It was complicated to fill out. Very frustrating for me.

We continue to have ontime payment issues with tenant…
We continue to have issues with tenant and receving payments later than due date.
Tenant complains it is Avail sofware and long ACH procesing times causing delays despite a fastpay feature being active on the landlord and tenant side. These delays after payment has been scheduled by tenant have resulted in ongoing disputes and ambiguity as to who is responsible for the delays (ie tenant, Avail, or tenant bank).
Response from AvailAug 5, 2025
Hey Mariya,
Thank you for taking the time to share such thoughtful and detailed feedback. We understand how frustrating delayed payments can be, especially when everything appears to be set up correctly and expectations around timing still aren't being met.
While ACH processing times can vary based on several factors — including the tenant’s bank — we recognize how important it is for both landlords and tenants to have a clear and reliable payment experience.
We’d appreciate the opportunity to take a closer look at your specific case to help determine where the delay may be occurring. Our support team is here to assist and investigate as needed to provide clarity. Please don’t hesitate to reach out to us by phone or email at your earliest convenience. We are here to help Monday through Friday from 8 a.m. to 6:30 p.m. CST by phone at 312-292-9347, and email support is available at [email protected].

I liked that the Avail site was easy to…
I liked that the Avail site was easy to navigate and had excellent guidance, but the listing took several days to start and also no Avail applicants completed the entire application. A different site posted very quickly and had many complete applications...I don't know why it was easier for applicants to complete on a different site.
Response from AvailJul 28, 2025
Hi Susan,
Thank you for taking the time to share your experience—we’re glad to hear the site was easy to navigate and that the guidance was helpful. We also understand how frustrating delays and incomplete applications can be.
Listings on Avail go through an internal review by our Trust & Safety team, processed in the order they’re received. This typically takes 12 to 24 hours, but varies depending on volume. If additional information is needed, our team will reach out to help move things along.
As for applicants not completing their applications, we’ve found that many stop at the screening fee page, often because they’re hesitant to pay before touring the property. If your applicants need help or have questions about that step, they’re welcome to reach out to our support team directly—we’re happy to assist and help them feel more confident in the process.
Your feedback is incredibly valuable and helps us continue to improve for both landlords and renters. Thank you again for sharing!

I had trouble setting up rent…
I had trouble setting up rent collection. Despite following the instructions outlined in the education video in the Help Center, setting up the rent collection in the final step was not as straightforward as it was made to seem. In fact, as of this writing, it is still pending. Everything else worked fine including setting up the tenant screening, leases, and linked bank accounts for rent deposit.
Response from AvailJul 28, 2025
Hey Roger,
Thank you for sharing your experience—we really appreciate your honesty. We're glad to hear that tenant screening, leases, and bank linking went smoothly, but we're sorry the rent collection setup wasn’t as clear or seamless as it should be. Your feedback helps us identify where we can improve, especially when it comes to making key steps more intuitive.
If it’s still pending, our support team would be happy to step in and help get everything sorted. Don’t hesitate to reach out—we’re here to make sure the process works as it should. We offer phone support Monday through Friday from 8 a.m. to 6:30 p.m. CST at 312-292-9347. Email support is available 7 days a week at [email protected].

I get paid every two weeks
I get paid every two weeks. I got paid and wouldn’t get paid again before the first I wanted my pay made when I asked to make sure that the money was there, but so I can pay the rest of my bills and I had to wait on everything.

Good , NOT great. But the best I've found
Avail is a good basic tool but lacks a commmitment/history to improving the product.
Lacking:
1. Seperate linked bank accts for Security Deposits (SD) vs Rents (add payment get reported on 1099 when SD are refunded)
2. Lease extension process is not integrated with Date Change to lease
3. No auto reply to listing inquires
4. Many more
Response from AvailJun 3, 2025
Hey Mark,
Thanks for taking the time to share your thoughts! We're glad to hear you find our tools useful and appreciate your honest feedback regarding product improvement.
To ensure I'm not missing any of your concerns, I've addressed them in order:
1. The good news is you can route rent payments and security deposits to separate bank accounts! Additionally, if Avail processes the payment, the IRS requires that we include it as income received on the 1099-K. This is why you'll see security deposits as income received, and in these instances, we direct you to work with your Tax Professional on how to exclude these funds as income.
2. When extending a lease in the system, it updates the end date in Avail, however, this doesn't update the end date of the actual lease document. Since lease agreements are legally binding, the only way to legally change a lease once it's established is through the amendment process.
3. While we have pre-canned options for lead messages, you're correct in the fact that the system doesn't allow you to send mass lead messages. With that being said, I've passed some feedback to our development team about looking into a way to implement some kind of mass messaging feature.
If you have any questions or need anything clarified, don’t hesitate to reach out—we’re always happy to help. Thank you again for taking the time to share your thoughts. We truly appreciate it!

