Scott is a great real estate agent. He approaches his work with a great sense of responsibility and has high work efficiency. My property was very difficult to sell, as I had previously engaged two agents who failed to sell it. Fortunately, I was lucky to find Scott as my agent this time. During the selling process, an unexpected situation arose and the first buyer inexplicably canceled the contract. Scott handled the problem calmly and decisively, and within less than a week, he found a second buyer and successfully sold the property. I'm truly fortunate to have found him as my agent, and I sincerely hope to have the opportunity to work with him again in the future.

Evaluation – Carla Snodgrass Sale of Property at 3165 Beaver Creek Lane, Springfield, IL Carla provided a contract that stated that she would see this property was sold within 2 weeks or her listing contract would end. She suggested a list price of $329,900 for this property. Showings for the property were communicated by a listing service that notified the owner via email of showing times as well as feedback from some of the showings. Ultimately this property did sell for a $315,000 price after an offer of $310,000 was passed on by the owner. Via discussion with Carla it was agreed that this price would ultimately be the best and was therefore accepted by the owner within less than a week of the listing. As it turned out there was a minor snafu with the financing by the buyers, one which required them to seek conventional financing from another lender. Carla was made aware of this issue but was not apprised of the buyer’s further efforts to conform to the financing required by the contract. Carla was kept in the dark until the last minute that the buyer’s would ultimately be able to gain the required financing in time. Unfortunately, Carla did make an assumption that the buyer was in breach and communicated such to seller. The situation was rectified once the realtor representing the buyer finally communicated what had been happening. Carla was at fault for making an assumption and not attempting to verify the breach, but was able to recover within a 24 hour period to inform the seller. Once buyer’s contract and financing were approved, the remainder of the process went smoothly. Carla informed buyer of closing date and was sent closing documents the Friday before closing. Closing documents were discussed with regards to property tax escrowing by closing agent. Carla suggested emailing or calling closing agent to discuss. Seller followed up on this suggestion and was satisfied with agent’s explanation. Carla also followed up with seller to confirm satisfaction. Carla was a friendly, accommodating and communicative agent, always looking to see if the seller was satisfied with her responses. Carla’s actions were always positive trying to provide the seller with the best possible outcome. With that in mind I would just recommend improvement in 3 areas. 1) Provide a full explanation of the listing and showing process and how it works. Buyer was not aware but not surprised showings and results were announced via email. 2) The negotiation process is a delicate one when it comes to the seller. For many it is a once in a lifetime experience for them and they need to be listened to but led through that experience. Carla needs to improve on this. 3) Never assume anything, always confirm everything. You know what assuming does. Dave Harms Owner/Seller
