Currently been in a villa direct home for 4 of a 10 day stay. The pool is filthy and not skimming. I’ve called several times and have been directed to leave a msg. None of these have been returned. Why are they renting these homes and providing absolutely no customer service??? The pool is full of dirt and bugs and stagnant water. My kids have been looking forward to this trip and the pool. Won’t be us villa “indirect” anymore.

We see that you've stayed with VillaDirect 6 times since 2007, so we were saddened to read that you left such a negative review, which was posted on Sunday, 6th September..
We received your voicemails, but because pool issues are not regarded as an emergency, the call-out was scheduled for the next working day. We responded and serviced the pool on Sunday, presumably after you posted this complaint. Unfortunately, we can't post photos on our response, but the pool now looks excellent.
For clarification, the pools are serviced once each week on a schedule. Regrettably, this schedule does not coincide with the arrival of a guest, so there is always a chance that you may find debris in the bottom of the pool, especially when we have such heavy, seasonal afternoon storms, which wash the debris off the top of the pool enclosure into the water (you've probably experienced these storms during your stay). Also, because of the additional rain water, the skimmers don't operate as efficiently.
We hope that the service of the pool was to your satisfaction.

Timeless Memories
Stayed at Timeless Memories the week of July 4th. Started off by calling at 11:30 am to see if we can check in early and was told they needed to check with housekeeping and would call me back. Never received a call so decided to go check in at regular check in time.
After noticing the house had not been cleaned and we cleaned a bit my family decided to go in the pool only to find out the heat we paid for was not working. The heater stated error. Called but since it was after hours on Saturday no call or response until Monday morning when I had to call them again. When I called they informed me the breaker switched and the pool was not heating. They sent someone over and said it was good to go. Then when we came back from the parks and went to use it again water was cold and wasn’t warm. After three days of going back and forth I was then told the spa did not have heat the owner did not pay for the conversion kit even though I was told it did. And since the pool was reaching 88-90 during the day the heat would not turn on. And they said they would just refund the cost of the pools.
In between the time of dealing with the heat I had informed them The furniture was all stained and they sofas were falling apart. The floors were dirty and had not been cleaned. The house had not been dusted and the pictures they advertised did not look like the rooms. when I called to tell them the front door did not have a good lock and was half way off the wall, there were piles of dust on the vaulted window the bedding had not been washed the wood was chipping on their decorations and the cleanliness was not what I was expecting especially since I had to wait for housekeeping to finish cleaning to check in. I also had to pay for parking in a gated community which I found out after booking and this was never listed.
Upon my final discussion with the management with Villa direct they stated they would offer me a one night refund since I was unhappy if I did not leave a negative review. That did not happen and then they stated the only way to give a refund was to send copies of my Id and I would have to sign papers stating me nor my family would leave a bad review.
Very upsetting since I have rented from villa direct 1-2 times a year for the last 10 years and have never had this issue.

Hi Olivia
Thank you for leaving a review on Trustpilot. We are sorry that you were unhappy with the accommodation that we provided to you. We recognized and accepted some of the problems that you raised. We also offered and try to address those which could be resolved. There were a number of issues that you raised where you refused to accept the explanation, and so we were unable to help.
After staying with us 10 times in as many years, we were surprised by the content of your initial email to our management team - demanding the Company refund you, or you would leave a bad review. Under such a threat of blackmail, the Company has little option other than to require a signed waiver, notarized, to ensure that you comply with our reasonable requests in order to provide you with the refund you demanded. One of the requirements of that legal document, that we tried to explain to you is that the Notary Public used to witness the document (in your absence from our geographical area) needs to have a copy of your photo ID for legal verification reasons.
On looking back through our records and notes from your previous stays in our properties, we were surprised to note that on the last 6 bookings, you had also raised complaints and requested a refund. Clearly, we are unable to satisfy your standards/demands. As such, we are puzzled as to why you kept booking with us for so many years. To avoid future complaints, we have now marked your account such that you and your family are blocked from staying with VillaDirect or any of our partner sites and businesses in the future. We sincerely hope that you continue to enjoy your trips to central Florida and that you are able to find a provider who can meet your requirements for future stays elsewhere.

