Concerns Regarding Plan Relevance, Modifications, and Support
I want to share some honest feedback regarding my experience so far.
Most of the plans available on the platform appear outdated and irrelevant for the U.S. states in 2025, unless someone is specifically looking to build a home that evokes a trip back in time. While the pricing may appear fair at first glance, these designs are far from unique. There’s a good chance that dozens, if not hundreds, of homes will be built using the same plans.
The modification I requested was based on a recurring flaw I’ve noticed in many of the plans — what I’d call a “nearly perfect garage size,” which in practice creates serious usability issues. I was surprised to find that making this relatively minor adjustment came with a cost nearly equivalent to purchasing an entirely new plan. It honestly makes me wonder whether I’d be better off hiring a skilled freelancer on Fiverr to make the changes in a matter of hours, at a fraction of the cost, without having to wait 4–6 weeks.
Additionally, I expected that the representative I’m speaking with would have at least a minimal background in architecture or design. This would help streamline communication and avoid back-and-forth over basic spatial or structural concepts.
One more point of concern:
Why aren’t plumbing and HVAC plans included by default, or at the very least, available upon request? Also, why is there no one available to quickly confirm whether the plan I’m interested in will fit on my lot?
I believe in efficient service and honest value. I hope my comments are received in the spirit of constructive feedback and lead to some improvements in the service experience.

Hi Tal, thanks for sharing your honest feedback – we definitely value constructive criticism. We hear you. Maybe we can shed light on why some of the things you point out are the way they are.
We do indeed have tons of plans that were designed at different times. That allows us to offer just about any size and style that you can imagine. It’s true that some of them may require updating. Stock plans were designed at a certain moment in time, in a certain place, so they’re often going to need tweaking to fit your needs, particularly if your area requires engineering, stamping, or other items.
That’s why stock plans are so affordable – because each plan can be built by multiple people. It’s kind of the ultimate upcycling of a great idea from a designer. But yes, you’re often going to need changes.
That’s where modifications come in. The price of the service can be a surprise to people. That’s because unlike stock plans, where it’s essentially intellectual property that you’re purchasing (and the plan is already drawn) in the case of modifications you’re paying for a dedicated design professional’s time to redraw elements of the plan, sometimes across multiple pages and accounting for various other adjustments that may have to be made also.
But even with this, it’s usually more affordable to get a stock plan and have it modified (either with us or locally) than to start from scratch. It’s like buying a suit off the rack versus one made bespoke – even with tailoring, the rack version will be more affordable.
Plumbing and HVAC also fall under the category of items that will often need to be done locally because of how much local codes and climatic conditions vary. But you can usually get them easily from your builder, contractor, or a local supplier.
