Buildium support has definitely declined over the years. A Special Assessment required that I request an increase to the ePay/ACH monthly limit. I completed the request and they said it would be processed in 3-5 business days. It’s been over 5 days and I’ve heard nothing. I called and was on hold for 40 minutes. The support person said they could do nothing to check the status nor expedite the process. Yet they gladly take my money every month. Very disappointing.

I have recently took over a property…
I have recently took over a property management company with 200+ doors. I need a program/software that would help me use only one program for time management as well as my sanity. Buildium seemed to check all the boxes, the sales guys I had was great and hyped things up pretty well. I have the Premium plan after all of our converstations (3, I believe). Now I have done several POS systems in my past and run many businesses that I reconfigured onto digital platforms, so I'm no fool to the work that it takes. Upon onboarding, which was claimed to be simple was a small nightmare of data entry that was time consuming and stressful. Once getting that data in, I still had so many units that I had to revise and update and add additonal information, which was frustrating and again time consuming (did I mention I chose this to try to save on time?) My training person was knowledgeable, but spent most of our time (4 visits) on accounting which I clearly stated I wasn't going to be using at this time as I have an accountant. So by the end of it, I still am just trying to navigate this system on my own, which is fairly user friendly thank goodness. My reason for 2 stars is the e-pay setup. This is something that was never mentioned or didn't touch base on at all. In buying the premium I was informed that ACH charges would be free, which was important for me to have an option without additonal fees. I later learned that's only for a year until that gets charged also. That's only the beginning. The process to get your owners setup up for epay is AWFUL, literally they might ask for your first born next, I hope I'm not speaking too soon. I had to provide bank letters, Bylaws, Selfies with a drivers license from the owners (yep, you read that right), recent bank statements... the list goes on. My owners were starting to get irritated and questioning why all this private information need to be given to this new company. It's not over yet too... did I mention I was trying to save time, and I'm wrapped up in running around trying to get all this information to be approved for the most important part of the business- RENT PAYMENTS. If you are considering Builidium I would really think about this aspect- if I wasn't already 5 owners in deep, which is more then half for me, I would cancel this program in a heartbeat regardless of how much it may help me in the future. Wildly disappointed.

Customer service is limited
Customer service is limited. Have been trying to reach support to resolve some situations/questions, but after sitting on HOLD for at least an hour on various days, I have to hang up to get to other business requiring the use of the phone. This has been an issue for quite some time.
Also, I do not find the program very user friendly. It is more like playing a game of Mario Bros. to find all the hidden sub-areas.
I would not recommend this program.

The only reason it gets a two is…
The only reason it gets a two is because the salesman was helpful explaining what is possible. The positive stops there. if you have 40 hours and the ability to learn how to run a program via videos this is for you. however if you actually want a human to talk to...well then its gonna take at leasts 14 days before your onboarding person can help...and they arent much help. Oh...and the most important part being able to have people pay you. That too after almost 60 days i could not take money. the "risk and compliance" people had decided that my bank statement copies were not enough proof to be able to deposit money. they wanted multiple other documents before they could allow deposits into a business account with my name on it. Didnt have any trouble running my credit card each month for payment though. I have set up other business with online payment that took less then 24 hours like square and service core. The idea and ability of this program is amazing. if you dont have one person to concentrate all their time for at least a few weeks figuring this out just walk away. absolute horrible experience. and they dont even care when you leave. i voiced my concerns and got a here is how you can cancel your subscription email from the lady that never had time to do the onboarding.

New customer
New customer. The onboarding and transition from other software is extremely time consuming and not very user friendly. You click to watch the help videos and comes back that links are expired. ACH (tenant payment) set-up is very delayed - takes every bit of 10 days to get approved. On the 10th day, received an email needing more paperwork which delayed several more days. Then once approved, the limits that were preset were so low that clients couldn't process full rent payments. Very confusing set-up with little direction or description. Another request was placed to fix and that has taken days. During the transition you are paying multiple months for two softwares because it takes Buildium so long. The customer support is very delayed. If sending an email, it will take several days to receive a response. Had to spend hours trying to figure issues out myself just to get moving. Unsure if it is worth the increased cost. Staying positive and patiently waiting in hopes it gets better but not a great start.