We booked a villiadiect vacation home…
We booked a villiadiect vacation home for our family of 10. a year in advance. When we arrived with found some furniture in disrepair and the dishwasher broken and unusable for the week. in addition the house was advertised as having access to a small water park for the kids and we found this closed. In addition to the hardship of 10 people and no dishwasher on vacation the kids were disappointed about the water park.

Hi Jim
We really wish that we had a "magic wand" like Mikey's - to wave and fix these kind of issues, but unfortunately, we don't.
We are very sorry that the dishwasher wasn't working on your arrival. The problem occurred immediately prior to your stay and the owner of the property you stayed in had only recently bought the dishwasher. The owner was insistent that it be fixed under warranty and so we were waiting for the warranty company to ship the part and arrange for an engineer. The matter was totally outside our control. The resort closed the water park a week before your arrival due to an equipment failure.
We hope that you and the kids were ale to make full use of the rest of the house, it's game room, the themed bedrooms and the pool and spa that overlook the lake behind during your stay and that you'll consider coming back again in the future.

Screw up…
The resort home that I paid for was not the home that I ended up staying in.it wasn't clean had bugs and flies you couldn't even get in your vehicle for the flies coming in are the front door of the house. All the appliances were old I had to go out and buy a set of pots to cook in for the week. And when I spoke with the lady about my booking she said she emailed me about the change in the homes and I told her I never received that emailed she didn't apologize just said call the office in the morning. I will not ever booked through them ever again. When spending your money you want to be comfortable and I was not so its a no for me never again.
Response from VillaDirect Vacation HomesJun 7, 2021
Hi Keisha - we're very sorry that you had a problem at one of our homes. We are sometimes forced to move a guest to another property, if the original unit is taken out of service by an AC failure or other emergency, but we would always try to let the guest know if advance so that they can get the chance to re-book elsewhere. Unfortunately, your name doesn't appear in our database of guest names, so we can't reach out to you to find out more or look into the specifics of your stay. If you would like to get in touch directly at [email protected], to give us the reservation number or booking party name that the reservation was made under, we would be happy to look into this further for you.

Im sure it depends on the owner of…
Im sure it depends on the owner of house, and our first experience was great. This one has been HORRIBLE. Never.... I mean never rent Minnies Townhouse. Never been updated since 1980. Walls and cielings cracked and 6 year old must have repaired. Walls are filthy, drapes are filthy. Tile follr in entry cracked all up. It has nothing here but dishes..no sslt or pepper, zero coffee filters to get you going ....nothing.
Ancient appliances. And if you have family or friends staying with you, you will have them park three or four blocks away, then walk. One parking spot only. You DEFINITELY need mapquest to find it. Residents all around and take ALL parking spots. Horrible place.

Hi Michael - thanks for leaving your feedback and thanks for your time writing it.
We only just found out that guests were leaving reviews on this site - so we're sorry for the delay in response!
We also don't see you as a guest who has ever stayed in Minnie's Townhouse since it was first built in 2004? It certainly WAS in need of some updates and additional amenities back in 2019 - but those issues have been addressed.
We always provide guests with directions - so we're sorry if you had to rely on Mapquest to find the unit. We hope that you find accommodation that meets your expectations on your next visit to Orlando.

We added an extra night for arrival
We added an extra night for arrival, this was paid and confirmed but we could not get into the house as Villa Direct forgot to make the changes to our reservation. Our 4 arriving guests had to find hotels rooms at 2:00 in the morning after flying from the west coast and having to work at 7:00 am! This caused a huge problem for us.
As well, small details such forgetting to change the clocks in the house reflecting daylight savings time - cause serious delays in our scheduling.
The hair dryer in master bedroom not working, the shower curtain was put up with adhesive tape! - which of course crashed down when a towel was hung on it!

