Just happy to have a opportunity to invest in real estate

It is just easy and fast to do. I don't think there is anything else I could ask for.

Arrived has a great selection of products to consider for investing. The rates are very attractive, and the purchase process is very easy to complete. Additionally, dividend payments are reliable to be paid each month.

One of my first investing experiences. Arrived made it so easy for me from day one when I was in my early 20s to get diversified into real estate. I will continue to use them for the rest of my life.

I invested $11,100 with Arrived through July 2023 and Jan 2024, and here’s where I stand: Total Dividends Received: just $82.95 Redemptions: $4,959.90 Current Balance: $6,234.88 Net Position: a mere +$177.73, which works out to about 1.6% return in total. That’s not 1.6% per year, that’s 1.6% total after holding for almost 2 years. Meanwhile, I could have earned 4–5% safely in a savings account or bond fund, with full liquidity. And liquidity is the real issue here: once your money is in, it’s essentially locked up. Arrived has promised for years to provide a way out of their single-family home investments, but it never materializes. Support gives vague or evasive answers and you cannot sell when you want to. Other problems echo what many reviewers already mention: properties underwater (negative equity, likely bought at inflated values), high fees and poor transparency, paltry returns (worse than REITs, Fundrise, Roots, or even the stock market), broken promises (no monthly dividends, no clear exit plan). The concept sounds good, but the reality is an illiquid, underperforming product. For the risk taken, the reward is laughable. I know several other investors are looking into a class action as a possibility. My advice: stay away from Arrived and look elsewhere for real estate exposure.

Thanks for your review Jovi, I wanted to address the concerns around liquidity. Our funds have easily accessible redemption program where users can redeem their shares after a 6 month hold. For our individual properties, we have already launched our secondary platform which allows users to list their shares for sale during our trading windows after a 6 month hold. We have already had thousands of users participate and buy and sell millions of dollars in property value. We’re sorry to hear that your returns haven’t met expectations. While individual property performance can vary, many investors choose to diversify across different Arrived products to help smooth out the impact of any single asset. We hope this context is helpful as you evaluate your overall portfolio.

Arrived is an AWESOME platform for investing in real estate in a few clicks. The monthly dividends are so nice when earned. Plus the fact that it's backed by Jeff Bezos, Marc Benioff, and many other top notch investors gives it amazing credibility. I liked it so much as a customer that I decided to work there. And it's been amazing since.

I find it very unusual that 4 of the "5 Star" reviews were all submitted on the same day. December 10, 2024 - really? As an early investor, and after having actually met with members of the founding team during the early days in Seattle, I have to say that I am quite disappointed in the returns on this investment. And I am an experienced investor. I wanted to give them the benefit of the doubt, and I wanted to celebrate great returns with them, but this is not the case. I have investments in more than 150 of the rental homes and vacation rentals. In a nutshell, the returns are very poor compared to alternatives. The value of many of the properties are upside down (negative equity value). Did they overpay? Did they not research and understand the market? Are the rental management companies taking too high of fees? Does Arrived have interest or ownership in any of the management companies? I don't know. My suspicion is the first three are yes. I am not sure about the fourth. Also features that I've asked for, and that others have as well, such as paying out rents monthly rather than quarterly, even if staggered by a month, have not been implemented. It isn't that hard - many other real estate investments pay out monthly. Also, there is no sober, honest answer about why so many properties are negative equity and are not positive on the property value. I can understand being underwater for 12 months to 18 months, but not for years and years. No sober and deliberate explanation though. Also, I was expecting that properties would be sold after 5 years. They are not unwinding investments at the pace originally anticipated. So what am I to do? At this point the prescribed path is no more investments with them. And unwind what I have with them. Keep pushing for monthly payments - again, not that hard. And keep pushing for detailed accounting and market explanations of why so many properties are underwater for so long regarding return on investment. And oh, the rental returns are paltry. I can do far better with my own real estate, with REIT's and equities on the stock market. At this point, I have no choice but to hold on while it unwinds.

Thank you for taking the time to share your feedback. We're sorry to hear about your experience and appreciate the opportunity to respond. We understand your concerns about performance, especially when comparing real estate to more volatile asset classes, such as public equities. It's worth noting that real estate is typically a long-term investment, and returns can vary based on numerous factors, including regional market conditions, interest rates, and leasing dynamics. Unlike the rapid price movements of the public markets, real estate tends to generate value through steady rental income and long-term appreciation over time. We take feature feedback seriously and regularly use it to improve the platform. We actually began paying monthly dividends in January 2024 and have continued to do so since. If you are not receiving your monthly payment please reach out to support, we have not seen any other investors have the same issue. If you'd like, our Investor Relations team would be happy to review your portfolio and discuss recent updates or address any other questions you may have. Please let us know, and we'll be happy to arrange a time to connect. We truly value your perspective and remain committed to building a transparent and investor-centered platform.
