Thank you for taking the time to share your feedback.
We understand that cost is an important factor, and we'd like to share some context on how our pricing works. The cost of of a Lease Guarantee policy is based on several factors, including the amount of coverage required by the property, information provided in the application by both the leaseholder(s) and the property, and the rate filing we're legally required to follow.
It's also worth noting that TheGuarantors doesn't decide whether a Lease Guarantee is required. That decision is made by the property as part of its own approval criteria.
Our goal is never to add a burden, but to give renters a path to the apartment they want when they might not otherwise qualify. If you have questions about your specific pricing, our support team is available seven days a week by phone, email, SMS, or self-service chat.

I would advise not to try this company
I would advise not to try this company! They are quick to take your money but when it’s time for a refund! Nope! We paid almost $1616 out of pocket and they only “covered” 4 months but not really covering anything. Huh? We decided to not go with the apartment and now they want to have all these loops to refund you! Even though it’s in the policy that you have to refund them if they didn’t sign the contract! Which I did not sign and the lease was canceled.
We spoke with Javion Willocks, and Anderson Lopes as well from this company

Thank you for sharing your feedback. We'd like to clarify how our product works.
With TheGuarantors acting as your cosigner, our Lease Guarantee helps renters qualify for homes they may not otherwise qualify for on their own, while providing the property with the financial protection it needs to approve the lease. The four months of coverage you mentioned represents the number of months of rent protection your property required us to guarantee on your behalf for the full lease term. The policy helps renters get approved, but the property is the beneficiary of the coverage.
Since this review was posted, your leasing office has confirmed the cancellation, and your refund can now move forward. To complete the process, we ask that you and your co-tenant check your email for our message asking you to confirm your preferred refund method. Once we receive that confirmation, we'll be able to initiate your refund. The funds should be in your account within 2–10 days, depending on your bank's processing times.
We're glad we were able to bring this to a resolution. If you have any questions in the meantime, our Customer Support team is available seven days a week by phone, email, SMS, and self-service chat, and we're happy to help.

Do NOT lease from The District at…
Do NOT lease from The District at Forestville Apartments Maintenance is HORRIBLE I moved in on the 9/11/26. I should have read the reviews. NEVER ignore the red flags. I viewed the first apartment not what I was told by the leasing office, I was told I would get a fully renovated apartment with walk in closets with washer & dryer in the unit not true. Broken shower knobs that doesn't work properly, tried to take a shower water just stopped completely from shower head. Call office for maintenance No one answers. Run Run 🏃♀️ donot stop here to rent. They trick you with a insurance policy that's NONREFUNDABLE through a third party call The Guarantor which cover them if you skip out on paying your rent. My credit was excellent so I didn't need them to really get approved. Long story short don't rent from these people not good at all my repairs has not been done yet. Water in gritty bathtub has been constantly running since I moved in on 9/11/26. RED FLAGS...

Thank you for reaching out. We’re glad we had the opportunity to speak with you directly by phone earlier today regarding your concerns.
As we discussed, we want to clarify TheGuarantors’ role as a third-party guarantor service. TheGuarantors provides a Lease Guarantee as a condition set by the property, but we are separate from the leasing office itself. As a result, matters such as issuing welcome letters and finalizing leases are handled directly by the leasing office and are outside of our control.
That said, we understand that your policy is tied to a lease that has not yet been executed. As discussed on the phone, if you do not take possession of the unit and do not move forward with a signed lease, you are eligible for a full refund, and we’re happy to process that for you.
As promised, we are confirming with the leasing office that you did not take possession of the unit. Once we receive confirmation, we will proceed with processing your refund.
In the meantime, please don’t hesitate to reach out to us directly if you have any other questions. We’re available seven days a week by phone, email, SMS, or self-service chat.

