Underwriter not reviewing submitted docs correctly...delay after delay...poor communication with loan manager and processor...loan officer not experienced, doesn't acknowledge mistakes...

One of the worst loan deals I have ever done in decades of hard money & private loans. They have inexperienced loan officers. I requested a different appraisal company immediately. They wouldn’t change it. Loan took 2 months to process when I had a balloon. They raised the rate costing me thousands over the term.

LoanGuys had several diversified lender programs to meet rate, risk and term needs. While a longer timeframe than I am accustomed, funding did come through with the persistence of Shervin Modir to partner and navigate the right lender with the right product at the right time.

My loan officer Shervin was great! If I could base the review only on him, it would be 5 stars. The rates that were advertised were "not available", and there was a 2+ week delay in the original closing date for multiple reasons, but none on my end. Overall, 4 stars, and yes, I will probably give them another chance!

More than a month after closing the loan I have no access to construction/renovation fund (30k) and I've been informed of ridiculous fees associated with changing budget allocations and draws. None of these rules/roadblocks were disclosed pre-closure and the difficulties of working with CENTRALlENDING.com apparently were known before. I hope i. The future you steer investors away from these kind of lenders. I submitted a revised budget (no increase in funds needed that took a week to get approved. I've been warned to be strategic when requesting draws because each draw rwquest has a fee of $400. I'm limited to funding for completed work only which interferes with my ability to pay laborers, and I personally must be present (Siteware) to document construction progress. ALL of the above should have been transparent throughout the loan process, but, at closing, I received FOR THE FIRST TIME, move than 100 pages of disclosures to review. I ASKED NUMEROUS TIMES IF THERE WAS ANYTHING ELSE I NEEDED TO KNOW. Very unprofessional to steer your clients to this company when there are so many other options available.
