False information and taking application fee knowning it will be denied.
This company is all about taking applications fees and denying applicatants knowing perfectly that they will be denied. They use ai to answer questions and blame it on ai which is their excuse for not answering correctly about requirements. Which they are the ones who set up the ai that way. Please dont fall for the same scam. It was stated later on by a live person that they do not work with bad credit and while other options are availible the applicatant will still need to reapply again making them pay twice. Beyter to avoid them altogether. Bad service, poor explaination and taking application fees for the same person twice.

My experience with AMH has been…
My experience with AMH has been disappointing from the day I moved in. The home had multiple issues at move-in, all of which were reported and documented immediately. These were not problems that developed later during my lease.
Despite my efforts to work through the proper channels and give AMH opportunities to address my concerns, I experienced ongoing frustrations with communication, response times, and the overall handling of the situation.
After dealing with issues that existed from the start of my tenancy, I was ultimately offered only $100 in compensation. Given the extent of the concerns and the length of time involved, I did not feel that this adequately addressed my experience.
I recommend that anyone considering renting from AMH conduct a very thorough move-in inspection, take photos and videos of everything, and keep all emails and maintenance records.
This review is based solely on my personal experience as a resident.

AMH Homes replaced/upgraded my faulty…
AMH Homes replaced/upgraded my faulty sink within a reasonable timeframe. The maintenance technician I believe his name was Shawn, was incredibly nice, clean, professional, and communicated well about eta. I don’t understand the low reviews from other tenants. If I could give him six stars, I would!

**WARNING** Do not rent from this…
**WARNING** Do not rent from this company!!!
I was a tenant since 2017, we started in another state and moved to Florida (Orlando Office) this is where our trouble started. Besides numerous ignored requests to fix things, won’t even get into that our real trouble started when we decided we were fed up and done with AMH and decided to move out.
I have house cleaned by a professional and do everything right to get my deposit back. We had been in this home for 4.5 years. I get my move out inspection, I’m hit with $700 fee to repaint house, a $250 cleaning fee, numerous other things which were out and out lies. They said we left trash on curb and charged $75 it was a bulk up that was scheduled and already paid for and completed. I complained about erosion of grass in back yard during my 4.5 years because it needs graded and repaired and gutters. They hit me with $2700 bill to sod the back yard. The list goes on and on. You try and dispute and they just blow you off. You try to escalate and ask to speak to manager and they refuse to give you the managers name, phone number or email. This place is a scam! I wish I would have seen all these other reviews before I rented. Their actions are borderline criminal! Stay away from this place!!

My experience with AMH Property…
My experience with AMH Property Management has been extremely frustrating. Since early July, I have submitted multiple maintenance requests regarding an ongoing air-conditioning problem, yet no meaningful action has been taken.
We were given an appointment window from 8:00 to 5:00 PM. and cleared our schedules to accommodate the visit, but no one showed up or contacted us. The property manager has offered excuses instead of solutions, even suggesting that we turn or close the vents to redirect the air—steps we had already tried before reporting the issue.
We were also told that because we rented the property, we should maintain it as if it were our own. We take care of the home, but a malfunctioning HVAC system is a property maintenance issue that requires professional attention. Attempts to contact corporate have also been successful..
At this point, I am exploring every available option to vacate the property. Prospective renters should be aware of the poor communication, missed appointments, and lack of urgency we have experienced when requesting necessary repairs.

AMH disables portal access and local cash payment networks (WIPS) if you fall behind on rent. Because they do not maintain a physical office in Colorado, you cannot drop off a payment locally to clear your account. After falling two months behind, I contacted resident management to pay my balance. I told them I had the funds and asked to have WIPS reactivated so I could pay locally. Management refused, told me "that sucks," and stated they had to receive a mailed check by the 31st or September's balance would be added. To get a balance figure, I had to use their text line, which quoted one amount, while the property manager quoted a higher amount. They ignored my requests to clarify the discrepancy.Because mailing a check would not meet their same-day deadline, I had to buy a plane ticket, fly to Utah, and hand-deliver the higher payment directly to their office to avoid being penalized further.AMH relies on an operational structure that restricts written account visibility and removes local payment methods, forcing compliance under strict out-of-state deadlines. This systemic removal of communication and local access creates a predatory dynamic where tenants are forced to pay blind just to protect their housing.
I have since discovered that the balance discrepancy was caused by an unverified $245 maintenance fee added to my account. AMH falsely represented this fee as a tenant responsibility, claiming a vendor reported the dryer vent was 'just dirty.' This is a direct misrepresentation of both my lease and state law.The dryer vent is entirely blocked and structurally compromised, creating a severe, documented fire hazard that has rendered the appliance unusable for months. Under Colorado's Warranty of Habitability (C.R.S. § 38-12-503), landlords are legally mandated to remediate active fire hazards and maintain safe, functioning ventilation. AMH maintenance technicians have visited the property twice, explicitly stated that a standard clean-out was insufficient, and noted they would need to cut into the basement ceiling to repair the blockage. No repairs were ever completed.AMH is actively violating state law by falsely shifting their legal maintenance responsibilities onto the tenant, charging for an uncompleted repair, and utilizing portal blackouts to prevent the tenant from seeing or disputing the charge before deadlines hit. I request that the Attorney General investigate AMH for fraudulent billing practices, misrepresentation of tenant obligations, and failure to maintain a safe environment.