Extremely frustrating at every step
First, I filled all the application details correctly. But when I added my roommate, my information was changed to his prior unfinished application for no reason.
Correcting this was a nightmare. It was nigh impossible to reach a human as the phone number for a live person isn’t even listed on the contact us section and the AI support bots are next to useless and waste 5+ minutes of your time before finally opening a support ticket for a human.
The first support person incorrectly stated that the address I requested to update our application to wasn’t a valid registered building, even though it is literally the address when you Google the building name.
Someone eventually called me by phone and I missed it. When I called back, the next person had no idea why I’d been called, and proceeded to lie about the live support number being listed on the website when only the chat bots are. Then he backpedaled and said it was a common complaint that he’d bring up to the product team, but this mistake seems to be done on purpose.
After that, I requested to cancel, but for some reason you can’t open more than one application?! So I had to go through this song and dance of waiting an hour or longer for each reply just to cancel and then to reopen.
It took almost a week to fix an application back to the details i literally submitted it with. Ridiculous

We agree that processing times should be much faster, and we apologize that your specific application took longer than anticipated.
We do want to clarify that after you started your application on August 20th, we were able to pre-approve your application on August 21st. Unfortunately, we were not able to proceed with finalizing the application without receiving confirmation from your leasing office to verify the lease details, which did not come until August 25th.
There were also a few issues that contributed to the confusion during the process. The current address listed in your agreement for one of your co-tenants was incorrect, as you flagged. This is a section of the application that users enter themselves instead of us, but we apologize that correcting it added additional time to the process.
We also want to address the communication issues you experienced. We're sorry that reaching a live representative took longer than it should have. We did attempt to reach you by phone to follow up but we did not get a response.
We're glad you were ultimately able to move into your apartment using our lease guarantee, and we hope that the next time you apply, the experience is much smoother.
Best regards,
TheGuarantors Team

Forced to use Plaid or pay 3%, Plaid doesn't carry my bank
The bank account connection is done through Plaid, which does not support my bank. Customers whose banks are not supported by the Plaid system are then required to pay by card, which incurs a 3% fee. There should be a way to connect to a bank account without using Plaid.

Thank you for sharing your feedback, and we're sorry to hear about the frustration this caused during your application process.
According to our records, it looks like you were ultimately able to match your bank account for ACH and did not need to use a card as your payment method. We wanted to flag this in case there was any confusion, and we're glad you didn't incur any fees while paying for your Lease Guarantee.
A manager also reached out by phone to see if you had any remaining questions, but we weren't able to connect with you.
We're always looking for new ways to improve our payment options and appreciate you taking the time to share your feedback. If you have any other questions, please don't hesitate to reach out to our support team, we're available seven days a week by phone, email, SMS, or through our self-service chat.

Thank you for reaching out, and for your patience while we work through this.
We can confirm that your cancellation request was successfully received by our team. The next step in the process requires confirmation from your building before we can initiate the refund on our end. We’re actively following up with them and working to get this resolved as quickly as possible.
As soon as we receive that confirmation, we'll move forward with your refund issuance and will be in touch with you when that happens.
We appreciate your patience in the meantime, and please don't hesitate to reach out if you have any other questions.

The Guarantors and Nova credit suck
The Guarantors and Nova credit suck! I was a cosigner for an apartment my daughter wanted to rent. I have $150,000 in a small local credit union and $17,000 per month of reocurring income direct deposited monthly. I found out later that the gauarantor is owned by nova credit. Both companies stated that they could not verify my income and demanded a $3200 up front payment to purchase rent insurance to make us elgible to rent the apartment. Apparently their AI was not coompatilble with my loocal credit union. They would not accept my monthly banking statements and payroll receipts as proof of income. As we were short on time we paid the nonrefundible $3200 to get the apartment. On top of this my credit score is 831. What a scam! My complalints fell on deaf ears.

Thank you for sharing your feedback, and we're sorry to hear about the frustration you experienced during this process.
We'd like to clarify a few points. TheGuarantors does not set the requirement for a Lease Guarantee - that determination is made by the building as part of their leasing criteria. We're a third-party company independent from the property, and our role is limited to providing a Lease Guarantee when a building requires it or when an applicant elects to use our service.
TheGuarantors is not owned by Nova Credit or vice versa. Nova Credit is simply one tool we use when evaluating Lease Guarantee applications.
Regarding your proof of income, income verification is one of many factors we look at to assess whether we're able to approve an applicant for a Lease Guarantee or not. In your case, it looks like your application was approved and you were able to successfully secure your lease guarantee with us, which allowed you to move forward with the apartment.
We understand that navigating the Lease Guarantee process during a time-sensitive move can be challenging. We appreciate you taking the time to share your experience and are glad we were able to help you and your daughter secure the apartment of your choice. If you have any additional questions or need further clarification, please don’t hesitate to reach out. We’re happy to help.
Best regards,
TheGuarantors Team
