g was set for March 30th. I had told them two months before I would be out of town the week of the 30th. They said they would get someone to sign for me, to find out they was going to charge me $400.00. They cut something under my drive they dug up one fourth of it and poured it with a green color concrete which was not close to the same color. Took 7 months to finally get that done. Next they put the cheapest laminate va cities in my bedrooms, should have been granite like all the ones after me. Backyard graded wrong, everytimeit rains water stands. They say if it stands longer than 48 hours they will fix it, what about my flowers in the mean? I have a front door that has been worked on three times. When I I moved in it was either a two bedroom or three bedroom.now they have built two story free standing. They pay on $33.00 HOA to me paying $190.00 per month. Now they are building storage units on the back, sprinkler systems and fences after I paid $4000.00 for mine a d they lowered the price on the two bedrooms $15,000.00 where I had to pay the full price of $200,000.00. DO NOT BUY A HORTON HOME. You will regret it!!!!

Bad for the environment and community
To be fair, I did not buy a home from this company but was completely heartbroken to learn that they filled in a very old pond full of fish in Luray VA. The community loved to fish that pond and the fish that lived there for years did not deserved to be killed like that. This company has no respect for the environment or the community.
