Do NOT Buy a DR Horton Home — Lockhart, TX Buyer's Nightmare
I own several rental properties, including much older homes in Aurora, IL and Durham, NC, so I have a good basis for comparison when I say this: my DR Horton home in the Lockhart, TX area — purchased brand new in April 2024 — has been, by far, the worst property experience I have had as a landlord. Older homes I own, some decades old, have given me fewer problems and lower repair costs than this "new" build has in under two years. That alone should tell you something about the construction quality DR Horton is selling.
I want to warn every future buyer before you sign anything: this was one of the worst purchases I have ever made, and DR Horton's response once problems started has been just as bad as the construction itself.
The problems didn't wait long to show up. Within a few months of closing, we were already dealing with issues that have no business appearing in a "new" home. By the one-year mark, we were facing extensive repairs — the HVAC system broke down entirely, and we discovered problems with the external plumbing lines. This is not normal wear and tear on a house that was barely a year old. This is the direct result of how the home was built.
When I brought these issues to DR Horton, the response was exactly what you'd expect from a builder that knows it cut corners: they washed their hands of it. Because DR Horton only backs their work with a bare-minimum one-year warranty, they used the calendar as an excuse to deny coverage on repairs that were clearly caused by their own poor construction. Instead of standing behind the homes they sell, they hide behind a technicality and leave homeowners to pay for their mistakes out of pocket.
Here's the part that should really concern anyone considering a DR Horton home: I didn't just take my own word for it. The licensed technicians who came out to actually diagnose and repair these issues told me directly that the construction was below par, that low-quality materials had been used throughout, and that the workmanship was sloppy. These are professionals who work on homes every day, and they were the ones pointing out how poorly this house was built — not me.
The HVAC failure is the most infuriating example. The technician who serviced our unit told us the HVAC system installed by DR Horton was undersized for the actual square footage of the home. That means the unit was overworked from day one, running harder than it was ever designed to, just to keep up with a house it was never properly sized for. The result: the compressor failed within two years of the home being built. That's not a fluke or bad luck — that's a design and installation failure baked into the home before we ever got the keys.
For a company as large and profitable as DR Horton, this is unacceptable. A homeowner (or in our case, a rental property being maintained for tenants) should not be facing HVAC replacement, plumbing repairs, and a builder that refuses to take any responsibility, all within the first two years of owning a "new" home. A one-year warranty is not protection — it's a shield DR Horton hides behind so they can sell homes fast, collect payment, and disappear the moment real problems surface.
I don't say any of this as a first-time homeowner overreacting to normal maintenance. I manage multiple rental properties, several of them far older than this one, in Aurora, IL and Durham, NC, and none of them have racked up the repair bills or the outright builder refusal that this two-year-old DR Horton home has. When your newest, most expensive property is your biggest headache while houses decades older run circles around it, that is not bad luck — that is a builder that cut corners to hit a price point and move on.
If you are considering buying a DR Horton home anywhere, please do your own research, get an independent third-party inspection before and after closing, and go in with your eyes open about how this company handles its warranty obligations. Based on my experience in Lockhart, TX, I cannot in good conscience recommend DR Horton to anyone. The quality of construction does not match the price you're paying, and when things go wrong — and based on my experience, they will — don't expect the builder to help you.
DR Horton: if you happen to see this review, you already have my complaint history and the repair records from the technicians who documented these problems. I am asking you directly to take responsibility for the repairs that were caused by your own substandard construction and undersized HVAC design, not by normal wear and tear. Homeowners deserve better than this.

My air ducts were not put in properly…
My air ducts were not put in properly and paid to get new ones put in. When i bought the house in May of 2023 DR Horton told me it was under warranty for one year. Being it was installed wrong i contacted them. Tim from customer service told me when he came to visit they will make good. Said they probably wont pay but they would make good. That was one of their very lies. Im a senior citizen who lost her hudband a year ago. Instead of retiring i was forced to go back to work Full time to make ends barely meet. People who work at DR Horton suck us into buying a house while they are living the life while we have to work to repair s brand new house. Please do not buy a house from them. Run far away from them. Im stuck with $12,000 in repairs on brand new house cause DR Horton promise to make good and has done nothing to help me. Never again will me or anyone i know buy a house from DR Horton. Run do not walk run away from them. If i could sell my house i would but i promised my husband i wouldnt loose the house he picked out. I might have to sell this house and find another house not built by DR Horton

Talking to there agents is very stressful. I had a bad experience that I will never forget. False promises and stop answering calls when I was being nothing but patient and kind. I would never own a home where I get treated like that off the jump so that only tells me if I had problems how they would act.

Sleazy Buy Here Pay Here Antics
Run! I am an exceptionally well qualified buyer. They lied and promised a bait and switch interest rate then tried to hide "included" appliances in closing costs on the buyer's agreement. This company is like dealing with a sleazy used car lot. You've been warned.

Stay away from DR Horton.
Stay away from DR Horton.
Buying a home from DR Horton has been one of the biggest disappointments I’ve experienced as a homeowner.
My townhouse is only two years old, yet the roof is already leaking. Water has damaged the ceiling, causing the paint to bubble and peel. I contacted DR Horton immediately. They came out, inspected the issue, and told me everything was fine. However, the roof continues to leak, and the damage keeps getting worse.
Unfortunately, that’s not the only problem. Cracks have appeared in the corners of the house, there are noticeable gaps in the stairs, several doors no longer close properly, and paint is peeling in multiple areas. These are not the kinds of issues anyone should expect in a nearly new home.
What disappointed me the most was DR Horton’s response. Instead of standing behind the quality of their construction, they simply told me that my one-year warranty had expired and refused to repair the roof. In my opinion, a roof should not fail after only two years. That points to poor workmanship or construction defects—not normal wear and tear.
I expected much better quality and customer service from one of the largest homebuilders in the country. Based on my personal experience, I cannot recommend DR Horton to anyone. If you’re considering buying one of their homes, think carefully about what could happen if serious construction problems appear after the warranty expires. I truly regret my decision and would choose a different builder if I had the chance.

Bought a spec
Bought a spec. Gave them 5 weeks to have it ready. Moved into a hot mess. Here we are 4 weeks later with a non working air conditioning unit, issues which have been addressed X 2 as 1st person could not do the work adequately. NO super on premises so houses are going up without supervision. Called main office in TX and they were to get back to me. Never did. TNTC problems. Stay away from this builder. Would give no stars if allowed.
