I’ve been a Colorado landlord for more than twenty years, and I’ve gone through traditional sales, DSTs, and 1031 exchanges. Working with Flock was a completely different experience — in a very good way. Their team was organized, responsive, and genuinely helpful throughout a process that was new to me. The tech platform is excellent, communication was steady, and they made everything feel straightforward from start to finish. They even sent a notary to our home, which was a great touch. The biggest benefit was how fast and painless the whole thing was. No showings, no repairs (unless I wanted to add a little more value by doing more work), reasonable negotiating, and very little waiting between transaction phases. Compared to a traditional sale, this felt easier. They also provided fair market values early in the process, which helped set expectations. The only thing I still think about is whether we captured the absolute top price. That’s more about market timing than anything Flock controls — interest rates jumped right before closing, days‑on‑market were rising for single‑family homes in Colorado, and duplexes may have had stronger investor demand. There’s really no perfect way to know without listing the property and testing the waters. Just honest landlord ponderings after many years in the business. Overall, Flock delivered a smooth, professional, and well‑run experience. For anyone looking for a fast, low‑friction transition out of active landlording, they do exactly what they promise.

With Flock and the 721 exchange process I've left behind the headaches of being a landlord, but remain through the partnership in residential real estate, having retained the full property value without paying capital gains tax or depreciation recapture. The process was easier and quicker than listing to sell and all the problems that come with listing, showings, negotiations, etc. Flock was fair in their valuation and pricing of my properties. The last weeks prior to closing were more challenging than a regular residential real estate closing, however staff patiently worked through issues. We closed on time, with shares in Flock issued promptly the next day. There are costs to Flock's process and ongoing management, but they seem reasonable relative to other options. I found that where property values are high relative to income/expense, the hold period is longer and the income stream is lower during the hold period. The growth potential and tax shelter advantages remain, one just can't expect current income anywhere close to what rental income was.

I am currently a tenant in the Homes that flock bought from my landlord. When we moved in rent was under $2000 as soon as flock bought the Homes they raised the rent $400 since they bought the Homes my family has lived in a traumatic nightmare. We have been treated in humanely by this company. I cannot attach photos unfortunately I can only describe what we endured the structure of the home we lived in is failing meaning that walls are separating, and the ceiling is caving in in the basement, there is a wall which is Boeing and capsizing so badly that the sand block from underneath the house is actually coming up through the floor as you can imagine this causes bug infestation roly-poly fleas, centipedes spiders anything you can imagine would come up from the sand and the dirt under the house. For the last year, we have begged for help sending a total of over 16 maintenance request to their property management company that they still employ all of which were canceled or the same waterproof or was sent out that had already stated he was unable to do anything about the structure do the fact that the entire structure was failing he had to actually bagged the property management owner to come out and inspect the house where they suggested that we buy a dehumidifier for the basement, the entire insulation of the home is soaked, which is causing the ceiling in the basement to mold and crack in half all of the struts that hold the ceiling into the basement are snapping the cinder block is being pulled apart. I hired a mold specialist who came in and said that there is active mold growth within the home, including multiple different species of mold and a awful black mold infestation, which can clearly be seen growing all over the wood since then we have tried to come to some resolution with them. Matt and Jenna are the two people that we have dealt with Matt informed us that he was doing us a favor by allowing us to exit our lease without any penalties. We were promised a full security deposit, but now they are saying that they will deduct from that based on the condition of the home because they are unhappy with what I had to say to them in response so we are being punished by them because we are angry .this has been a traumatic absolutely horrifying experience. I suffered severe, toxic, mold poison from the home of which they both were aware of. They have lied the entire way through. I can only hope and wish that trust pilot adds a place for photographs because honestly, my words cannot even begin to do what we live through justice. We have been treated in humanely by this company. I have a message where the property management company informs us that they actually denied the repairs due to the fact that they were over $45,000 in repairs by the time they came to answer the 16th Maintenance request this company is not somebody that you will want to do business with and you certainly will not want to sell your homes to them because obviously they allow the property management company to absolutely destroy them. The only warning I can give you is please find yourself another company that's honest and cares about the people that live in their homes I'm hoping that trust pilot does not remove this review because the company is trying to silence me from warning the general public about them. If you choose to still do business with them, I truly truly Hope that you never have to live through the experience that our family has lived through or be treated the way that we were treated. This was supposed to be our new home. We had just had a baby and instead it turned into our worst nightmare. I still to this day, have severe anxiety and trauma over what we live through within that home and the fact that not even a simple apology has been offered to us. These people don't care about humans they care about dollar bills they actually told us that they were doing us a favor by allowing us to vacate our lease. I can literally see the outside brick of the home through my basement wall. I have a wall that has a waterfall flowing through the middle of it and there's so much moisture trapped behind the wall that the pipe is actually oxidizing and leaking out bronze not to mention the severe mold growth or the flooding that went on we actually had to buy a sub pump to pump all the water out every time it rained this is my real experience with them and I know that I am not the only person who has went through this with them so I beg you please do not work with this company. Please go find yourself somebody else.

I was very impressed by the caliber of the reps. Very professional, super helpful, and felt they were genuinely looking at my best interests. Bailey went above and beyond. Highly recommend working with them and see if they serve your market.

Staff has been professional and very caring. I appreciate the no -push approach. They Repeatedly answered questions until I clearly understood what I needed to know. They went the 2nd and 3rd mile to resolve difficult issues. For us, this has been a very good experience.
