I tried the paid plan. It was fine at first, although a bit clunky and outdated. But after 3 days, I gave up. Editing the lease/clause doesn't work sometimes and lost some of the edits I did. Should have listened to the bad reviews.

When I went to withdraw my application, my debit card was IMMEDIATELY charged $20. For what?? NOWHERE did it EVER say that I would be charged $20 for revoking a rental application. I even checked the Help Center article, "Fees Tenants Pay to Use Avail," and it says NOTHING about an application withdrawal charge. Yet I have a mysterious $20 charge, with a followup email from Avail saying "Here's your receipt for your payment"... that I never authorized! I want my money back. Keep my $55 credit/background check fee, but I need that $20 back. You guys gave NO warning and NO right to take that. EDIT: Customer Support clarified that the $20 charge was a glitch and refunded it same-day. Thank you. Bumping it up to 3 stars.

Price raised twice since I started using the service. Then whenever a tenant schedules a payment the deposit date changes from next day withdrawal to two to three days later. More if the weekend is near

Just started using Avail and had a problem with them notifying myself and the renter that they denied their credit card. Saying that they need to have it ran as ACH or a credit/debit card with their name on it. Thing is the renter did use a credit/debit card with their name on it but it was a business card. So just remember Avail will not accept a business debit card as a form of payment from your renters. They will also let it run through your renters bank as being paid and then notify you about 3 days in that it was denied. Now you have to wait another 5-7 days for the money to come back to your renters bank in order to be paid another way. Not worth the hassle just use bank to bank or make your renters set it up as an ACH payment.

I cant do a lot of things in the app. Very limited options.

For the most part the basic functions work. Rent, maintenance requests, late fees etc. However, from a management standpoint, there are things that I could use that isn't a feature. I cannot add other administrators or accountant is a big one. Also, no mobile app for easy access remotely.

Ok my name is Eleanor Shepard Company Founder For Avail/ Realtor.com and I think I have been trick avail got me to do all that tipping and I spent a Iot of time on avail and at the end I got a message that Thay can not do me I am founder and I am Redy to get started. Es

Seriously needs to invest in enhancing their UI and customer experience.
