For the money, Sleepy Bear cabin was nice. It needs to be updated and they have a water leakage problem with the tub in the master bedroom. The floor in the master has a hole under the carpet and it feels as if you could step through it. I imagine there is also a mold problem because of the water, although we didn't see any. They didn't supply dish detergent or any cleaning supplies. This made it difficult to clean up the kitchen. They also listed unlimited long distance and the phone was disconnected. Not a problem since we have cell phones but it was something they made a big deal about in the advertisement. The upstairs loft stayed very hot. The location is great. Its only about 3 miles outside of Gatlinburg and there is a nice grocery store about a 1/2 mile away, as well as, several restaurants if you wanted to avoid the hustle and bustle of downtown. I liked that it was key coded and didn't require going to a rental office to check in and out. Overall the property was nice and convenient.

Cabin was great! Great location! Had issues with online signature signing and wasn't able to get in touch with anyone after hours. If I had not saved the information I had been sent earlier with codes and address to property my family and I would have had been left out in the cold as we arrived late at night. With the money already drafted from my account they retracted the information due to a signature not going through. Thank goodness I downloaded all the information and we were able to get to the cabin and inside with no problems however I was never given any help from the company itself. I just prayed it would all work out on the way. Also they sent the maintenance man out the following day an hour before the office closed to ask me to sign paperwork, again the payment had been drafted already and I had to take an hour from my family when they should have come to me or sent something with the maintenance man or tried email once again. Customer sastifaction was very poor!

Cheap price very nice place

We use colonial properties when we come to the smokies every year. We are never disappointed. The cabins are immaculately clean. It is supplied nicely with dishes and pans you need. We went to another rental agency last year for a big family reunion vacation, (someone else in charge of renting). That cabin didn't even begin to compare to colonial. We have used several different ones in different areas and have always been extremely pleased. I would recommend them to anyone who wants a restful, pleasant, vacation.

This place needs better cleaning service and maintance service. Cabin was not clean had a small bug problem plus every other thing is broke or very dirty. Really needs work on this cabin if they expect to get top dollar for this place. Not to mention how close everyone is together in this community needs less cabins an better services to get top pay for these places. Rented with this company before an the cabin was top notched clean not to close an well maintained was worth every penny spent on it however this time not worth it.

I wish they would have mentioned that i could have stayed another night with the special when i made the reservation.
