I was recommended a great property by Tamara. She, TJ, and the Evernest team that worked with me were very helpful and made my touring, application, and lease-signing process quick and easy. Everyone was very responsive and helpful throughout the process. Tamara and the team made sure that I was well informed and instructed on everything leading to move-in.

Please cancel the current lease contract. After the necessary renovations are completed, I intend to list the property for sale. I am extremely disappointed with the management of my property by Evernest. One of the responsibilities I expected from a property management company was routine property inspections. I was informed by Nikki that Evernest did not have a property coordinator, and as a result, my property was not inspected regularly. The tenant signed a lease stating that no dogs or cats would be kept on the property. However, the tenant kept multiple dogs and cats, causing extensive damage that went unnoticed due to the lack of inspections. The damage includes: • The outdoor air conditioning unit was damaged by pet urine, which corroded the coils and caused the new HVAC system to fail. • Carpets have been heavily damaged by pet urine and scratching and will need to be replaced. • Walls throughout the home are scratched and require repainting. • Smoke detectors were found removed and left on the floor. • Window blinds are broken and need replacement. • Doors have been damaged and require repair. I have photographs and documentation supporting all of these issues. I also disagree with the contractor's damage estimate, as it does not accurately reflect the condition of the property. I am willing to pay Evernest the $5,229 management fee only if Evernest's contractor completes all necessary repairs and restores the property to a condition that is ready for the next tenant. In addition, I am disappointed that my property was never actively marketed or advertised for rent. Unless this matter is resolved appropriately, I intend to share my experience by posting honest reviews on Google, Yelp, Nextdoor, and the North Stafford community app so that other property owners and investors can make informed decisions before hiring Evernest. Evernest failed to provide prompt fixes on multiple issues, denied my request for rent abatement by lying to me, saying the fixes were quick and prompt and no mistakes were made. Took 3 weeks to fix my AC in 100+ degree weather. Lied about sending someone out requiring me to lose time at work on multiple occasions. Horrible company that treats their tenants like crap.

A nightmare of a property management company. Stay away. I started using Evernest a few years ago to rent out my house. I don’t often regret things in life, but I regret using Evernest to rent out my house. I’ve lost thousands of dollars to their negligence while the house was uninhabited and to the high cost of their contractors for simple repairs. If you use Evernest, you will 100% lose money every year. Evernest does not care about owners or the condition of their property. As long as they make money, that is what matters to them.

Ich hatte über ImmoScout24 um eine kostenlose Wertermittlung für ein Objekt in Ludwigshafen gebeten. Daraufhin meldete sich ein Mitarbeiter von Evernest, um eine Bewertung und die Ermittlung eines möglichen Verkaufspreises vorzunehmen. Zwischenzeitlich hatte jedoch bereits eine Nachbarin ihr Interesse am Kauf des Hauses bekundet und ihre Preisvorstellungen geäußert. Dieses Angebot entsprach in etwa auch unseren eigenen Erwartungen, da die Interessentin das Haus und dessen Zustand auch sehr gut kennt. Bitte Finger weg von Evernest! Evernest ermittelte einen möglichen Verkaufspreis von 450.000 bis 470.000 Euro. Diese Einschätzung erschien uns jedoch völlig unrealistisch und deutlich überhöht. Die Eigentümer entschieden sich deshalb, zwei weitere unabhängige Wertermittlungen bei renommierten Unternehmen einzuholen. Beide Gutachten kamen zu einem Marktwert zwischen 280.000 und 320.000 Euro. Den gleichen Wert ermittelte auch unser Schwiegersohn über Google und chatgpt. Die erhebliche Abweichung der ersten Bewertung ließ bei uns den Eindruck entstehen, dass ein möglichst hoher Angebotspreis vor allem dem Ziel diente, einen Maklerauftrag und die damit verbundene Provision zu sichern. Dies gilt insbesondere vor dem Hintergrund, dass die Kaufinteressentin aus der Nachbarschaft bei einem derart hohen Preis vermutlich abgesprungen wäre und das Objekt anschließend über Evernest hätte vermarktet werden müssen. Ich hatte ausdrücklich darum gebeten, einen realistischen und marktgerechten Verkaufspreis zu ermitteln. Umso enttäuschter sind wir von der Vorgehensweise und können Evernest aufgrund unserer Erfahrungen leider nicht weiterempfehlen.
