I had my lease co-signed by my father four years ago due to my credit rating, I have been responsible for all payments myself on a timely basis. My father signed the lease for the coming year before his passing in October, they wouldn't accept it. As a result they have put me through a leasing process like a new applicant, they will not accept my paperwork while I am more than qualified ( own my company) my monthly take home is 10k, still no lease. What is worse is I have stage four cancer and suffered a stroke 3 years ago. My lease expires end of November. This is unsettling and disturbing. Absolutely the worst management I have ever dealt with.

2nd hand smoke permeating into apt . Can’t breathe when it does
I moved into 595 Dean St June 2024. It was initially a good experience. Then come July where my apt have incense fumes permeating into my unit. It done at odd hours like 1,2 4,5 am mostly and repeating every couple of hours. Reported to the mgnt, which seem sound like they took action, happens to check and found the culprit. Allegedly letters of notice was sent and 2nd time it happens again in the same week. 2nd letter was sent and it stopped.
However, what I was suspicious the incense was use to masked something.i cannot pinpoint what is was, it could mostly likely be pot and/or cigarettes which makes me nauseas.
This kept going for months where I felt I was starting be gaslighted by the manager of the building. Claiming no one else complain, or no one else smells it.
I was away from Jan to June this yr. Return to the issue still persist and same bs from manager of the building. Now there is a building chat, I can confirm it is happening all over the building. I would highly recommend avoid this building or big rental buildings. This company from what I read here seems to have alot of bad management issue

The Max is the worst
The Max at 606 W 57th is the worst place I have ever lived, the front desk staff are flagrantly racist. I've lived here half a year already and the racial profiling is constant, they're always stopping me to ask what unit I live in. One staff member embarrassingly removed me from the elevator and refused to let me enter my own home. This treatment is harassment and I can't believe my own home has been added to the long list of places I no longer feel safe.
On top of all that, maintenance is horrible. The elevator has had gum smeared all over the walls (pictured) for weeks now and disgusting floor stains have been here for almost just as long. The monitor in the screening room is barely functional and is literally held together by tape. The gym equipment is falling apart. Garbage and messes are left in the hallways for days on end.
The prices they charge to live in these derelict motel conditions is horrendous

Worst management company ever
TFC is the worst management company ever. My wife and I moved to 595 Dean St about two and a half months ago, and from the time we moved in we have had extremely loud construction directly above our ceiling multiple times a week for hours at a time. I don't mean normal construction noise. It is constant drilling that's so loud it shakes our walls and drowns out any other sound. Our "luxury" apartment is uninhabitable for large portions of the week. When we signed our lease we were never told this would be happening even though we specifically asked multiple times about noise levels because my wife works permanently from home and I work from home once in a while. We never imagined that we would have noise this intrusive for multiple months. The building "managers", Stephen and Amalio, are the worst I have ever dealt with. We have tried to contact them at least a dozen times, and they have never given us prior notice as to when this will be happening and refuse to give us a schedule or timeline other than general statements (that almost never turn out to actually be accurate) like "it will probably be loud next Tuesday and Wednesday" and "construction is supposed to be done by next year."
Earlier this week I was sick with a fever and working from home, and I couldn't work or make calls for like half of Monday and Tuesday due to the drilling. Literally two minutes before an important morning call the drilling started louder than ever. Even with noise canceling headphones I couldn't hear anything or speak because if I turned on my mic the noise would drown out everyone on the call. We emailed both Stephen and Amalio multiple times with videos and called them both and left voicemails. We got no response until hours later, and their response was essentially "we're not going to stop construction, if you need to work while you're sick then go to a conference room." After this they stopped responding to anything. I'm still in disbelief that they are totally fine that our apartment is not suitable to work from (or even to live in for that matter) while this is going on and their "solution" is to just not be home.
Our apartment should have never been rented out until this construction is done. It's a new building and the construction is for the retail space, so they definitely knew this would be happening and didn't tell us. The retail space is on the first floor and we are on the second floor on the opposite side of the building, so there's no way that we would have ever anticipated that construction this intrusive would be happening for this long. The retail space is a restaurant and the noise is coming from above our ceiling so the only thing I can think of is ventilation, which TFC has to have known about when they rented us the building. This has had a huge effect on our lives (my wife works from home permanently and you essentially can't be inside while this is happening), and management will do nothing about it. We have no idea how much longer this will go on and we can't plan to do anything at home during the week for the foreseeable future because we don't know when it will be happening. But TFC is so greedy they don't care. They will lie to you, omit important details, lock you into an iron-clad lease, and then stop even pretending to care.
And this is just the problem that has had the most impact to our lives. I won't go into detail here because my review is already long enough, but the building has done work on the water pumps that turned the water brown and not told anyone about it, turned off the hot water and not told anyone about it, and many other small annoyances.
It really is a shame, because the building is actually very nice, and we like our unit. The front desk staff is great, but besides for them our experience with TFC employees has been beyond terrible. Moving sucks, and we would have liked to stay at least another year, but now I hate them so much I would never give them a penny more than I have to. They have single handedly ruined our experience renting in NY. My wife and I were very happy in the city, and now my wife is talking about moving to the suburbs next year just because the last two months of dealing with TFC has so tarnished her experience of living in the city and working from home.

Rats and Mice as Roommates
My family and I moved into the Fairfax building several months ago and there is a Serious RODENT ISSUE. we have had 4 mice thus far and the building seems to want to blame Amazon packages. This is laughable. My wife and I have lived in a dozen apartments in NYC. We have received hundreds of packages in each building. Magically, the RODENT ISSUE started because of “Amazon” when we moved to the Fairfax. While the building staff and exterminator have been responsive, TF Cornerstone management and legal counsel refuses to respond or acknowledge our emails. In short, AVOID AT ALL COSTS...unless you want rats as your roommates.
