I was using the free tier to write a lease agreement. At the beginning of the process I was given the option of subscribing or just paying a one-time $56 fee for the lease. After spending nearly an hour adapting the lease to my needs I went to pay. The $56 one-time fee was no longer an option. I had to subscribe either for $149 or $199. I don't have any other rentals. I'm not planning to use the app other than for the lease agreement. Now I'm stuck with $149 subscription that I'm not going to use. It was a nice lease, once I modified it, but I would not have chosen to pay $149 for it. I also used the screening option, and it was nearly useless and difficult to read. There was no chat available to ask questions. Lastly, when I found a tenant I asked turbo tenant to take down my marketing. They told me they would but that it would take two or three days. So for the next 2 days I continued to get inquiries. It was very annoying. Hard to believe that this is the top rated rental site. It could be really good, but it needs some work.

Hi Lisa, we're sorry to hear about your experience and appreciate you taking the time to share such detailed feedback. We understand how frustrating it would be to see one purchase option while creating your lease and then encounter different options when you were ready to complete it. Our available lease options have changed over time, and we'd like to review your specific experience to better understand what happened. Please reach out to [email protected] so our team can take a closer look at your account and the other concerns you mentioned.

OFF TO A FRUSTRATING START WITH TT - SPAMS and strange inquiries
Set up and bank linking (as landlord) was simple, and it is free (for the basic version) but I was inundated with DOZENS of SPAM calls as soon as I joined, which was surprising and very disappointing. I would have much rather paid another service and not had the time wasted for each of those calls.
Also, they are sitting on our first check (it was paid to us on the 1st of the month - it is now the 16th), collecting interest on it, and I had to answer calls from this in order for it to be released. Of course, their call was intertwined with the dozens of SPAM calls I was receiving. When I finally called them back, the rep told me they were curious about the name of the tenant and if we were related. I will be searching for a new service. Check held for two weeks until I called their customer service rep and explained the tenant's name? This almost feels like discrimination.

Hi Holly - thank you for taking the time to share your experience and we’re sorry to hear about the frustration this caused.
We have not received other reports of users experiencing spam calls related to TurboTenant, though having a phone number included on a public listing can unfortunately sometimes lead to unwanted outreach.
Regarding the payment review, we do have a team dedicated to reviewing certain transactions as part of our efforts to maintain the security and integrity of the platform for all users. We understand how delays or verification questions can feel frustrating, especially when communication is missed among other incoming calls, and we appreciate you working with our team to complete the review.
We’d really like the opportunity to look into your experience further and better understand what happened. Please reach out to [email protected] with attention: Feedback Team so we can follow up directly!

They hold your deposits for a week…
They hold your deposits for a week before it reaches your bank. They are also charging the tenants to use the payment feature. So they are double dipping. Holding your funds to earn interests before depositing it to your account a little over a week after. So you are interests earning using this "free" service.
My other 3 tenants use Venmo which is free for both LL and tenants. It's also a lot faster, usually reaches your account the next day. I will ask my current tenant to switch over to Venmo beginning of next year.
I mainly use this site to receive rent. I paid for their lease contract as a 1 time fee. But I will most likely not use this service again. They hold your funds for way too long. If Venmo can deposit next day, so can TurboTenant.

Thank you for your feedback. We want to clarify a few points about our payment processing. The $2 ACH fee is simply to cover the costs we incur from processing ACH payments, and this fee can be waived if landlords subscribe to our premium plan. Alternatively, landlords have the option to absorb the fee themselves if they prefer not to pass it on to their tenants.
As for the deposit timeline, with our premium subscription, landlords can benefit from expedited payments, ensuring funds reach your account faster. While services like Venmo work well for some, our platform offers additional features designed to simplify property management, such as lease agreements, tenant screening, and more, all in one place.
We appreciate you using TurboTenant and understand that every landlord has unique needs. If you ever reconsider, our team is here to help ensure a smooth experience.

Not all addendums pull in
I don't like how when you tell turbo tenant there are pets on the lease , it doesn't automatically pull in the pet addendum from the other forms. It should absolutely do this and give the user the option to remove it from the lease. This protects the landlord the best. I was very upset to find that this didn't occur on the lease I just got signed. Also, it doesn't address legal marijauna use on the premises. Landlords need some kind of protection here. Also, what happens if the die? There needs to be a release completed at the time of the lease so that you can allow proper people in to get their things. Otherwise, anyone can say they are related and steal their stuff. Then the landlord is responsible.
I do like how it markets, screens and collects rent. It is very easy platform, jus tneeds some tweaks.

Thank you for updating your review. I see the email you sent Customer Support on March 6th about an addendum, with a response from KayCee. I'm also seeing the email I sent you on March 7th with instructions on how to complete the e-sign request. I'm not seeing any responses from you to either of those messages.
Did you receive the emails that were sent to the email beginning na--a@comcast?
