AppFolio is a good platform; however, its customer service and support are absolutely terrible. Unless you upgrade to their "Plus" package, which is an additional hundreds of dollars a month, you will wait for days for someone to contact you. You are stuck with an AI Bot. I regret dealing with them every day, but switching is such a monumental task that I am staying for now. I will get my ducks in a row, and next fall, it's bye-bye. I would recommend Rent Vine. They have exceptional support and better pricing, and they will be getting my business very soon.

I strongly recommend thinking twice before committing to this platform. One of my biggest business regrets was switching from a competitor to this system. In my experience, there are simply too many different fees associated with using the platform and its additional services. Those costs ultimately have to be absorbed by the property management company or passed along to landlords and/or tenants. As a property manager, that puts us in an unnecessarily difficult position and can negatively impact the relationships we work hard to build with our clients and residents. What is especially frustrating is that many of the additional features and services can make the platform increasingly expensive as you become more dependent on its ecosystem. If you do decide to use this system, my recommendation would be to keep it as basic as possible and be extremely cautious about adopting the add-ons. Another major concern for me is how difficult it can become to transition your operations to another system once your company has built its processes around the platform. The deeper you integrate it into your business, the more complicated and disruptive it may be to leave. My advice to other property management companies: research the total cost of ownership—not just the advertised price—before committing. Ask about every additional fee, determine who ultimately pays those fees, understand what happens to your workflows and data if you leave, and make sure you have a clear exit strategy. Had I fully understood the long-term costs and operational implications before switching, I would not have made the move.

Day to day issues are good. It a good working platform until you have a problem. When there is a problem, a live person is not available. After much persistence and hours of time. We had someone hack our log ins and we cant get emergency assistance. We stuck in AI chat. We cant access our system without help. We cant get that.

If I could give a negative score, I would. It's taken days to get what should be a straight forward application/payment system for a mid-term rental. This app is NONFUNCTIONAL! I feel sorry for the property manager who has to use this day in and day out. We interfaced with this app/company "FolioSpace" (appfolio.com) for a 1 month relocation home rental. Its AI cannot read our uploaded home/liability insurance declaration coverage-want to sell their insurance. No human customer service available to renters--just read useless directions on the app/website. There is no ability to send the payments with no-fee ACH checking- every time it locks into fees for each step. Maddening and a time sink. Next, I'm reporting to BBB.

⭐ **1/5 — Extremely dissatisfied. This “concierge” service created far more problems than it solved.** I worked with Roman JR Mallari to help set up internet and utilities for our new apartment. After nearly an hour on the phone, he was unable to successfully set up EITHER service. What happened afterward was far more concerning. Our apartment is already wired for Verizon, but Roman initially tried to sell us Comcast Xfinity. After I explained that the building was wired for Verizon, he tried to set it up, encountered an error, and eventually told me I would have to do it myself. We then moved on to utilities. I provided personal information, including my SSN and date of birth, but he encountered another error and once again told me I would have to set it up myself. So after all that time, neither of the services I actually needed help with had been set up. Then came the security system. Roman made it sound as though signing up for the security system was something I needed to do for the apartment. Since our apartment complex already has a security system included with our rent, I assumed what he was discussing was somehow related to the building's existing system. He used information I had already provided to run a soft credit check and then asked for a credit card to secure an appointment with a security technician. I was told the technician would come out, show us the products, and then we could decide whether we wanted the system. Instead, after getting off the phone, I received an email confirming that an ORDER HAD ALREADY BEEN PLACED for a separate security system with approximately **$50/month in monitoring fees plus another $24/month in financed equipment.** That is absolutely not what I believed I was agreeing to. If Roman had clearly said, **“This is an optional third-party security system, it is not required by your apartment complex, and you are placing an order that will cost approximately $74 per month,”** I would have immediately declined. Our apartment complex already provides security, so we had no reason whatsoever to purchase another system. I then had to spend at least another TWO HOURS speaking with our apartment management and getting this unnecessary service canceled. Ironically, after all of this, I set up both my utilities and Verizon internet myself in LESS TIME than I had spent on the phone with this “concierge” service. A service that was supposed to make moving easier instead wasted hours of my time, failed to accomplish either of the two things I contacted them for, and left me having to cancel a security system I did not knowingly intend to purchase. The security-system sales process in particular felt extremely misleading and deceptive. **If you're referred to this concierge service by your apartment complex, be very careful. Ask whether every service they discuss is actually required by your property or whether they are selling you an optional third-party product. And before providing a credit card or authorizing a credit check, make sure you know whether you're simply scheduling a consultation or actually placing an order.** I would absolutely not use this service again.

I would rate it as a 0 if I could. I signed up for auto pay on the 1st of each month they regularly take the money out 9 days early even when I requested them to change it. There is no one to call and the management company can't reach them either. What a piece of ...
