Migrated our 250-unit Charlotte portfolio over to this platform last quarter and it immediately streamlined our rent collection funnel and maintenance dispatch. Solid ROI, cut our administrative overhead by 20% and helped us scale acquisitions without adding another salary to the payroll.

Be prepared for CONSTANT price hikes.
I’ve been a Buildium customer for over 10 years. While they’re constantly adding new features and updates, they often miss the mark and aren’t really useful. They never return to update features, so you get half-baked utilities like that are so clunky and limited, that they’re not worth using. This applies to all of the things that they tout as features on their site. Yes they have work orders, but they’re super basic, have no automation, are not tied to email or text so you can’t follow communications on the repairs, and they’re just overall clunky and cumbersome. Same for email (super glitchy), e-sign, some of the accounting stuff (most of that is solid), bills, and tasks. You have find all of these work arounds and use other software to fill the gaps.
Also, be prepared for constant price hikes. I understand modest annual increases, but they tend to jack up prices on a handful of features every 3 months or so. The latest round was a 40% increase in EFT fees, and charging $1 per e-sign agreement, when the pricing tier was supposed to include it for free. They completely dishonor the agreement and just jack up the price and there’s nothing you can do about it. You songs up do the growth pls to get free e-signing and EFT? Starting April 1st, it’s now $1 per document and $1.35 per EFT. Then in 3 months be prepared for your per unit pricing to increase.
Support is pretty bad. Some people have had a good experience because the phone support is friendly and can answer basic questions, but if you have an actual issue, like a bug or a complex question, they will tell you they’ll get back to you and then put you in an endless queue of emails that take several days to return, and don’t have the previous emails or subject line, so there’s no context. By the time they get back to me, I have no idea which support ticket they’re referring to. I have a support ticket pending because my property lists are out of order (a clear bug) and they’ve been arguing with me by email for two months now telling me how they’re not out of order. It’s ridiculous.
There are some pros, like the tenant and owner portals. They work really well and our tenants and owners have no issue navigating them. Owner statement are clean and simple too. But I just can’t recommend it because of the CONSTANT price increases, lack of support, and mediocre new features that never get revisions. It’s not bad software, but it’s run poorly and results in a very poor customer experience. They do not engage with their customers at all and do not listen to feedback.
Oh and it runs very slow on the 1st and 2nd of the month. I’m sure it’s because everyone is logging in to pay rent but sometimes I have to leave and go do something else because it’s so slow.

I would not recommend Buildium to…
I would not recommend Buildium to anyone. They have no transparency on cost. For example if you buy it for one year they still add two to three price increases per year. Initially our package included efts, inspections, digital signatures. Now that package you pay per use. It is not an honest company and customer service is lacking and seems to decrease weekly.

Consistently Great Service and Customer Experience
We have been working with Buildium for over 5 years now and I am constantly impressed with the level of service we receive. Not only is are their products easy to use, their customer service is also top notch. I also cannot say enough good things about Brittany, our Customer Success Manager.
Its easy to be great sometimes, especially during the onboarding process, but Buildium continues to be great for our company every day. I am genuinely looking forward to working with them as we continue to grow our business and cannot wait to see the new features they add to grow along with it.

Buildium froze my account in February…
Buildium froze my account in February 2025. They needed proof that I was a “business and good standing”. I did not receive any emails telling me that they needed this document. I called in December 2025, after a 45 minute waitthey told me why my account was frozen. I sent them the form December 23. Today is January 14, 2026 and they still have not unfrozen my account.
UPDATE: Jan 15, they still have not unfrozen my account!

Very Disappointing – Misleading Sales and Poor Support
Buildium has been a huge disappointment from start to finish. The salesperson flat out misrepresented the system’s capabilities during the sales process. We were assured that Buildium could handle our needs, but once onboarding began, it became clear that many of those promises were simply not true.
The onboarding process is unnecessarily dragged out, disorganized, and provides little real value. Questions go unanswered, timelines slip, and we often had to initiate follow-ups ourselves just to get basic responses.
Customer service is unresponsive and unreliable. Emails go unanswered, meeting links don’t work, and issues are left unresolved even after multiple calls.
If you are looking for a system to support Commercial Real Estate, especially for CAM recoveries, detailed rent rolls, or complex lease structures, do not use Buildium. The platform is extremely limited, clearly built for basic residential use, and not capable of handling real commercial accounting or reporting needs.
Overall, this has been a frustrating waste of time and money. I would strongly recommend looking elsewhere if you need a professional-grade commercial property management system.

Horrible support
Horrible support. Ongoing issue for about 2 months now. I am unable to process the application fees through the system.
Approximately 10 hours of calls/hold time. Multiple commitments for return calls from supervisors. They have attempted to close the ticket out as closed and resolved.
The one call I did receive from a supervisor was worthless. He had no idea what was going on or how to help. He was really enthusiastic about helping me by elevating this to the level 2 team (ignoring the fact that I had been told it was elevated 2 times before his call).
Looking at other software solutions at this point. It is only one function, but I am a new company with 100 units and growing. If I am having this much trouble with what should be a fairly uncomplicated fix, then I am unwilling to take a chance that something more serious will happen later, when I am much larger.
