Save yourself the headache—do not rent…
Save yourself the headache—do not rent from AMH. My experience with their customer service and property maintenance has been an absolute nightmare. First, their customer service is abysmal. When you call for assistance or have a basic issue, you are met with dismissive attitudes and zero actual support. Case in point: the resident portal glitched and kept rejecting my payment, claiming my card was expired. It was the exact same card I used the month before, and it was nowhere near expired. When I tried re-entering it, the portal blocked me because the information was identical to what was already on file. I called Customer Care and spoke with Kiara, who immediately blamed me, refused to troubleshoot, and insisted the problem wasn't on their end. Her only "solution" was forcing me to go out of my way to mail a cashier's check. Total lack of basic support or accountability. Second, their maintenance process is completely hands-off and cheap. AMH forces vendors to schedule directly with tenants, offering zero communication regarding what work is actually authorized or being done. Because AMH gave me no notification of what the deck repair would entail, I didn't have the deck cleared off beforehand. The vendor sent a single person to the site, and the items on the deck were far too large for me personally—or for that one worker—to move. Rather than taking accountability for their total lack of communication, AMH falsely claimed I "refused to work with the vendor." The finished deck looks worse than it did before they "fixed" it and is literally half the size of the original deck (which was one of the features the house offered when I chose to live here). The stair case is super steep. The workmanship is low quality (boards are already warped a few weeks later), and the deck will undoubtedly have to be completely redone within a years time. After a decade of being a reliable tenant, it is infuriating to watch a property management company take over, hire incompetent contractors, shift the blame onto residents, and rely on rude staff who dismiss valid concerns. Avoid AMH if you expect basic competence and respect.
