Lennar promised long term roof repair and maintenance in writing along with exterior maintenance with our new Villa. One day before HOA turnover, Lennar passed an amendment #5 and took away advertised amenities that will cost Villa owners hundreds a month. Deceitful business practices, Bait and switch. Do not trust Lennar! You may not get what they promise!

I would probably give this Mortgage Company a zero if there was one. It was the worst experience of my life. It started out really well. I gave them the papers they requested and really wasn't getting much feedback. There were times I emailed or called them to see what was going on, without response, which happened quite a bit. The only reason I went with them was because they were offering Seller Credits. Well if I knew what I know now, I would have gone somewhere else and had A LOAN QUICKLY. On my way down to South Carolina they were telling me I wasn't going to get the loan. Two days before signing!!!!! I was persistent and finished the trip. They tried to make me bring more money to the table of which I refused(because they weren't going to accept Alimony as income) have you ever heard of such a thing? Anyway I gave them 2 alternatives, either they include the Alimony as income and go back to the original loan or I would go and get a loan from someone else-PERIOD!!!! Within 20 minutes I received a text message that the underwriters would accept the income. When I asked for it to be put into an email, I WAS TOLD ONLY THE UNDERWRTERS COULD DO THAT!!!!! I never got it, but a day later the loan was signed and I got the home. Something isn't kosher with what they are doing- which I haven't figured out yet. I understand they aren't rated well by anyone, but didn't find out until later. It's a shame , because they do have some workers who are good, but there is something shadey going on. I was even told by a supervisor that I was being told by these guys I wasn't getting the loan and I said, not they DID NOT!!!! Aaron the construction manager is great! He was very thorough and wants to make the build right for you. I don't think I would go near anything they do again!! I wish I knew about these reviews before I started with the mortgage.

This Home Builder screws over real estate agents/brokers. Do not take your clients here. They cut agents and brokers completely out of the deal no matter how much time you have invested. They are only out for themselves and have no ethics.

I’m struggling between the number of stars. I settled on 3 because overall the home itself works well and I haven’t had that many issues. My frustrations have all been on the Lennar management side. I’ve had multiple things that were promised to me at closing that I’m still waiting for — once you close, they have other priorities. I also see some bad practices, like lumber left out in the pouring rain uncovered for weeks at a time, and nonsecured dumpsters. Trash from construction flies in my yard every day. I’m pissed that they chose a property management company for the HOA, because residents have no say in HOA rules until the construction period of three years is over. Lennar is also in bed with all its service providers, including the mandatory solar panels, and takes kickbacks that they don’t disclose. I got manipulated into using their mortgage company because they said it was “too late” to back out without specifying a deadline earlier, snd had a terrible experience where the loan officer was unresponsive and we had to move the closing date because he didn’t give me instructions for the down payment until less than 24 hours prior. I keep being told that the staff is overworked and that’s why things are going slowly. …..????? Fix the damn problem. Would I do it again? Probably, since inventory is absurdly limited now. But beware that it will be an enormous pain.

In January 2021 I entered into a contract with lennar to purchase a new pre construction home at Galiano pointe:beacon collection. I got conditionally approved for the loan I gave my down payment and everything was running smoothly. I got a call from the manager yesterday (2/6/2021) telling me that they have to cancel my contract because they don't have approved plans for the home and they don't have enough materials to finish building in 2021. He also said that because they don't have a projected due date for the house to be finished and because it could run into 2022 he has to break the contract with me. He also stated that once everything is approved I would get a call to see if I was still interested in buying the house but with a new price depending on the market value at that time. I don't understand how lennar could enter into a contract without having approved plans or enough materials. So now I have to end the contract and lose the price that I was locked into when I know the market value has already gone up $10,000.00. This is such a scam.

I had a house built in Gold Canyon AZ. The roof leaked, the plumbing leaked, the sink drain leaked. The paint job is as sloppy as I’ve ever seen(30 years in construction industry). Some places did not receive paint. Don’t think they cleaned it at all. Doors damaged, mirror scratched. You get the just of this conversation. By the time they get back into my house it will be one year from the start.

My house is Lennar CalAtlantic home. When I signed the purchase contract, I was given Lennar Warranty which specifies kind of "bumper to bumper" warranty service including paint job and cabinetry fix, etc. However, Lennar will not follow through the terms claiming that I should have gotten a "CalAtlantic warranty" instead, which only offers fixing nail pops on drywalls. But they cannot provide me with the evidence that I had received such a warranty during the closing because I never did. I have complained and informed them that my warranty is different, but they will not respond and ignore. So I had to pay out of pocket for things that would normally have been done under warranty. Since then I have read many reviews about how deplorable Lennar's customer service is. I can't believe how such a big company does it's customer service so poorly and still is in business. I was advised by a few people to file a complaint with the Attorney General and I might do that actually.

Very disappointed with our recent experience with Lennar-yorkville duplexes in rain tree! We were all set to move forward with new build until we found out things that were not consistent with what our sales consultant Meghan Berki told us. Obviously she will tell you whatever you want to hear to get a sale! She wasn’t honest about taxes on our lot, claimed the paper she showed us in sales office was for our lot but ended up not being the case, the association fee, lied about how much a month it was for BOTH masters & duplexs in front of us & our realitor! Also before we went through with sending out deposit we asked her directly on the phone how long it would take for the deposit back if it came down to it. She told us 14 days! Which I guess isn’t the case either! Could take 4 weeks to even get one mailed! Which is abosulotely Ridiculous ! We are getting the run around on timeframe from her boss, her supervisor & have yet to hear back from heather. Whoever this is. Thankfully we had an attorney review period and were able to get out of this contract! Can’t believe they would conduct business like this! beware! They just tell you what you want to here! We want to hear from “accounting” to get our check our immediately!! Beware of yorkville raintree new build & their sales team!
