All leads generated through Avail should be 100% organic. We aim to be transparent, and while we don’t have direct control over the sites we partner with, we’re committed to ensuring that every lead submitted through our site is legitimate. Leasing can be unpredictable, and it’s disappointing when the leads you receive don’t align with your expectations. Rental sites often generate a high volume of inquiries, making it easy for prospective tenants to submit more leads than they can manage. That said, staying engaged and following up promptly can help you connect with genuine leads. Finding the right fit may take time, but we’re confident you’ll secure the right match soon. The good news is that listing your property with Avail is entirely free! We offer two different subscription options for landlords: Unlimited and Unlimited Plus. The Unlimited Plus Plan is just $9/month per unit and adds on several premium features. While these features can be beneficial for landlords who choose to manage their property through Avail, we encourage those focusing on the listing feature to start with the free Unlimited Plan. At Avail, our goal is to foster transparent and dependable relationships between landlords and tenants. Our team is here to provide technical support for our software, but we do not play an active role in the property management process. While we verify that all landlords using our platform are legitimate, we don't always have oversight into how each rental is managed. We encourage tenants and landlords to work together to resolve any issues, but if legal action becomes necessary, our team is always here to provide any records or receipts you may need. Hi Gary, Thank you for taking the time to share this. We completely understand the frustration and apologize if this feature did not deliver the results you were hoping for. Avail’s Promoted Listings feature is designed to increase visibility for landlords by offering premium placement on major rental sites. While this add-on helps improve exposure, unfortunately, neither Avail nor Realtor.com can guarantee a specific number of leads. If responses aren’t coming through the site, it may help to try reaching out via text or email directly. Once initial contact is made, that’s usually the best time to encourage a renter to move forward with an application. Stick with it, and we're sure you'll connect with the right tenant soon! Our team will be here to help with anything that comes up along the way.

This includes ensuring that anyone listing a property through Avail is the rightful owner of the property or is otherwise authorized to list it. While many renters may not search directly on Avail.co, listings are syndicated to multiple popular rental platforms, helping to maximize visibility and reach more potential tenants. Hi Cee, Thank you for taking the time to share this. We completely understand how frustrating it must have been not receiving the support you needed, and we sincerely apologize for that experience. To be fully transparent, there was a time when we were stretched thin, and it was just as frustrating for us, knowing we couldn’t always meet expectations. We're excited to share that after implementing some changes, we've already started to see improvements in our response times! You can now leave a voicemail or request a callback with the assurance that your call will likely be returned by the end of the day. We're also expanding our team and expect to welcome at least five new agents in the coming weeks to provide even faster and more reliable support. Note: The first week of the month tends to be our busiest. Wait times are usually shortest before 9:30 AM CST and after 3 PM CST. We realize this doesn’t make up for the time you lost, but we hope you'll consider giving us another shot so we can deliver the experience you deserve. We have some exciting developments in the pipeline, and while our ultimate goal is to make things seamless enough that support isn’t needed, we’re here seven days a week to assist with anything that comes up.

Please know that funds sent from tenants to landlords are never withheld by us. Our dedicated Payments Support team works diligently to ensure seamless delivery of payments. In the rare case of an issue, we proactively reach out to landlords or tenants to resolve errors or difficulties with transfers. If you need assistance, our Care team is available by phone from Monday to Friday, 9 AM to 6 PM. We’d be happy to help address any concerns and make sure any concerns with the use of Avail is resolved.
