I've used USHUD.com in the past and will be returning to them for 2019. Each time I've converted a handful leads into Closed Transactions. However, there is a small song & dance about the types of homes that the buyer is looking for. The buyers wants "a Deal" a Fixer Upper (Foreclosure or Short Sale) and then opt for something that is Move-in Ready!!! Because they "think" HUD is a great way to go, until I open doors to Vacant Foreclosed homes, find out how much money out of pocket is involved, how much work needs to be done before they can move, or that their lender will not finance the home in the current condition. Or, they find out that a Short Sale is anything but Short to Close (6-18 months) So USHUD leads are the way to go if you don't mind going the extra mile and putting extra time to Educate the buyer!!! A+++ USHUD :-)

Dillegence Pays Off
I was skeptical when I signed up for these leads as I don't normally work with online leads but the price was cheap and I could cancel at anytime. Within my first month I was able to get a live person who was interested in purchase a home with FHA. The loan closed two weeks ago and I have spoken to others wanting to get pre-approved. You have to be diligent and call as soon as the lead comes in. The success rate in reaching a live person is low but as is any business it is a numbers game. USHUD has met my expectations of what they said they would deliver.

My Experience with HUD Websites
Thank you once again for sharing some of your time with me on the phone this morning. As usual, you were informative, helpful and thorough in explaining how I can make my experience even better and how to get more out of the program.
I have been using the program for about 9 months and can tell you that it has more than fulfilled my expectations. I have learned a lot over this period and with your guidance, I have developed better ways of connecting to the clients (in the end isn’t that what it is all about). You and I have discussed some of the pitfalls and some of the dynamics of the program, which has been most helpful. Particularly having someone like you to “bounce” things off of and learn from YOUR experience.
As is the case with any lead program, many of the folks are “kicking the tires” or prefer to work with local lenders, but I’m here to tell you that if you make the calls, follow-up and spend time with the clients, they absolutely DO come around in a positive way. I think the HUD name lends legitimacy to the communication string. Many people go to the websites in search of a foreclosure and walk away with a fresh perspective of what the websites do indeed, offer over and above their original purpose.
As a lender, I particularly like the fact that it gives me exposure to many areas of my marketing area that I wouldn’t otherwise have at my disposal (the entire state!). It has allowed me to partner up with realtors all over North Carolina, and in turn, has given me a connection with them when I turn over pre-qualified borrowers. That in itself, is worth the “price of admission”! Let’s face it, who doesn’t want a customer dropped right in your lap. And 100% of the time it is reciprocal with them giving me referrals from their internal feeds. Absolutely a win-win situation for everyone. And to think it all starts from a HUD referral!
Keep up the great work Justin. And if you have any more ideas to share, you know where to send them! I’ll do the same.
Finally, I enjoy our phone discussions. It absolutely makes me feel a part of the team.
Best to you, the entire team and your personal family.

USHUD Review
Overall, I would describe my experience with ushud as very good. The staff seems very knowledgeable and gives good advice on doing what it takes to capitalize on leads. Although some leads are clearly a waste of time, the majority are actual interested homebuyers. You just have to put the work in and they provide many suggestions on how to do just that. At the very least, ushud is a much better option than zillow.

Great company to work with
Great company to work with. I have tried so many others (Trulia, Realtor.com, Zillow, TigerLeads, Boomtown and plenty of smaller companies). I did convert some of the referrals with the other companies if another realtor didn't call the client first. With this company, you are exclusive to the county/market and the referrals and I believe that is why their conversion rate is so high. Follow up is key and if you can do that, I would recommend using Ushud. I couldn't be happier

Don't
Don't. Do. It. Just don't. This is a clickbait operation that draws in the idly interested online that are seeking free/cheap rentals, agents looking for client properties and 'flippers' looking for free/cheap renovation opportunities.
You'll pay dearly for getting involved in this 'lead generation service' as it is nothing of the sort. The 'buyer' clicks on the website (which uses many different guises as HUDex, USHUD, allHUD etc etc etc) and are immediately required to input contact data to view any search data. That data is then transmitted to the 'lender/agent' for that region and is completely unvetted and often fake as wary surfers know what happens with online 'registrations'.
You'll be offered 'free' and 'no additional charge' services that are, in fact, chargable to your credit card after you accept the 'trial' period...often for several hundred dollars and hundreds of worthless 'leads' that you'll spend many hours emailing and calling with no response.
I've talked to several RE agents that are referenced in the leads and they all are disappointed in the veracity of the 'leads' and are not going to extend the service past the 'trial period. Caveat Emptor!

All I can say is thank you!
I will admit.. I was super skeptical of trying another company where I pay for referrals. I have been burned so many times in the past and I thought this company was going to be like the others but I took the gamble. My account representative, Bree was super helpful. She was completely honest on what you need to do to have success. She said that Ushud is not handing you a golden ticket and you need to put the work in. I called the referrals within the first 5-10 minutes like she suggested and if they did not answer, I left a voicemail, sent a text and an email as well. Not every one of them got back to me right away but one of them (after following up three times) actually got back to me and we are actually getting somewhere... I have already started my app and the buyer will be getting a pre-approval letter very soon! Thank you so much Ushud... I cannot thank you enough!

Ushud is a great referral program
Ushud is a great referral program! I have been using them for about six months now and I have already closed on 7 properties. The key to having success with this company is the follow up. I love that I can continue to work with them on a month to month basis with no committments. I wish I would have discovered this company a long time ago.