I have been using Avail since 2018
I have been using Avail since 2018. It is a good website/app that could be great, but they don't seem interested in improving the user interface.
I love the lease creation system, this is actually the only reason I still use Avail. This process is straightforward, easy and professional, kudos Avail.
Other user interfaces, however, are so frustrating and confusing I want to tear my hair out! For instance, to find out if a tenant has paid rent, but it has not hit your bank account is impossible to figure out. Why not just put a notification in your inbox that payment was intitiated. You have to search and search and search and then finally in a buried area of the website you can figure it out, so frustrating.
Another issue is that a tenant recently moved out, but there is absolutely nowhere to tell avai the unit is now vacant and to stop drafting their bank account. It is maddening!!! The tenant got a draft after he moved out and I had to Venmo him his money back.
In my opinion it's as if the designers of the website don't actually use the software. The intentions are good, but execution is mediocre. Please, please please just make it simple and straighforward guys. When Zillow gets its lease creator tool going, I'm outta here.

Hi Tim,
Thank you for being with Avail since 2018. Your continued support really means a lot to us. We're glad to hear the lease creation tool has been working well for you and that it feels straightforward and professional. That part of the platform was designed to make life easier for landlords, so it’s great to know it’s hitting the mark.
We also appreciate you sharing your thoughts on the user interface. You've raised some important points, especially around payment visibility and managing move-outs. Those workflows should feel easier and more intuitive, and we recognize there’s room for improvement.
Your feedback is already being shared with our product and design teams. Insights like yours help guide the changes we make.
If you're open to it, we'd love to connect directly and hear more of your perspective. You clearly know the platform well, and your input could really help shape future updates. Feel free to reach out to us anytime at [email protected].
Thanks again for your honesty and loyalty. We’re listening and working to make things better.

I enjoy the program but think it could…
I enjoy the program but think it could be better with a little effort.
1. Easily exportable or printable Rental Ledgers. I often get request from Renters for a copy of their Rental Ledger, and I end up having to create one from scratch. Of course, I can see your information, but it is not printable in a professional format.
2. Lease Renewals is getting better but still not as smooth as it should be especially when adding the new payment schedule for the tenants. I just don't understand why we can't have electronic signature on Lease Amendments instead of having to print it out and having people physically sign the documents and then upload them back into the system.
3. Would be great to have a section that we could use for potential eviction for tenants that are behind on their rent.

Hi Richard,
Thank you for taking the time to share this! We sincerely appreciate the feedback and are excited to share that we've already begun working on some of these improvements.
Rental Ledgers – We recognize the value of adding an in-app feature for these reports and have shared the suggestion with our design team for future consideration. Our team will continue to advocate for this. In the meantime, tenants can access their payment records through any of the following methods:
• Landlords can download the "Received Rent Payments" report, remove any irrelevant data or cells, and share the updated version with tenants via email or Google Drive.
• Tenants can reach out to our support team directly with these requests. Simply have them contact us, and we’ll be more than happy to assist!
• Tenants can also download receipts for any payments processed through Avail, either directly from their account or via their email inbox.
Lease Amendments - We couldn't agree more! We recognize that this process can be streamlined and that incorporating electronic signatures would be a game-changer for everyone—ourselves included. We're excited to share that this feature is already on our product roadmap and actively being developed. We look forward to rolling it out as soon as it's ready!
Eviction-Related Resources – Avail currently provides a range of resources for landlords navigating the eviction process. Through our partnership with RocketLawyer, we offer landlords free and accessible legal guidance. Additionally, our help desk features several helpful articles with valuable resources. Visit avail.co to explore our educational materials or contact our team for further assistance.
We hear you and recognize the need for change and growth on the Avail platform, and your voice plays a crucial role in that. We hope you can continue to find value in our services and that you stay in touch with any other thoughts or suggestions you have along the way!
