Tushar
Hit or miss for anyone experienced in real estate investing
1) Fees is not made transparent, especially the platform fee that is passed on from the sponsor to the investor. 2) The platform allows sponsors who collect more fees than their contribution to the capital stack. 3) Sponsors’ cash flow is not provided in the proforma, so there is no clear view of how much risk the sponsor is taking (or not taking at all). 4) Almost seems like risks for any investment are deliberately suppressed either by highlighting innocuous risks or by overwhelming the risk section with long standard disclaimers. 5) K-1 forms for the Crowdstreet funds are abysmally late, just in time before the 15-Oct deadline, even for QOZ fund which has very few (only 1 for 2019) sponsors.
