Bait & Switch, construction crew from hell and pool still not done even tough it's hotter than a fire ant bite. This company needs to be run out of the state of North Carolina. We bought our home and when doing so, we were assured there would be no vacation rental like Air Bnb in the community. Not only did they tell us there would be no vacation rentals, we got it in writing. Now we have two Air BnB's on our street with constant noise issues but some dude just bought 8 properties. In addition they said pool would be done by spring, well we just got through Memorial Weekend and the pool is nowhere near completion. The construction crew leaves nails all over the street and cat calls at women who walk in the community. Our little slice of heaven is now the home from hell. The company who know is the "HOA" takes years to approve anything and gives fines to property owners for little things but allows a biker crew overtake the neighborhood at one of the Air BnB's. Do yourself a favor, find a local builder.

I would give this builder zero stars if I could. Buying a new build from Lennar has been a very disappointing experience due to the many problems with the home. I’ve owned existing homes before and never dealt with this level of issues. I plan to sell this house as soon as I’m able to make a profit.

I will never buy a Lennar home again. The companies that they have hired do so many things wrong that have caused huge issues by the one year mark for me and many others- they have admitted this even. Upon moving in they will claim to make all these fixes at the one year, but once it's one year, they will claim that they don't do those repairs. They will behave a certain way, make certain promises, and then claim they never said any of it. They'll call you a liar before taking accountability and just doing their job. Our ceiling had to be torn down and redone. They had the nerve to say they were doing us "a favor" because THEY weren't able to do it in time before the one year passed, even though we let them know before the one year. Now we are finding out we have issues with our roof- builder mistakes. I would rather pay someone I trust then bother going through lennar. They have repeatedly tried to cut corners and take the easy way out in repairs. Very low quality and dishonest work.

After purchasing a new construction home from Lennar in San Marcos, CA, I experienced a significant number of warranty, repair, workmanship, and quality-control concerns beginning shortly after move-in in October 2025. Over time, there were approximately 80–90 documented service and repair-related items involving HVAC, plumbing, flooring, windows, garage systems, exterior finishes, cabinetry, water intrusion concerns, and repeated contractor return visits. More than 20 contractors, vendors, inspectors, and service providers were involved throughout the repair process. While some representatives and contractors were professional and helpful, I experienced ongoing concerns regarding workmanship quality, repeated repairs, incomplete follow-through, inconsistent oversight, reopened service requests, and post-repair quality control. Based on my experience, I strongly recommend that anyone purchasing a newly constructed home obtain a comprehensive independent third-party inspection prior to closing and occupancy. I wish I could give zero stars. Problems with electric-small appliances " blowing out"; basically a few weeds put in yard, so I have no grass ; horrible seals on front and back door, ( new home we needed to repair seals); horrible :paint job, ( had to buy paint to cover up defects), the list goes on and on. Also, terrible sales tactics. Buying a Lennar home has been an awful trail of endless problems. Do yourself a favor- STAY AWAY FROM LENNAR!!

My experience with Lennar Homes and Lennar Mortgage has been extremely disappointing, and I feel obligated to warn other buyers before they go through the same situation. 1. Lennar Mortgage – Negligence and Zero Communication My loan officer disappeared for an entire month during a critical stage of the loan process. I had to reach out myself, and even then, it took another week to get a response. Because of this lack of communication, interest rates increased significantly, directly affecting my loan terms and financial situation. No transparency. No updates. No guidance. This is unacceptable from any lender, especially one tied to a national builder. 2. Builder Coordination Failure – Inspection Disaster My independent inspection was scheduled two weeks in advance. Everyone at Lennar was informed. On the day of the inspection, I called to confirm and was told the gas meter was locked. This made the inspection impossible and forced me to reschedule, wasting my time, my inspector’s time, and delaying my closing timeline. This is basic coordination that any competent builder should handle. 3. Utility Setup – Incorrect and Unverified Information Lennar repeatedly emailed me to set up utilities. When I contacted the utility companies, they told me the property address didn’t even exist in their system. Lennar sent instructions without verifying anything, causing unnecessary delays and frustration. 4. Zero Transparency from Both Builder and Lender Neither Lennar Mortgage nor Lennar Homes explains the process clearly. Costs, timelines, responsibilities—everything is vague. The concierge assigned to me never answers calls and only sends generic automated emails like “floor installed” or “siding completed,” which provide no real information or support. 5. Misleading Incentives Lennar advertises “discounts” and “incentives,” but these are not real savings. They simply shift numbers into closing costs. It feels deceptive and misleading. Overall, this experience has been stressful, unprofessional, and far below what any homebuyer should expect. I strongly recommend that buyers proceed with extreme caution when dealing with Lennar Homes and Lennar Mortgage. Community: South River Terrance - Tigard Oregon

My experience purchasing a home with Lennar had both positives and some very frustrating challenges. On the positive side, the application and mortgage process went smoothly. Everything was clearly communicated, and that part of the experience felt efficient and well-organized. I also had a great experience with the QA inspector, who was knowledgeable, helpful, and made me feel confident about the quality of the home. The home itself does serve my needs and functions well for my purposes. However, knowing what I know now after going through the full process, I would have seriously considered a different builder. My experience with the construction manager was disappointing. When issues or questions came up, I was often given excuses rather than clear solutions or proactive follow-up. This made the process more stressful than it needed to be. Unfortunately, the concierge service was also not helpful. I was repeatedly directed to my “My Lennar Home” account for information, but the account itself was incomplete and missing key details. On top of that, I was left to figure out how to navigate the site on my own, which added unnecessary frustration. Even when I contacted customer care for help, the representative was unable to guide me effectively, largely because the information I needed simply wasn’t available in my account. Overall, while parts of the process, especially financing and inspection, were handled well, the lack of support, incomplete information systems, and poor communication from certain team members made the experience more difficult than it should have been.

We bought a new Lennar home and have been fighting a documented drainage defect for months. Our warranty explicitly states water in adjacent swales must drain within 48 hours of rainfall. We have timestamped photos proving water still sat at 72 hours. Here is what Lennar's warranty process actually looks like: open a ticket, get assigned a rep who no-shows your inspection appointment, have your work order closed without your knowledge and without any repair being made, and then be told to "wait for the next rain" so they can assess again — which they also don't do. We provided date-stamped photographic documentation of each rain event. It made no difference. The defect remains unresolved. If you are buying a Lennar home, get every warranty commitment in writing, document everything from day one, and understand that their warranty process has serious execution problems. Do not assume a written warranty means they will actually fix the problem.
