I would have given a 5 Star review except for 1 issue - i wanted a more thorough report but the website did not let me choose the plan I wanted - it just plugged in $28 and I couldn’t change it. Otherwise happy with service, quick return etc.

You did not catch up the eviction nor the background for one of my tenants. Your search was not accurate

Hello, Chrissou! I show that you've ordered a couple of checks recently. One was cleared of criminal/eviction records by TransUnion after being held for that deeper check and the other does not show any criminal/eviction records. There are reasons why a criminal record would not be returned on a criminal/eviction report. A few of those are (but not limited to): There is no central database for criminal or eviction reports. Because of this, the credit bureaus are reliant on the courts to provide the details of the records to them. Most do this, but sometimes a court will not provide that information, and if it has not been provided TransUnion cannot deliver that information to us. Some states also put a time limit on criminal records that may be used for a tenant screening. In other words, a record older than X number of years (depending on the local laws) would not be returned at all because it is not legal to use that record for screening purposes in that area. Arrest records and traffic violations are also not returned. Similarly, an eviction must be awarded by the court (meaning the landlord didn't just file for an eviction, but went through the entire process and the judge awarded them the eviction in the end) before it can be provided on a report. If you still feel as if the records should have been returned, you do have a couple of options: 1. You may contact TransUnion directly at 866.775.0961 to file a dispute. This is the best option because, if TransUnion finds that there are missing records in their system, they can update those there. 2. You can reach out to our customer support team at [email protected] They can provide a short list of what they would need to reach out to TransUnion for you to find out why those records did not show. Please do note that this likely will not be viewed as formal dispute by TransUnion, but this route allows us to provide a partial refund if applicable. I hope that helps. Please reach out to our customer support team with any questions you may have. They're always happy to help with those!

I was unable to upload a pdf from my computer to LandlordStation. Virginia was able to help me by uploading the document on her end after I sent her a copy of the pdf. I was not able to sign my lease on my computer but was able to do so using my phone. Pharoll was also a big help to me in getting everything straightened out. Regards, George Sibert
