Do not use Arrived
Do not use Arrived. It’s for beginners that do not know what they’re doing. You start out in a staggering hole because a $250,000 home you’ll be at with added fees you’re talking about $50,000. Instead of $30,000 on any other real estate investment trust. Then they take half of the monthly dividends for the rents. Then if they sell it when they do, they take a huge fee on top of that. Instead of the average 5 to 7 years from start to finish on buying and selling in order to make any money on this, they’re changing that to 10 to 15 years. I have made 3% return, which doesn’t even cover inflation. It is the worst real estate investment trust out there roots community. I’m making 12.9% returned. Fundrise I’ve made an incredibly amount of money. they are the least transparent reit. They will not answer your questions. They are the worst customer service look at all the reviews go to YouTube and look at the professional videos. I’m not talking about the younger kids that make money off of it. I’m talking about the real ones I’m telling you do not do not invest any money in this company. There are so many choices out there and they’re all better. Trust me don’t waste your money you’re stuck so if you’re gonna want a good return go with the other real estate investment trust or or the public ones on the stock market I get 17% return on some of those.

Exit fees: Arrived does not charge an additional fee when a property is sold. Standard real estate closing costs apply, as they would with any home sale.
Hold periods: Hold ranges have not changed.
– Long-term rentals: typically 5–7 years
– Vacation rentals: typically 5–15 years
These ranges have been consistent since Arrived’s inception.
Performance timing: Real estate investing is long-term by nature. Early returns can be lower during acquisition, renovation, and stabilization phases before a property reaches full income potential.

Monthly Dividends from Real Estate Investments
They invest in real estate, and also offer real estate loans. The investment choices are individual homes, a single-family-home fund, and a credit fund. Dividends are paid monthly at varying rates (my experiences are around 3 1/2% for the single family fund, around 5 1/2 % for the one individual home I've invested in, and around 8 1/4% for the private credit fund).
