My home appears structurally sound, but the overall quality control and inspection process was extremely poor. I’ve spent many of my days off dealing with warranty issues that should have been caught before closing. Staff have been polite, but communication is inconsistent, and I’ve had repair appointments occur without any notice. I regret not hiring an independent inspector and will be doing so now. Electrical: Multiple switches were missing neutral wires entirely. Incorrect breakers caused the microwave and living room circuits to trip repeatedly. Irrigation: Both exterior valves were broken, and the PVC line under the sidewalk was never installed, so the system cannot function. It appears the system was never tested. Rushed Installations: Several doors were unbalanced, door sweeps were installed incorrectly and even painted over, and two windows were installed wrong. Cleanliness & Finish Work: Painters left spatter on wood floors and drips on carpet. The home was still messy at the final walkthrough. Stairway safety rails were not secured or fully painted. Carpets have bumps from debris underneath. Ceiling fan mounts weren’t level. Garage door seals were damaged and poorly replaced. Site Planning: Roads in the community are too narrow for safe two‑way traffic when cars are parked on both sides. The main access road remains unfinished and now functions as a one‑way due to street parking. I’m filing this complaint to document the number of issues encountered in the first few months and to help future buyers understand the level of quality control they may experience.

I do like the home I purchased from D.R. Horton, but the process of getting there was a headache. Working with the construction manager, Blake, was honestly a nightmare. He accused me of slowing down construction simply for driving by the house—on a public street—and acted like I wasn’t allowed to check on the progress of the home I was paying for. Almost every question I asked was brushed off with “that’s not my job.” His boss, Austin, wasn’t any better. He ignored emails and insisted the irrigation system was functioning correctly, and in the same sentence said Pine Valley came out to fix the obvious problem. The story kept changing, and it felt like no one wanted to take responsibility. The house itself is decent, but the paint quality is awful—chalky and cheap. I’m giving two stars only because the home is mostly good. The customer service deserves zero. This home was built in Windmill Creek Platte City MO.

We purchased a newly constructed "Lake Tyler" home at 311 Isabelle Street, New Bern, NC 28560, in August 2020. During the first rainy season, the backyard flooded, which killed much of the grass. By 2022, a large hole had formed at the northwest corner of the house, and a 10-inch-wide trench developed along the entire rear of the property. A year later, we noticed the flooring at the entrance of the breakfast nook was splitting, and the floor appeared to slant toward the back of the house. A local company investigated and confirmed a 0.2-inch slant over a 10-foot span. They estimated the repair costs between $12,000 and $16,000. Additionally, the plaster in the breakfast nook has developed diagonal cracks stemming from the window corners. The kitchen cabinetry is also failing. The upper cabinets near the breakfast nook have pulled away from the wall by approximately a quarter-inch. Furthermore, all cabinets—both wall-mounted and base units—are separating at the corners; one door has already fallen off entirely. D.R. Horton has denied responsibility, claiming the following: The hole is not a structural issue. The trenching and flooding are "landscaping problems" and thus the owner's responsibility. The plaster cracks are considered cosmetic maintenance ($1,700 estimated repair cost). The floor slant is within North Carolina building code limits, making the split flooring our responsibility. Furthermore, upon purchase, we discovered the interior and exterior had only been treated with primer; no finished paint had been applied. Interior cost $3,700, and the exterior is already showing weather damage. While D.R. Horton did perform roof repairs to address leaks in the master bedroom and garage, they refused to repair the resulting ceiling damage. This home is not yet six years old, yet the repair costs have already exceeded the maintenance totals of the first 20 years at my previous home in Washington. We are 84 and 75 years old with medical problems that prevent us from taking care of most of the home problems ourselves. At a cost of over $230,000 , we felt this was not an entry level home. Being new we believe and expected there would be no serious problems and it would be the last home we would buy. I don't mean to badmouth DR Horton homes but I did expect more from what at that time Googled out to be a reputable company.

They put the smoke alarms so close to the kitchen stove that you can't cook without it going off. All of my neighbors have had this issue. Then, you think you're simplifying the process by having your mortgage and insurance in one place - HA! My mortgage has changed hands two times since purchase 10 months ago. My insurance has three agencies listed. Everyone is so difficult to contact. The buying experience was great. The residual, not so much. Plus my mortgage went up almost $200 in one year. They way underestimate Escrow accounts. Terrible.

There are so many things that have gone "bad" on this 2-year home; too many to list here. This last thing that has prompted me to write this review here is that the caulking surrounding the main bathroom shower stall is coming off. Just like it did where the cabinet surrounding the sink did. i had to repair this; and now i'm going to have to repair the shower stall issue now. Bottom line is that these are very cheaply made with the cheapest materials possible. Good things are the kitchen cabinets are decent, i do like the big shower stall, and the insulation seems to be good as my heating bill is very low. But, if i had to do it all over again, i would NOT buy one of these homes. Do not get sidelined with the glowing reviews on their slick talking sales ppl. Check out the YouTube videos about them and the builder Lennar. BUYER BEWARE!

I have had a roof leak, cabinet door falling off plus 2 months after I moved in I had to replace the bell on the sprinkler system. Holes have popped up in the wall. The fence has fallen down because the contractors they use do not put them up properly. It will have to be replaced its not covered. This is all in the 1st year. Yes, they do deceptive practice. Taxes doubled over 65 and homestead and my taxes are over 4K thats alot