Hi Suzanne - Thanks for providing us your feedback.
We only just found out that guests were leaving reviews on this site - so we're sorry for the delay in response!
We are sorry for the problems that you encountered on your arrival and the mistake made with the code for your entry. We have no excuse - it was simply human error for which we can only apologize.

Villa Direct, Kissimmee, Appalling Service
Memories of family holiday Xmas 2009 ruined by appalling service from Villa Direct. Booked three villas on Emerald Island Resort for ten days at huge expense, over twelve thousand dollars, but got no pool heat in two of the villas. Was Villa direct sympathetic that we could not use the pool? Hell no!
We had to resort to swimming in club house. We will certainly be spreading the news and taking our custom elsewhere in future.
Response from VillaDirect Vacation HomesJan 25, 2019
We were very sorry to read that you had less than excellent service during your stay at our properties over Christmas 2009. Occasionally, pool heaters fail, especially during the coldest months. That is why we have a published and "haggle-free" policy to refund pool heat where the ambient air temperature falls below 55-degrees Fahrenheit overnight as it did during your stay.
According to our records, you were paid a full refund of over $1,000 for all pool heat charges on all three properties during your stay. If this was not received, or if you feel that this was not sufficient recompense for the problem that you experienced, please contact us and we will be happy to review the decision again.

Outrageous charges!!!
First, they charge $75 for each booking whether they did or owner's for damage waiver. It is not saved in a escow or fund for repair. It goes into their pocket. It really raises the cost of each booking, and explains why they provide little booking for the owners.
Second, they charge 4% for owner booking. They do nothing, but collect 4%, in addition to flat charge of $35 for each owner booking.
Third, if you bring your own booking when switching to them, they charge the above charges to the bookings you already have.
Fourth, weblock setup fee is expensive, and each year you have to pay for it.
Overall, owners work hard to get booking, VillaDirect does very little for you except extract tons of cash from you. It is the worst property management company by FAR!
Watch out!
Response from VillaDirect Vacation HomesJan 25, 2019
We are really sorry that you appear to be so upset that you would write this review. Please allow us to respond. We are particularly concerned that you joined VillaDirect, when each of the items that you complain of are clearly detailed in the contract that you must sign to join the Company's program. In answer to your points:
First, VillaDirect does NOT charge the ADW fee to owners for VillaDirect bookings. Guests pay the ADW fee. The company charges $65 ADW for Owner bookings. The damage waiver is in place of a security deposit. In 2009, the company paid owners over $73,000 in refunds for damages caused by guests.
Second, for the 4% that you complain VillaDirect charges for owners bookings, the Company built a $1M Welcome Center that is staffed by a guest services team of 5 personnel - 7 days per week, for 12 hours per day - so that guests can visit on arrival or during their stay. The company provides a color, 8-page, personalized Arrival Guide for every guest and personally greets every guest arriving. The company also provides 24 hour telephone cover with 3 on-call personnel for owners guests to call if they have a problem. The average that this 4% represents as a charge to owners per booking for this investment by the company and the level of service that it provides is $23. We are sorry that you feel that this is not value-for-money.
Third - VillaDirect does not charge anything to owners who transfer to us for the first 4 bookings that they transfer. On any other bookings transferred, we charge the ADW and the sales tax due to the Florida sales tax authority. The contract very clearly states to new owners who join that the company prefers to generate bookings for owners. The company generates over 85% of the reservations that it wins (10,000 bookings shared between 420 homes in 2009).
Fourth - Weblock. We are sorry, but we have no such service. If you are referring to the SecurePASS lock system, there is a $250 initial deposit fee that is paid by owners (on joining) to protect our investment in the lock. That deposit is paid back to the owner on termination of the contract - providing the owner allows us to decommission the lock (which costs the company $389).
Overall, it looks like you are very frustrated with the service provided by VillaDirect in one of the worst years (economically) for all owners of vacation homes in Orlando. We are sorry for that frustration and wish that we could have helped you to benefit from your business partnership with our company. We are also very concerned that we have no record of you or any Owner client with the name of "John Yates". If "John" would like to contact our CEO, Steve Hardman, he would be delighted to discuss the misunderstandings with this owner.
