In my opinion, Peak Multifamily focuses more on selling expensive mentorship programs than actual real estate investing opportunities. The program costs around $40,000, but much of the information they teach can already be found online or through affordable courses, books, and networking for a fraction of the price. I personally feel the value does not justify the cost, and people should carefully research before investing that amount of money.
Response from Peak MultifamilyMay 27, 2026
Thank you for taking the time to share your thoughts; we take feedback like this seriously.
We understand that our program isn't the right fit for everyone, and we respect that. What we offer is intentionally different from what you can find through books or online courses. It's a structured, hands-on mentorship experience with direct access to experienced multifamily operators, a community of active investors, and ongoing accountability as you work toward real deals. For many of our members, that personalized support and compressed learning curve is exactly what made the difference.
We're sorry to hear this wasn't the right fit for you. If you'd like to share more about your experience directly, we're always open to that conversation.

I regret signing up for The Multifamily…
I regret signing up for The Multifamily Mindset’s mentorship program, as it did not deliver what was promised. During the initial seminar, they made it seem like this program would provide a structured, step-by-step guide to acquiring, underwriting, and funding multifamily deals. However, once I enrolled, I quickly realized that the "mentorship" was essentially a glorified networking program rather than hands-on coaching.
The Elite Path educational material was basic and lacked depth, and the underwriting "support" consisted of blurry, pre-recorded videos. The assigned mentor rarely checked in and provided no meaningful guidance—most of my calls with them were about how I was going to pay them more money, after I already invested $40,000. I expected structured coaching, but what I received was vague advice and a push to find partners on my own.
Additionally, success stories presented in the seminar were misleading. We were given examples of people thriving in the program, only to later find out that key details—such as financial backing from family—were left out, making those success stories unattainable for most participants.
The seminar made multifamily investing seem far easier than it is, presenting an unrealistic picture of the process. We were told that sponsors were ready to work with us if we signed up, only to later find out that we had to find them ourselves, often outside the MFM network. The overused example of getting a 4-5% GP (General Partner) Acquisition Fee was later revealed to be more like 1-3% as the industry standard, a major discrepancy that significantly impacted potential earnings.
When I raised my concerns, I was met with generic responses and zero accountability. Despite the contract’s cancellation terms being left blank, they refused to issue a refund, claiming that services had been rendered—despite those services failing to meet their own advertised standards.
They overpromise, underdeliver, and then refuse refunds once you realize you’ve been misled. The FTC warns about these exact types of programs—ones that claim to provide coaching but ultimately leave students with no meaningful guidance or success.
For anyone considering this program: save your money and invest in a mentorship that actually provides value. I strongly advise others to research legitimate alternatives before falling for MFM’s sales tactics.
Overall, this program felt more like a sales pitch than a legitimate mentorship.

Thank you for sharing your experience. We’re sorry to hear that the program did not meet your expectations.
For context, our program clearly outlines its curriculum, mentorship structure, and expectations during onboarding, including the reality that success in multifamily investing requires active effort, deal sourcing, and partnership building. These are industry realities, not program shortcomings. We also want to note that this member has received extensive one-on-one support from members of our team over an extended period, well beyond what our program standard requires.
Regarding refunds and contract terms, all cancellation policies are communicated transparently and sent to you at the time of signing. We take our obligations to members seriously and encourage anyone with specific account concerns to contact us directly.
We remain committed to supporting you through your mentorship with us and are always open to a direct conversation if you'd like to revisit your experience with our team.

Not worth it
Not worth the initial investment of $997 plus 3 days off your life. I was expecting to receive more learning about multi family investment. I left the second day after hearing about a 40k investment to get into a program with no guarantee. I truly believe what the reviews from past students say that they use new students money to invest in strategist deals which sound like a pyramid scheme to me. There are other programs out there that cost under 6k with way more education and resources.
Response from Peak MultifamilyNov 19, 2025
Thank you for sharing your feedback, Alexis. We’re sorry to hear that our event didn’t meet your expectations. Our goal with the 3-day workshop is to introduce the fundamentals of multifamily investing, share real examples from our students and coaches, and give attendees a clear understanding of what the journey into multifamily looks like, before deciding whether mentorship is the right fit.
To clarify a few things:
There is absolutely no “pyramid scheme” or use of student funds to invest in strategist deals. That claim is inaccurate. Students maintain complete control over their own investment decisions, and our company does not pool student money for deals.
The higher-level program is optional and includes extensive coaching, underwriting help, deal review, community access, and resources to shorten the learning curve. It’s designed for those who want deeper guidance, but it is never presented as a guarantee because real estate investing, like any business, requires effort.
We noticed you left on Day 2, which unfortunately means you missed an entire day of education, Q&A, real underwriting examples, and networking opportunities. The third day is often where attendees gain the most clarity and value from the workshop.
We understand that different education paths work for different people, and we respect that you found a better option for your needs. If there’s anything we can clarify about your experience or if you’d like to share more, we’d be happy to connect directly at [email protected]
We appreciate your feedback and wish you the best on your multifamily journey.

Disappointing and Stressful Experience
I paid over $10,000 to Multifamily Mindset for their mentorship programs to be splitted with another person. The other person did not come through then everything changed after that. My coach did not want to support me with the underwriting per MFM. Coaches and sales staff kept pushing for more money instead of helping with key areas like underwriting. Most promised benefits (like community access and mentorship) were restricted or removed unless I paid even more. Later, they downgraded my plan to basic plan which cost $8000.00, so that means mfm still owes me over $2,000 for the difference—and never refunded me back.
The sales team stressed me out the day before the Peak Partnership event. I felt so sick from the pressure, even while trying to attend in Orlando, I ended up having to check into the hospital. Communication was poor, and I felt bullied about payments. No accountability or refunds. I regret signing up and would not recommend this company.

