Ok people do not put down any deposit do not deal with this builder/ in house financing. The numbers will change the bs about you need this and that and in the end they will offer you a lease to own option but you will need 10k or more in a 6 month time frame. The so called earnest money is not earnest money it is money going straight to the seller. You will need to go to court to get it back if you can get it back. I did a process with them in 10 days and when all of a sudden financing was no longer an option with a 703 credit score and an income of 73k. Confusing isn't it. I have all the paperwork this is not slander it is fact.

We DON'T HAVE A CLUBHOUSE OR SWIMMING POOL....And Gdamn HOA Is $600 A YEAR. If I Had KNOWN This BS I Would NEVER Have Bought A HOUSE HERE. HOA's ARE A GDAMN RIPOFF🤬 LGI SHOULD TELL POTENTIAL HOMEOWNERS WHAT THEY'RE GETTING INTO....PERIOD ‼️

We closed on our new home on June 15th 2026. From day one we have had A/c issues with the home being uncomfortable. LGI uses a Fl based company in Gum Lake Preserve call Tradition Air. After 10 trips out to our home they replaced the full A/C system and still did not remedy the problem. Now they have been out a total of 16 times and we still can not get our home to cool below 78. This is just one of many problems we are having with our NEW HOME from LGI GUM LAKE. All I can say is buyer beware. It’s all good until you sign the closing papers.

I was working on finding a home with LGI and they waited 3 weeks before telling me about co-signing and other options to qualify for their loan and also had paid a down payment and signed a contract on a home 4 weeks ago and now they’re saying no down payment to get customers to buy. Before asking me about co-signing the week before that he said they were going to put blinds on all the windows and showed me another home that would be ready sooner then the one I put the down payment on, so it was as though I qualified but a week or so later he brought up co-signing to qualify for the loan. The sales man was Shon Monroe Jr. He and the manager didn’t even try to work with me after I completed college to let me work on working my hours for the loan process. The sales guy actually said not here for buying a home when I came to pick up my down payment which I felt was rude him being a sales person and it wasn’t professional. He and his manager wanted me to as my job if they can change my hourly pay and classify it as salaried which my HR said was falsifying information. Hopefully I’ll find a better home and better salespersons who actually are trying to help me.

Over the weekend I drove through a new LGI Neighborhood in Harnett county, NC. I pulled onto an open space area of the subdivision to turn around, and had a guy in the house next door to the lot i was on pull a shotgun on me and was screaming that i needed to leave. Come to find out the guy is a project manager for LGI Homes. I will never buy a home from them or recommend anyone to.

This company built crappy homes in Poinciania Florida. Within a year, my daughter had an issue with her garage door and her dishwasher. It took three different companies to get the dishwasher to finally work. Now it's year three and the oven on her range is not working and there is a crack in her stairways. She also had an issue with her AC system, only to be told that some wires were installed incorrectly. Whatever you do, don't buy LGI!

I purchased my home from LGI Homes around 2021 in Douglasville, ga. Unfortunately, I am now dealing with what appears to be improper HVAC ductwork installation. The two front rooms facing the driveway are extremely hot during the summer and cold during the winter. I did not realize there was an actual installation issue until after LGI Homes’ one-year warranty had expired. After contacting American Home Shield and having the issue evaluated, I was informed that the problem was due to the HVAC ductwork installation. What is even more concerning is that several of my neighbors are experiencing the same issue. I have been advised that correcting the problem could cost approximately $2,000 out of pocket. I understand that the one-year warranty has expired, but how is a homeowner supposed to identify an improper installation issue within one year when the problem may not become fully noticeable until later? Homeowners should not have to pay thousands of dollars to correct work that was not properly installed during the original construction of their homes. I am extremely disappointed that I am now facing a significant repair expense for an issue that appears to have originated during construction. I hope LGI Homes takes responsibility, investigates the issue, and provides a fair resolution. I would strongly encourage potential homebuyers to thoroughly inspect the HVAC system and ductwork before purchasing an LGI home, because problems like this may not become apparent until after the warranty has expired.

I own a home in the Terrata subdivision in the Woodlands Texas. I found out my new neighbor is turning his new home into an assisted living home. I contacted Wes the realtor on property and asked him if he knew about that. He denied it was and said he knew the person personally and he was using it as his personal residence. I said have you seen the giant generator he has installed in the back of the home? He replied no its personal property. I said did you know he is building an 8 foot fence around the property? I said these home sell for almost as million dollars and dont think it is right to have a business next door. I expected to atleast have a civil conversation and he started calling me a "Karen" and said to mind my own business and stay on my property. I said the house next door just sold..you should notify the people purchasing the home about the business...he continued with the "Karen" comment. I did not expect that kind of reaction from the sales representative from Terrata. If you were purchasing a new home in the subdivision wouldn't you want to know that an assisted living business may be your next door neighbor? I don't think Wes responded very well to my information. He could have said I will check into it or at least not attacked me for sharing the information.
