Very convenient platform with many different capabilities. It makes contacting all parties to the closing very easy and keeps everyone informed. It's really a one-stop shop for closings.

I love it that people can get into here to input their personal information and upload docs such as operating agreement or Trust. I do not like the search bar. It's very often that it struggles to help search for a name or property accurately. this can create so much frustration especially when on the phone with a client.

Clients (buyers, sellers and agents) find the Qualia tasks difficult to navigate. Additionally, the authorize payoffs task has customers e-sign for electronic authorization, however there is no ability to generate a signing certificate, rendering the payoff authorization unusable as payoff lenders reject the form. Additionally, the inability to send a message with listing agents and mortgage lenders on the same thread is not ideal, as there are times where all listing and selling agents with mortgage brokers/lenders should be on one thread for correspondence, forcing us to send messages outside of Qualia. I do enjoy the ease of preparing and generating documents, as well as one secure portal where we can manage documents, contacts, fees and communication all in one application, instead of having different programs for each task. All in all a product with great potential, in need of fine-tuning.