Hi MFM,
Thank you for your response, but my core concerns still haven’t been addressed.
I am formally requesting a full refund of all amounts I have paid, including:
$10,000 for the course
First Event $1497.00
Peak Partnership: $497.00
Additionally, I am seeking reimbursement for my Orlando trip expenses, which I incurred as a direct result of your sales representative's actions:
Fox Rental: $588.12
Spirit Flight: $500.00
LaQuinta Hotel: $275.15
Food Cost: $500.00
Clothes Cost: $147.11
Orlando Health Hospital: $1,750.00
Your sales representative’s conduct caused me significant distress, resulting in hospitalization, and I believe I am fully entitled to a complete refund and compensation for these expenses.
Please confirm when I will receive the full refund and reimbursement. This situation has gone on far too long and needs immediate resolution.
Thank you,
Wan Tsang

I requested a refund back in April 2025. And you guys blatantly ignored it I spoke to 2 representative from your support team and they already said they do not want to refund me.
Also, 1 of your presentative stated they downsize my plan and still did not mentioned any refund whatsoever.
That is why I filed a dispute because you guys ignored my request.

Hi Wan, thank you for taking the time to share your experience. We’re sorry to hear that this has been your impression of our program.
We want to clarify a few important points so that others reading this have accurate information:
Your enrollment was for our Premium Mentorship Package, which includes access to coaching, community, and underwriting support once the enrollment balance is completed. Throughout the process, our team communicated the agreed-upon payment timeline and reached out multiple times to help you finalize your enrollment so your access wouldn’t be interrupted. When the remaining balance wasn’t completed after multiple extended deadlines, your plan was adjusted to match the amount paid at that time. This is our standard policy to ensure fairness and consistency for every student.
Regarding underwriting support and coaching: these resources are fully available to all students who are fully enrolled in their program. Our coaches work very closely with students once accounts are active, and we’re sorry if this wasn’t clear during the process.
We are also sorry to hear that you felt pressure around the time of Peak Partnership and that this coincided with you feeling unwell. That is never the experience we want for any student.
As for the refund you mentioned, our records indicate that your account was adjusted appropriately based on the payments received. However, we never want any student to feel unheard or uncertain. Please reach out to us at [email protected] for any extra clarification or support. We genuinely appreciate your feedback.

I felt like it was bait and switch
I felt like it was bait and switch. You were showing us the other side of the fence while holding the keys to the gate. Can’t get in if you do t pay 40k
Response from Peak MultifamilyOct 26, 2025
Thank you for sharing your feedback, Jim. We’re sorry to hear that the workshop left you feeling that way, and we appreciate you being direct about your experience.
Our 3-day event is meant to open the door to what’s possible in multifamily investing—to teach the principles, mindset, and strategies that have helped many people get started. It’s also where we explain what deeper mentorship looks like for those ready to take the next step. Some attendees come looking for education alone, others for ongoing guidance, and we do our best to be clear about both.
That said, we understand how it can feel if expectations weren’t fully aligned, and your comments help us continue refining how we present that distinction. If you’d be open to sharing more about what you hoped to gain, please reach out to us at [email protected]
—we’d value the chance to learn from your perspective.

let me start by saying I’m having a lot…
let me start by saying I’m having a lot of medical issues I went to your seminar and understood what was being talked about I asked a lot of questions. How why when what it took things of that nature I asked before I paid cash in full the price of the classes how much money is it gonna take to get to the point of flipping apartments I was promised and guaranteed that it wouldn’t take no more money to be able to start flipping apartments. I have a lot of medical issues. I’ve been out of work for over six months. I’m not able to walk very well not able to secure any other kind of income however I took out a loan just to do this class just to find out I need a 40 more grand just to be able to secure resourcesnow I’m still having medical issues and instead of being able to take a loan out to help with my bills I’m having to pay on the loan that I took out for this class
I will be telling everyone I know not to get into this that is just a way to write you in to pay more money. You should be upfront with people and tell them that you can learn how to do it, but you don’t have access to the resources to be able to complete this
Response from Peak MultifamilyOct 13, 2025

That sounds incredibly difficult, and we understand how disappointing this situation must feel. We never want anyone to feel misled about what’s included in our program. Our goal is always to be transparent that our education and mentorship are optional learning opportunities designed to teach the principles and strategies of multifamily investing.
We’d really like to review your experience in more detail and see how we can best support you. Please reach out to us directly at [email protected]

Huge sales pitch, not enough info
The entire time spent was leading up to a sales pitch from the very beginning. This was quite obvious. Sales pitch would be fine if less time referencing that and more time spent on the course work was spent up front.
Response from Peak MultifamilyOct 5, 2025
Thank you for sharing your thoughts, Josh. We understand your concern. Our events are meant to teach the fundamentals of multifamily investing while also outlining what’s available in our full program. The goal isn’t to oversell, but to help attendees see the bigger picture and decide if they want to go deeper. Your feedback about balancing education and presentation is valid, and we’ll take it to heart. If you’d like more clarity on the material or next steps, please reach out to us at [email protected]
—we’d be happy to help.
