Sudden increase in tenant payment fees is insane. Telltale sign of a poorly run business.

We have been using AppFolio since January 2021. The program is constantly being updated with significant enhancements and new features. I believe this is indisputably the best property management software available and it keeps getting better!

I like that they take our suggestions seriously. They are constantly updating the application to make it easier for us to use. I appreciate the fluidity of the application and that we can use it for most everything we are trying to accomplish.

This is an absolute need for property managers. I would give it a full on 5 star rating except for one thing. We are a very small company that suffered greatly during the pandemic and barely recovered. The fees for using appfolio are killing me. I wish they would offer a lower tier pricing for companies like me who are very small

Absolutely no support! Transition was a nightmare. Accounting package is terrible. We ran owner distributions and many were left with negative numbers and no one at AF could tell us why. Reporting is almost useless. Owner statement is terrible and you cant do anything to make it better. We were promised a timely ACH of 2-3 days (this was a big selling point) and it takes longer that the solution we moved from. All sizzle and no steak! I do not believe we can properly manage our business with this software. We may have to move back to Propertyware.

Account Ledger Can be Altered If management/owners can Alter the payments what good is it for the tenants. They are trusting the ledger shows what they paid & it does unless management/ower decide to "cook" the books which they can. Yes they get sent a receipt but emails can be deleted and then they are left fighting about money they did pay but it's not what the ledger shows! And the management/owner states they owe it and didn't pay it. You really can't trust anybody at all today period.

Appfolio continues to be the most reliable, cost-effective software partner for my Property Management company. The software is never down--that value alone cannot be overstated. The customer support allows for my team to secure the timely answers needed to properly service our owners, tenants and vendors. Appfolio continues to innovate and lead in a continuously evolving industry. My team and our clients love Appfolio!

I have been in Property Management for almost 25 years, over the years I have used several different software systems. I can honestly say AppFolio is far advanced and has changed the way my office does day to day management. I wish I had AppFolio years ago!
