IF YOU GO TO A WORLDMARK TIMESHARE PRESENTATION, YOU WILL GET SCAMMED! This company will bait you with a “free gift” to attend a 30-minute presentation that will actually be 3 or more hours of mentally draining and high-pressure sales pitches. Each vacation you take will be interrupted by what they will describe as an informational meeting to update you on all the new benefits you will receive as an owner. These meetings are actually new opportunities for their sales staff to upgrade you with more points. I was LIED TO AND MISLED every step of the way! I was made to believe I was a part of some super exclusive vacation club that would allow me to book all the vacations my heart desired, to later discover that it was a MONEY PIT that was costing more money than the benefits I was receiving. I can never find availability that fits my schedule, unless I wanted to go to Phoenix, AZ in the middle of July when its 115 degrees. They give you all this information and then only give you a very small window of time to cancel. It’s all a part of a scam to get you in and get you stuck in a contract forever. I would give them a zero if I could with this review.

We were at the New York-New York hotel in Las Vegas when I was approached by some Wyndham representatives. Initially, they asked if we were guests of the hotel and if we wanted some free vouchers. Then they said they would give us the free vouchers for food or gambling and a free hotel stay but we would need to attend their short 90-minute presentation. We were in that room for over 4 hours! We thought this would be a quick presentation, so we had our young children with us. Our children became increasingly more restless and hungrier as the hours went by. Instead of being sympathetic, the sales staff utilized this as a way to pressure us into a purchase. We were told that this would be an investment opportunity, we could take a minimum of two vacations per year, that we could resell this at any time or rent our timeshare points for a profit, and that the Hawaii vacations we wanted would be easily obtainable and available. They also signed me up for a high interest credit card to offset the Maintenance fees. These are all lies, and we found out later that you can buy a timeshare on the internet for $1 and it is virtually worthless for resale. They never told us that our children must inherit this when we pass away and the maintenance fees continue to increase forever and the children would have little hope of selling it. The reward points from paying the Maintenance fees on their high interest credit card do not even come close to offsetting the monthly fees. They did not mention the fact that the $6,000 charge (down payment) they put on the card was nonrefundable. When we returned home, we discovered that they never gave us a copy of the contract! When I sent a letters to Windham requesting to terminate the agreement, a representative called me and when I said I want all communication is writing, they said they do not have time to write back to all the owners… I could go on and on, this has been the worst experience and its never-ending! Do not buy anything from Wyndham or trust a word they say.

Nothing that we have been told by WorldMark has been true! When we made this purchase, we were told that this was an investment that would continue to increase in value, that the resorts were for the exclusive use of owners, that we would have no issues with booking locations we were interested in visiting, that the maintenance fees would remain low, and that we would be able to easily transfer our points to RCI if there was ever somewhere we wanted to visit outside of where WorldMark had resorts. We have come to learn that these resorts are available to anyone, which has caused us to never be able get a reservation as “exclusive owners”! Once Wyndham took over, the situation went from bad to worse. Now our maintenance fees increase yearly with no end in sight. My mother and I are on the loan together, yet they continually allow her to make purchases without my knowledge or consent. This company is terrible, and I believe that they have continuously taken advantage of my mother due to her age, which is considered elder abuse. Do not trust Wyndham or Worldmark!

We first became owners with WorldMark in 1998 when we were asked to attend a timeshare presentation in Los Angeles. At that time, we were told that we were purchasing an ownership interest in the company that would allow us, and our family, to take great family vacations now and for generations to come. In 2015, we arrived in Las Vegas and were told at check-in that we needed to attend an owners update meeting to learn about the changes to our membership. The staff told us that WorldMark had merged with Wyndham and that we would need to upgrade into their program in order to continue to utilize our points. My husband was not with me, yet they insisted that I could make this purchase alone. However, when I finally agreed and they had me sign the contract electronically, they asked me to sign on my husband’s behalf. How unethical is that? Every time we tried to use our timeshare, we never had enough points to book, so we would be talked into purchasing more points. It was never explained to us what we were spending. When I tried to call and get a payoff amount, we learned that we owed over $40,000! We are paying over $12,000 a year for something that we cannot use with no end in sight. This company is terrible!

