The communication was unclear, slow, and frustrating. The miscommunication and last second rug pulls almost lost us the house. I will never be using Sage Home Loans again and will be refinancing out the second it makes sense financially. Do not use this company.

Extremely Poor Communication and a Stressful Closing Experience
Unfortunately, my experience with Sage Home Loans was extremely disappointing. The biggest issue throughout the entire process was communication. My loan officer, Ethan Gwirtz, was consistently difficult to reach, and on multiple occasions I had to follow up myself just to discover that something was needed from me. Had I not continuously checked in, I would not have known they were waiting on information.
I also had to request corrections to my Loan Estimate multiple times because incorrect figures were included. My processor was out of the office twice during my loan process, and unfortunately, the backup team was not responsive either.
The most frustrating part came immediately before closing. Despite repeatedly asking for my final numbers because I needed to wire my cash to close, I still did not have them the day before my scheduled closing. I was contacting multiple people trying to get an answer while the title company was also waiting for the lender to finalize the figures. I ultimately received my cash-to-close amount at the last minute and had to rush to my bank to initiate the wire before the cutoff.
Buying a home is already stressful enough. A borrower should not have to constantly chase their lender for updates, discover outstanding items only after following up, or worry the day before closing about whether they will receive their final numbers in time.
We did ultimately close, and I appreciate the individuals who helped get everything across the finish line, but the overall experience with Sage was unnecessarily stressful and fell far below what I would expect from a mortgage lender. Based on my experience, I would not use Sage Home Loans again or recommend them to others.

I hoped for a better experience with…
I hoped for a better experience with Robinhood’s mortgage process, with Sage Home Loans serving as the provider, but I ultimately regretted the decision. I dealt with three loan officers and multiple closing agents, resulting in too many handoffs, inconsistent communication, and significant delays. The process felt poorly coordinated and not fully developed.
I was also extremely disappointed by the advertised $500 closing credit. Despite the promotion, I never received the $500. If a $500 closing credit is advertised as a benefit for completing the mortgage process, but the customer never actually receives that benefit, I consider that advertising misleading and potentially false. At a minimum, there needs to be much greater transparency about exactly how the $500 is provided, where it appears in the closing documents, and any conditions required to receive it.
Although the loan eventually closed, the process was far more frustrating than necessary. Between the multiple loan officers, multiple closing agents, delays, inconsistent communication, and an advertised $500 benefit that I never received, I would have difficulty recommending Robinhood’s mortgage service through Sage Home Loans based on my experience.

John Brown with sage
John Brown, NMLS #459149 really lacked the depth of knowledge and hung up on me after I told him his technique of making me commit to a loan without knowing the details, made be feel uncomfortable and was high pressure sales; he was fully unprofessional. I sensed it early and it became apparent after he realized he couldn’t match my loan as a high credit score and no debt consumer.

Terrible communication
Terrible communication. Had to submit same documents several times over because they couldn’t keep track of things. Took far longer than it should have. If the interest rate wasn’t so good I most definitely wouldn’t have gone through all this hassles. All around terrible customer service.

Told us we were no longer approved 1 day before closing.
I never write reviews, but me and my partner are absolutely heartbroken. We were pre-approved for a mortgage MONTHS ago, so we worked with a realtor, found a house we loved within our budget, and were all set to close on August 18. All our stuff is still in boxes right now because we thought we were supposed to be moving TODAY.
Yesterday, the lender contacted us to tell us that they actually couldn't count ANY of my partner's income because he has been self-employed for under two years and works a part-time job, which means that we have "variable income." Again, they had already pre-approved us back in April, and they were aware that we were making consistent income. After several panicked calls back and forth, the lender at Sage awkwardly admitted that they couldn't actually give us a loan.
My partner called another mortgage lender, and they said (and I quote), "I've never seen this level of incompetence [from Sage] before." The industry regulations state that self-employment must be documented for at least 2 years to "count" as consistent income. We were NEVER told this by our lender at Sage, and the loan officer at another firm gently told us that we should never have been pre-approved for a mortgage in the first place.
I'm heartbroken, we've wasted months of our time and our realtor's time, frustrated the seller, and spent over $4,000 on earnest money and home inspection fees that we have no way to recover. If you're a first-time home buyer and aren't already deeply familiar with the industry, I strongly urge you to look elsewhere for a reputable lender.

Sage Home Loans is a subsidiary of Red…
Sage Home Loans is a subsidiary of Red Ventures which is a marketing firm. You know, those kind of people that call you because your warranty is about to expire? Do yourself a favor and go to a real mortgage company. A slightly lowers rate does not amount to a big difference in payment. You need a lender that will actually communicate with you and not have the attitude “it’s normal to miss closings sometimes”. Yeah, they actually said that to me. BUYER (and sellers) BEWARE. Do not trust their pre-approvals. They say they take it past just a credit review, but they do NOT look past what the client states. At least not until the last minute when you expect to close the next day. This isn’t a random review. I’ve been in the mortgage business 25 years and this is my worst experience with a lender ever.
