Extremely disappointed. They guaranteed sales of properties within 3 to 5 years. I literally have a screenshot from their website. They then updated their terms and conditions after receiving that. This is the most underperforming investment I have ever allocated funds to! And now, the only way to get out of underperforming properties is to sell them at margins that are ridiculously low from original positions. I do not recommend that anybody engage with them until they clean up their act and start producing more than nominal dividend yields. I think this is the first time I've ever left a negative review on trust pilot, but I can't resist because of my utter discouragement.

Hi Eugene,
Thank you for taking the time to share your experience—we truly value your feedback.
We completely understand how frustrating it can feel to miss out on an investment opportunity. Once a property is fully funded, it’s no longer open for additional investment. However, those shares may become available again through our Secondary Market if another investor decides to sell.
We also hear you loud and clear on wanting to speak with a real person. You absolutely can! Our dedicated team is always here to help. You can reach us at [email protected] or by using the live chat in the bottom right corner of the Arrived website. We’d love the chance to connect, clarify anything that was confusing, and support you going forward.
Thanks again for your feedback—it helps us improve. We’re here when you need us.

Poor valuations
Very disappointed with the perceived valuations of the properties I purchased vs the actual valuations. Will give them credit for getting a little better on the newer properties but not any where near 1% rule for rental investing. Market fund has been positive experience.

Hey Erin,
I wanted to address your comment around the Arrived valuations. Arrived Valuation gives investors a view of how each property’s estimated market value changes over time. Arrived Valuation represents our best estimate of the current value of each share. It is calculated using the estimated market value of the underlying asset, along with the LLC’s overall financial position, including cash reserves, outstanding loans, and amortized expenses. We show these valuations to investors on secondary to help them make more informed buying and selling decisions. On our secondary market we are seeing strong pricing stability: in August over 70% of properties on Arrived were currently trading within ±10% of the Arrived valuation, and many are trading above it.
We’ve always been clear that Arrived investments are designed for long-term holds, because that’s historically how real estate has delivered the strongest returns. One last note — while we are seeing meaningful volume on the secondary market (Since launching our secondary trading platform, thousands of investors have actively bought and sold shares, representing several million dollars in property value exchanged.), it’s true that the current supply and demand are temporarily out of sync. We’re effectively compressing what would normally be five years of natural resale activity into just a few months of buyer demand. That imbalance isn’t what we expect the long-term market to look like.
