I purchased a new construction home from Pulte and I regret it. Unfortunately, I have had a slew of major repairs done. Most of which were covered by the warranty however the inconvenience of constantly having these problems arise in my home has been extremely stressful and frustrating. Now Pulte has resorted to denying my warranty claims for things that are covered with no valid reason. I am being told, “we do not cover repairs for damage”. Which makes no sense because repairs are only needed if something is damaged. How can you refuse to repair a 4 year old roof. Roofs last 15 to 20 years and mine is leaking. I have done nothing to cause that to happen. They will use defective material that breakdown in a way that they should not and refuse to repair.

DON”T BUY PULTE
DON”T BUY PULTE! Rather than go into huge background cuz this post would be over a page long,, here is a list.
1) broken trusses & bracing
2) half inch gaps between roofing plywood so it’s only felt
3) AC never worked right and their contractor failed each time until I was forced do to expired warranty to find someone else. New unit with consistent leak in condenser and coil leak
4) pretty sure I have mold from either the AC or faulty stucco or window failure or getting leaks behind fascia.
5) stucco had more cracks than any other 20 or 40 year old home and they refused to redo it. Now it’s literally coming off and they say it’s out of warranty even though I said it wasn’t done right and they would only fill cracks and paint over them
6) grading was not done correctly
7) windows are separating from the framing but it’s not under warranty cuz it’s been over a year.
8) condensation line is over the window
9)paint coming off or should I say paint and stucco
10) interior cracks they had already repaired coming back and getting worse.
11) garage door I said was defective and they said it wasn’t and wouldn’t replace and lo and behold I am the only one who was a garage door bent at the bottom that I have seen.
This is poor workmanship and materials and now I’m spending money on mold testing and inspection and probably a lawyer.

Mediocre at best
We closed on our new Pulte house in Sun City Georgetown Texas about 15 months ago. We love Sun City and have been very impressed by how the community is managed (which is seperate from Pulte). We have been far less impressed by Pulte. Here are the pros and cons we experienced:
* We love the design/layout of our house.
* The Pulte sales process was pretty smooth, and the salesperson we worked with was very pleasant and professional, if a bit vague at times.
* The process of selecting our options for the house (flooring, tiles, colors, etc.) was a lot of fun and very professionally done via videoconference.
* The build process was very frustrating. Poor communication and constantly shifting timelines.
*The closing was quick and easy and professionally done.
* Upon moving in and settling in we began to realize that there were a number of issues with the house. Pretty much all of them seemed to be the result of lazy and/or unskilled and/or rushed work. For example:
- Our floors are not level.
- There were significant drainage issues on our and our next-door neighbor's lots.
- Some of our window frames were bowed (see photo).
- Some of our interior walls are bowed (and cannot be fixed without tearing out and rebuilding the walls.
- There were numerous right angles done terribly inside the house (see photos). In some cases it's not just the trim but the actual angles of the walls.
- The front and back doors were hung crooked and had gaps to the outside.
- In general the interior finish work is rough and shoddy (see photos.
* Pulte, to their credit, assigned a very competant Customer Service representative to take care of fixing the issues we had identified. However, to Pulte's discredit, some of the repair contractors hired by Pulte had the same "do the least amount of work possible to get by" mentality as the contractors who had originally done the work (maybe they were the same contractors). In a few cases, we had to demand that they come back multiple times to do it right.
* The concrete work in our neighborhood is really bad. This is a brand new neighborhood that already has cracked sidewalks throughout, and other concrete issues. Some of our neighbors have had to have their driveways replaced.
When it's all said and done, our perception of Pulte is that they are a well-oiled business machine but that they rush and cut corners and use poorly skilled contractors. Then, if the homeowner discovers the shoddy work and raises a customer service request, Pulte will come and fix those issues (still often in a shoddy manner). It leaves us wondering what other things are wrong with our house that we aren't yet aware of. We have heard horror stories from some of our neighbors about issues they've found with their houses.
The aggregate of these experiences with Pulte would cause us to give them a rating of 3. In a word: Mediocre. We love Sun City, but wish there was a better homebuilder here.
But there is one more issue, that has recently come to light, that drives our rating of Pulte Homes down to a 1: We live about a block away from a two lane rural road outside of Sun City. We recently learned that this two lane road is going to become a major thoroughfare and be expanded to four lanes and then eventually to eight lanes. This has been planned by the County for a few years, before Pulte began building homes next to the road. Noise levels are going to increase dramatically, while property values and resale possibilities for our homes will drop dramatically. There will also be significant safety issues. Pulte was surely aware of of this massive road expansion plan but did not disclose this information to buyers, and chose to build homes right up to that roadway rather than leave that land undeveloped as a buffer. Pulte is still building new homes right up against that road.
So, we have a mediocre retirement house that we've just now learned is going to be next to an eight lane highway. For these reasons we give Pulte Homes a rating of 1 star.