Be prepared for CONSTANT price hikes.
I’ve been a Buildium customer for over 10 years. While they’re constantly adding new features and updates, they often miss the mark and aren’t really useful. They never return to update features, so you get half-baked utilities like that are so clunky and limited, that they’re not worth using. This applies to all of the things that they tout as features on their site. Yes they have work orders, but they’re super basic, have no automation, are not tied to email or text so you can’t follow communications on the repairs, and they’re just overall clunky and cumbersome. Same for email (super glitchy), e-sign, some of the accounting stuff (most of that is solid), bills, and tasks. You have find all of these work arounds and use other software to fill the gaps.
Also, be prepared for constant price hikes. I understand modest annual increases, but they tend to jack up prices on a handful of features every 3 months or so. The latest round was a 40% increase in EFT fees, and charging $1 per e-sign agreement, when the pricing tier was supposed to include it for free. They completely dishonor the agreement and just jack up the price and there’s nothing you can do about it. You songs up do the growth pls to get free e-signing and EFT? Starting April 1st, it’s now $1 per document and $1.35 per EFT. Then in 3 months be prepared for your per unit pricing to increase.
Support is pretty bad. Some people have had a good experience because the phone support is friendly and can answer basic questions, but if you have an actual issue, like a bug or a complex question, they will tell you they’ll get back to you and then put you in an endless queue of emails that take several days to return, and don’t have the previous emails or subject line, so there’s no context. By the time they get back to me, I have no idea which support ticket they’re referring to. I have a support ticket pending because my property lists are out of order (a clear bug) and they’ve been arguing with me by email for two months now telling me how they’re not out of order. It’s ridiculous.
There are some pros, like the tenant and owner portals. They work really well and our tenants and owners have no issue navigating them. Owner statement are clean and simple too. But I just can’t recommend it because of the CONSTANT price increases, lack of support, and mediocre new features that never get revisions. It’s not bad software, but it’s run poorly and results in a very poor customer experience. They do not engage with their customers at all and do not listen to feedback.
Oh and it runs very slow on the 1st and 2nd of the month. I’m sure it’s because everyone is logging in to pay rent but sometimes I have to leave and go do something else because it’s so slow.
If you’d like to see some real world users and actual reviews search for the Buildium Users group on facebook.

The customer service is basically 1/10
The customer service is basically non-existent. Unless you pay for the premium service, they'll drop you into a black hole of unresponsiveness. Can't call and get phone support, or they'll charge you. Takes minimum of 3 days to get an answer by email to a support ticket. And even then it's generally unhelpful...so don't reply to that email and ask a follow up question becasue they've already put you at the bottom of the pile.
Response from BuildiumAug 26, 2025
We appreciate your feedback, Scott. For clarification, phone support is available for Growth and Premium Buildium subscriptions. The email and ticket support options are available for all subscriptions and questions are answered by the same great team that answers the phones. Response time for email support is typically within one business day, with some delays expected if the request is submitted over the weekend or on holidays. For any additional questions after the initial topic is resolved, we suggest submitting a new ticket. Hope that helps!

The system is very old looking and not…
The system is very old looking and not straight forward in navigating their platform. According to the management company it has a major delay in what is posted, specifically transactions.
Response from BuildiumAug 27, 2025
Thank you for your review, Erick. If you could let our team know more about your feedback for navigation through the "Suggest a feature" page in your Help and Support menu, we'd appreciate it.
As for transactions, if you're referring to electronic transactions, those should be posting to resident ledgers right away, appearing in the bank account once the funds clear, which can take a couple of business days. If they aren't appearing on ledgers right away, that sounds like a technical error that should be raised to our customer care team. Please reach out to them so they can investigate further.