ATTENTION POTENTIAL WYNDHAM TIMESHARE BUYERS – IF YOU ARE COERCED INTO BUYING A TIMESHARE, YOU CAN LEGALLY CANCEL YOUR CONTRACT, BUT THEY WON’T TELL YOU ABOUT THAT. Our first experience with Wyndham was when we received a call offering us a discounted trip to Las Vegas if we were to attend one of their sales presentations. This presentation was MUCH longer than the promised 90-minutes; we spent over 3 hours there! Throughout the entire meeting, we were continually told about all the alleged benefits of Wyndham ownership; we could travel when and where we pleased, that this would be a real estate investment that we could rent out to pay for the maintenance fees, and that we could pass this on to our children for them to benefit from in the future. When we asked for the night to sleep on our decision, we were told that we had to decide immediately or that the price would no longer be honored, so we reluctantly purchased. Nothing that we were told has turned out to be true! There is never availability at the places you want to go and there are so many fees just to travel, which is on top of mortgage payments and annual maintenance fees that are constantly on the rise. Plus, we are continually coerced into attending additional sales presentations where we are pressured into upgrades that are supposed to solve our issues. None of this is true! Had we been told at any of these meetings that we had a legal cancellation period, we would have taken advantage, but this was always kept from us. This company is terrible and unethical!

The Worldmark /Wyndham Club is a scam. For a long time, we bought into their stories of “the more points you own the better & more exclusive access you unlock”. We acquired a significant amount of debt this way. It took us some time to realize our access was never better, in fact it stayed the same. Over time the resorts quality & allure deteriorated a significant amount. Stains on carpet, dirty rooms, underwhelming customer service, etc. I don’t know where that $3800 yearly “MAINTENACE FEE” we pay goes to, but it sure does not go into maintaining the resorts!!! We can hardly ever travel anymore due to medical issues. When we could travel, we could never find any availability and were forced to book our vacations 12-13 months in advance. The two things that infuriated me the most was I was told we had a 30-day cancellation period if we changed our mind, but I recently found out that I only had 5 calendar days to cancel this contract and avoid all the unnecessary debt I have accrued. Additionally, they gave us a very high interest rate of 15.9% on our loan and were told we could refinance this loan through our bank. I have never been more embarrassed with the banks I spoke to because they informed me timeshares HAVE NO VALUE! We have been ripped off by Worldmark /Wyndham Club in the worst way as these fees INCREASE yearly & NEVER END!! I DO NOT recommend others to join their club or stay at their resorts for that matter.

I attended a presentation with Wyndham because I was offered free attraction tickets to events in Gatlinburg, TN. When I arrived at their presentation, I was paired with both a senior member of their sales staff and a trainee, both of whom were very pushy. They continuously told me that this was the type of purchase that would allow me to leave a legacy, have financial freedom, and that because I owned a travel business myself, I could rent this out and make a significant profit. I finally gave in because I believed it would benefit my business and was explicitly told MULTIPLE TIMES that this was not a timeshare. I have taken seven different trips within the United States and tried to use this for my hotel stays. There has not been a single time where that has been possible! When I called Wyndham for assistance, I was told that I would have to pay MORE money to book, even though I can see availability online through other travel sites! This company has lied to me from the beginning!

In Aug 2018, we were visiting one of the Wyndham properties in Nashville when we were approached & asked to attend an owner update meeting. We eventually gave in because we were promised that it would be brief. At the presentation, we were pressured and bullied into this purchase for hours! At one point, we were surrounded by members of the Wnydham staff, all of whom were pushing us to decide right away. We really felt that we had no choice! We soon learned that everything that they told us to entice us to make a purchase was untrue! These resorts are not exclusive, the RCI exchange is not 'included,' and the maintenance feed continue to rise every year. In 2020 I called Wyndham to take my ex-husband off the contrace. This should have been a simple, clerical transaction, yet they tricked me into an additional contrace that had over $25000 in debt! When I noticed the amount deducted from my charge card I was shocked! No matter how many times I have called they will not help me. They just keep telling me that my only option is to pay off the debt faster. What kind of company is this?
