Know Your Deadlines!
Here is the review I have so far I want to be fair with this review. Our experience with Pulte was mostly positive. The team was helpful, flexible, and gave us some really good incentives. We did lose our $13K deposit, but that part is on us. We didn’t fully understand the deadline in our home-sale contingency and missed our opportunity to cancel and get the deposit back. Expensive lesson learned. If your purchase depends on selling another home, know those dates inside and out. What bothered us was what happened afterward. Our buyers ran into major financing problems, and we told Pulte exactly what was happening. The sale wasn’t officially dead, but it was very much up in the air. We decided to walk away knowing our deposit was forfeited, but asked if the deposit could at least be used as a credit toward another Pulte home. They agreed and gave us six months to use it, which we felt was more than fair. Then our house unexpectedly closed, and the offer was taken back. Again, Pulte knew our house could still close when they agreed to the credit, so having it pulled afterward was pretty shocking. Probably hard to believe, but we were literally pricing out another new build in the community when we got the email. The timing was pretty wild honestly. Some hopeful optimism turned sour pretty quickly. Were they allowed to do it? Absolutely. Did they owe us anything? No. We fully acknowledge that. But offering a goodwill gesture and then pulling it after knowing the situation from the beginning felt pretty personal and left us disappointed with how everything ended. The biggest reason I’m writing this is so someone else doesn’t make the same mistake we did. If you miss your contingency deadline, engage Pulte immediately about getting your money back. DO NOT operate under the hope that your house will sell. Get your deposit back while you can and start over once your house sells. It’s not worth risking thousands of dollars.