Poor workmanship and material...I would…
Poor workmanship and material...I would recommend reviewing all other comments on Pulte!!!
My garage door rollers recently shot out of the rail, and I had it taken care of. The repair person noticed the poor installation and spring (not to the specs for the type of door I have).

Never again
Pulte does not stand behind their work (much the opposite of what they tell you when considering one of their homes). Cheap materials and shoddy workmanship leads to poorly built homes. Then when repairs are needed (and they will be needed) getting them to honor their warranty is near impossible.

Do not buy here no matter what
Do not buy here no matter what. Sales agent lied about quick move in. You are suppose to get a 30 day repair to things you find wrong with your new place. All you get is the runaround. Grass dying in backyard was told it would come back still no improvement. Was blamed on sprinklers not working which is covered under HOA. Plants in yard with fungus not replaced. Before we closed ask about molding on kitchen cabinet. Never fixed. Do not believe anything you are told by this company. WORTHLESS response for anything you ask. DO NOT BELIEVE WHEN IT HAS QUICK MOVE IN AVAILABLE. Does not know the meaning of the word truth.

Pulte is a mess
Pulte is a mess. There selling practices are awful and they are one of the worst building contractors I have ever dealt with. It is hard to determine if they are unethical or just don't know what is going on.
I bought a spec home that had numerous issues prior to closing to include significant safety issues of a finish nail in the dryer vent, electrical issues and a drawer that was not properly installed and landed on my wifes foot. The work quality was substandard and took multiple redos.
Since I bought a spec home that was supposedly 90 percent complete, I only had one chance to meet with the construction superintendant. I later found out that the initial construction superintendant on this home had been either fired or quit early into the build. At that point, it appears that no one in Pulte took responsibility for the home.
Pulte sold me this home knowing full well that they had construction issues. Two construction superintendents were at my final walkthrough prior to closing and assured me that everything was correct and all corrections were made from my inspectors report. I spent 5 hours doing this inspection and came up with multiple issues. Amazingly, a lot of work was done in a week and we felt better about closing. After closing we have identified major issues with the cabinets that the manufacturer has agreed to replace. Pulte never should have accepted them. After further investigation, we found that the majority of the walls were either not plumb, level or had significant waves. They are currently working on this and I am stuck in the middle of a construction process as the vendors are all wondering who is paying for it.
None of the exterior doors works properly and my building inspector noted this on the inspection. They supposedly corrected this prior to closing, but after a week in the house significant gaps developed around each door allowing a variety of Texas pests access to my house.
They have yet to come and try and fix these issues.
We have identified significant issues with the siding that is warping. Also after walking on the luxury vynil flooring that Pulte charged $9600 for, we have identified many issues with low spots and have found that the floor was not installed according to the flooring manufacturer specifications.
I'm at a loss for what Pulte construction superintendents do. All of these flaws were an easy catch if someone was doing there job. I have subsequently asked multiple Pulte representatives to include the national warranty people where the documentation is for the build on this house because my Pulte homeowner website shows all of the necessary inspections had been done and this house was ready to be sold. He informed me that there is no such thing and that the website is just to let the homeowner know where they are at in the process.
We want to live in Sun City and were prepared for Pulte's substandard quality control, but in no way expected something this bad. Even when confronted with these issues there attitude is we are doing you a favor to fix it so stop complaining about having to live in a construction mess.
I feel bad for the subcontractors. If Pulte would have done there job managing this project, none of this would have happened. People in the Trades make mistakes and no one is perfect, but it is Pulte's job to ensure there construction superintendents are trained and doing there job.

Pulte Simply Does Not Care
Pulte has come into our area (Ann Arbor) and built on what seems every square inch of open land they can without thought of impact to neighboring communities (one will have increased flooding based on study for a project they will soon start) or the environment (multiple issues with same project including potentially depleting well water sources by addition of nearly 200 mcmansions tapping into same water source as existing residents). The fact that project alone is moving forward knowing everything they now do about it says we need to know about this company. Absolutely disgusting. (And I am told by the attorneys that Pulte has come in using the name of another company as a front with Pulte the actual owner/builder of the project once you follow the trail - trying to make it look like they are not behind all the destruction around here?).
